Our bathroom resealing service in W2
Sealant is the soft line between a bath, shower or worktop and the wall. When it splits, shrinks or turns black, water gets behind it and into the wall or floor. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. We work on basins & vanity units, wet rooms and sinks & splashbacks, and the jobs we see most are mouldy sealant that has gone black and shrunken sealant along the back of a worktop.
You don’t need to clear the whole room or building before we come, just the space around the work. We protect the rest, and the job takes half a day or less for one room, longer when the kitchen is included in most cases.
- We protect the area and cut out all of the old sealant.
- Next, the joint is cleaned and any mould is treated.
- The joint is left to dry, and baths are filled with water first.
- New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
- We tidy up and give you the cure time, generally around 24 hours.
What affects the price in W2

Getting a quote
Asking for a quote is easy: tell us what needs doing and where. A few photos by email make the job easier to understand, and we’ll come back to you with a quote.
Local landmarks in City of Westminster
In City of Westminster, that means homes and buildings near The St Marylebone CofE School, Devonshire Arms and LITE Regal International School. You’ll also find St Vincent's Catholic Primary School (under half a mile north), St Mark's (within half a mile south), Hyde Park (0.6 miles south-west) and Royal Society of Medicine Library (less than half a mile north-east). City of Westminster has its own railway station: Bond Street station. Other landmarks nearby include Dunhill Museum & Archive (less than half a mile north) and Kingly Court (0.6 miles east). Not far away are Serpentine and Primrose Hill.
Where we work in W2
W2 has homes of every age, old and new, with plenty of rented property in places like City of Westminster, Paddington Green and Paddington. Sound sealant and clean grout keep water out and rooms looking cared for.
The South East is one of the drier parts of the UK, though outside sealant still needs a dry, clean joint, so work across W2 is planned around the weather.
City of Westminster: As a London address, City of Westminster can be tricky for parking: tell us about permits, visitor bays or off-street space when you book. Homes close to St Mark's include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.
Leave it or put it right?
Leaving a split or mouldy bead only stores up trouble. Water that gets behind a bath soaks into the floor, the panel and sometimes the ceiling below, turning a small job into a building repair.
What your quote should include
- What the cure time is
- How the joint is cleaned and prepared
- Is the old sealant removed completely?
- What happens if the job turns out different
Should I try it myself first?
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Landlord and commercial work in W2
We also work for property managers and facilities teams in W2 and across Greater London. We can quote a run of properties together, and we are fully insured for the work.
We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.
What sealant work can’t fix
Some problems need a builder, plumber or other trade rather than us:
- A tray or bath that’s cracked through
- Cracked or missing grout between tiles (that’s regrouting)
- A bath or tray that moves because it is not properly supported
What affects the quote in W2
Call for a quick quote. What matters most is:
- Mould in or behind the old joints
- The number of rooms or windows
- Whether the work is at height
- Whether old sealant or filler has to be cut out
Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.
Helping us quote
You don’t need to know the technical terms. It helps if you can tell us:
- A few photos by email, if you can
- What the problem is, such as mould, gaps, leaks or cracking
- Where the job is, and your postcode
- The type of property
We quote each job on its own, so the first step is telling us about yours. Just call 0345 464 0079 or email us with the details and send photos if you have them.
Questions from W2
Can you reseal around my kitchen sink and worktop?
Yes. Worktops, sinks and splashbacks are all part of the job, with a sealant suited to kitchens, colour-matched where it shows.
Are you an approved applicator?
Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.
Do you take out the old sealant first?
Yes, every time. New silicone does not stick to old silicone, so any old material comes out before anything new goes in.
Can landlords and businesses book you?
Yes. We work for homeowners, landlords, letting agents, businesses and hotels in W2.
Is white the only colour available?
We can use white, clear or a colour to suit. Where the joint is on show, we match it to the surface.
How much does bathroom resealing cost in W2?
It depends on the job, so we quote each one individually. To get one, ring 0345 464 0079 or send us an email and tell us what needs doing and where.
Will there be a smell?
Sometimes, a little. It fades as the sealant cures, and ventilation helps.
