How we handle bathroom resealing in South Ealing

Resealing is a small job that makes a big difference. Black, patchy sealant makes clean tiles look tired, and a clean white or clear joint fixes it quickly. Just as important, it closes the gaps water would otherwise get through. We work on sinks & splashbacks, kitchen worktops & upstands and basins & vanity units, and the jobs we see most are lumpy, uneven sealant from a DIY attempt and leaking joints on a shower screen.

Hard London water leaves limescale on sealant, grout and taps alike. In South Ealing, bathroom resealing is as much about a room looking cared for as about keeping water out.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

DIY versus a professional finish

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

A DIY attempt does not rule out a professional job. We cut it out and start again, so just mention it when you contact us.

Why deal with it now?

You don’t need a new bathroom because the sealant looks bad. Replacing the joint is generally all it takes, as long as the fittings themselves are sound. If we find a deeper problem, you’ll hear it from us. In London conversions, one flat’s bathroom is often above another flat’s ceiling, and a slow leak from a failed seal can end up in the flat below. Dealing with it early is far simpler.

Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference.

Why South Ealing clients choose us

  • A sealant colour to suit the surroundings
  • Neat joints and a tidy finish
  • Anti-fungal silicone where joints get wet
  • We never seal over old sealant

Questions from South Ealing

Do you work for landlords with property near Brentford station?

Yes, rental work is part of what we do. Just phone 0345 464 0079 or send us an email and tell us about the property, and we will give you a clear price.

Do you work in hotels near South Ealing?

Yes, hospitality work, including hotels, is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.

Is it messy?

No. We work neatly, protect the area around the joints and tidy up afterwards.

Are you ARBOMaster approved?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.

Can I choose the colour of the sealant?

You are not limited to white: white, clear and colours to suit tiles and worktops. We can help you pick when we quote.

What does bathroom resealing cost?

Size, access and the old material all affect the cost. Call for a quick quote.

How long will the resealing take?

It takes a couple of hours for a single bath or shower. We will confirm how long your job needs when we quote.

Can I add another job to the visit?

Yes, and it often makes sense. Combining jobs makes good use of the visit, so mention them when you ask for a quote.

What happens on the day

Every visit runs the same way: we check the joints, mask and protect the surrounding surfaces, do the work and tidy away. It usually takes a couple of hours for a single bath or shower. Many London jobs are in flats, so we come ready for stairs, narrow hallways and shared entrances. If the building has a concierge, managing agent or access rules, tell us when you book.

  1. We look at every joint first and check for movement or leaks.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. Joints are degreased and any mould is treated.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. The bead is tooled smooth and you’re told the cure time, generally around 24 hours.

How to prepare

  • Plan for the work area to be out of bounds to pets and children
  • Let us know if you’ve seen damp or leaks
  • Move anything stored near the joints

Bathroom resealing in South Ealing: local notes

South Ealing has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room. In a London flat, water from a failed bath or shower seal can reach the neighbours below, so tired sealant is best dealt with early.

Letting a property close to Brentford station? Then fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. Managing a site like Grange Primary School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s. For an older house near a landmark such as St Mary's Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

How we quote for bathroom resealing

We do not publish a price list. The quote depends on:

  • Whether the work is at height
  • Any working-time requirements on site
  • How many rooms, windows or areas are involved
  • The type of sealant required

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed. Ask us for a quote and we’ll explain what it covers.

Asking for a quote

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • Roughly how big the job is
  • Photos by email, if that is easy
  • Access, such as stairs, a lift or height
  • The type of property

Getting a quote is simple: let us know the job and the location. A few photos by email make the job easier to understand, and we’ll take it from there.

How to look after the new joints

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Use gentle cleaners on the silicone
  • Let new sealant cure fully before it gets wet
  • Squeegee the walls and tray after use
  • Do not let bottles sit on the bead

Good ventilation does more than any cleaner. Use the fan, or open a window, while you bathe and for a while afterwards, so the bead dries out between uses.

Mould that starts as a few spots spreads through the bead. Once it’s deep in the silicone, cleaning generally won’t remove it, and nearby grout often goes the same way. Catching it early keeps it a simple reseal.
