How bathroom resealing works in W5
A shower joint gets soaked every day. Trays, enclosures, screen profiles and wet room floors all need a flexible, waterproof seal. Each gets a bead of anti-fungal sanitary silicone, finished smooth so water drains away rather than collecting. We’re often asked to deal with two layers of silicone, both failing and sealant that has split, shrunk or peeled away, on wet rooms, kitchen worktops & upstands and baths.
All our tools and materials come with us in the van, so there’s nothing for you to buy. Once we have agreed what’s being done, we protect the area and start. Most jobs take a couple of hours for a single bath or shower.
- We start by protecting the area and stripping out the old bead, including the film left on the tiles.
- The joint is cleaned, degreased and treated for mould.
- The joint is left to dry, and baths are filled with water first.
- We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
- We clear away and tell you when it can get wet, usually after around 24 hours.

Bathroom resealing across W5: local notes
Across W5, from Ealing, Brentford and Northfields outwards, we see bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.
Most of the South East has hard water, so limescale builds up on sealant, grout and fittings. Whatever the job in W5, surfaces are cleaned back properly before new sealant goes in.
Ealing: For site and facilities teams at buildings such as Ealing Independent College, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Ealing is in London, so parking needs planning: let us know about parking bays, permits or a driveway.
Should I try it myself first?
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
How we quote for bathroom resealing
Jobs vary more than people expect. The main factors:
- The old material and how stubborn it is
- The type of sealant required
- Any mould that needs treating
- How many areas need sealing
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.
What to tell us for a quote
Photos by email are helpful but not essential. Please mention:
- The type of property
- Roughly how big the job is
- The address or postcode of the job
- Any previous sealing or DIY work
For bathroom resealing in W5, call 0345 464 0079 or send us an email. A short description of the job and where it is helps us quote, and we’ll agree the price before any work begins.
Leave it or put it right?
Dealing with sealant early is a short job: the work takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. Left until water gets through, the job can grow to lifting panels, drying out and decorating.
What your quote should include
- Is the old sealant removed completely?
- What happens if they find a problem under the old sealant
- When the joint can take water or movement
- How the joint is cleaned and prepared
Signs you need bathroom resealing
Older sealant shrinks and hardens. Along worktops it tends to pull back from the wall, opening a hairline gap that lets water and crumbs in. Heat from the hob and strong sprays speed it along.
The problems people normally mention when they call include:
- Water getting behind the bath panel
- Black spots spreading through the bead
- A bead that has pulled away from the tiles
- Water escaping at the shower enclosure
For landlords and businesses
Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. We can quote for more than one property at once.
Letting agents often deal with us directly. Tell us the address, the job and how access works and we will quote.
W5 questions
Are you an approved applicator?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.
What do you put in the joint?
Quality sealants from brands including Arbo and Everbuild, picked for each joint. We explain the product when we quote.
Can landlords and businesses book you?
Yes. As well as householders, we work for landlords, agents, businesses and hotels across Greater London.
Is it worth trying it myself?
You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.
Is there any odour?
Sometimes, a little. Any smell clears as the sealant cures.
Can you quote for more than one area?
Yes, and it often makes sense. Combining jobs makes good use of the visit.
What should I tell you?
Just the basics: the address or postcode, what’s wrong and any access issues. After that, simply ring 0345 464 0079 or email us.
