How we handle bathroom resealing in Paddington
Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across Paddington. We are ARBOMaster approved and fully insured, and every job carries our 12-month guarantee. We are often asked to deal with black mould in the silicone that won’t clean off and a reseal done over the top of the old bead, across shower trays & enclosures, sinks & splashbacks and baths.
London’s water is hard, so limescale builds up along sealant lines, in grout and on fittings. In Paddington, bathroom resealing is as much about a room looking cared for as about keeping water out.
Every job comes with our 12-month guarantee, wherever you are in Greater London.

Signs you need bathroom resealing in Paddington
Silicone doesn’t last for ever. Daily water, heat and cleaning products slowly wear it down, so its life depends on how the room is used, cleaned and aired.
It’s worth asking for a quote if you see:
- Leaks into the floor or ceiling below
- Gaps where the bath or tray has moved
- Water escaping at the shower enclosure
- Shrunken sealant along the back of a worktop
In the older streets around Church of St John the Evangelist, older homes can move a little, which is hard on rigid grout and tired sealant.

Questions from Paddington
I live in a flat in Paddington. Can a failed seal leak into the flat below?
It can, yes: water that gets past a split bead or cracked grout often runs under the tray and shows on the ceiling below. Replacing the sealant and grout before that happens is much less trouble than repairing a neighbour’s ceiling.
Do you work in hotels near Paddington?
Yes, we work for hotels as well as homes and businesses. A room-by-room programme keeps most rooms in use while the work goes on.
Is white the only colour available?
White and clear are the most common choices, and other colours are available to suit tiles, trays and worktops. Tell us what you’d like when you get in touch.
Are you ARBOMaster approved?
Yes. We are approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.
Which products do you use?
Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference, and we’ll explain our choice.
Do you have insurance?
Yes. We’re fully insured, and we can confirm the details when we quote.
Can you get rid of the black mould in my sealant?
Yes, we can. The old sealant comes out, the mould is treated, and we reseal with anti-fungal sanitary silicone.
Will there be a smell?
Sometimes, a little. Any smell clears as the sealant cures.
Surface by surface
Shower trays & enclosures
A tray that rocks will split any sealant. Movement is checked before anything is resealed, and tell you if it needs re-bedding first.
Wet rooms
In a wet room, the joints between floor and walls take standing water. They get anti-fungal sanitary silicone, and our work is on the visible joints only.
How we quote for bathroom resealing
Every job gets its own quote. These are the things that affect it:
- Whether there’s mould to deal with
- Whether old sealant or filler has to be cut out
- Access and height
- The product the joint needs
Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part, and we’ll explain the quote if you ask.
Helping us quote
When you call or email, it’s useful to know:
- The type of property
- Whether it has been sealed before
- Roughly how big the job is
- The address or postcode of the job
For a quick quote, get us on the phone, or send an email if you’d rather. Tell us about the joints that need doing and we will talk you through the work and give you a clear price.
Paddington homes and their sealant
London has hard water, which leaves limescale on sealant, grout and taps. In a London flat, water from a failed bath or shower seal can reach the neighbours below, so tired sealant is best dealt with early.
For landlords with property near London Paddington station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. As a London address, Paddington can be tricky for parking: let us know about parking bays, permits or a driveway.

Local landmarks in Paddington
Around Paddington, our work takes us to homes and buildings near Royal Society of Medicine Library, Fountains Abbey pub and Royal Parks of London, among other places. Also close by are North Westminster Community School (under half a mile north-east) and Hampden Gurney CofE Primary School (less than half a mile east). There’s a railway station in Paddington itself: London Paddington station. A little further out are Harrods (1.3 miles south) and London Toy & Model Museum (0.5 miles south-west). Not far away are Greville Place nature reserve and The Long Water.
How to look after the new joints
How long the joints last depends on use and care. We suggest:
- Keep scourers and sharp tools away from the bead
- Give the silicone its full cure time
- Squeegee the walls and tray after use
- Use gentle cleaners on the silicone
Wipe up standing water along the worktop joint and keep hot pans off the bead. The drier the joint stays, the longer it lasts.
A failed kitchen joint is easy to miss. Splashes run behind the back edge and soak into the worktop, and the board underneath can swell. A reseal in time can save the worktop.

Why it’s worth doing now in Paddington
Dealing with sealant early is a short job: the work takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. Wait for a leak and you may be looking at panels off, drying out and redecorating too. In a London flat, a failed joint rarely stays your problem alone: water from a shower or window joint can reach the flat below, and gaps in fire-stopping matter to everyone in the building.
The cost depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. You’ll have a clear quote before any work starts.

What happens on the day
Once we are on site, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. After that, the work takes two to three hours for a typical bath, depending on how much old sealant there is. For a job in Paddington, parking and access are the things to plan: let us know about parking, the floor we will be working on and any lift or shared entrance.
- We look at every joint first and check for movement or leaks.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- Joints are degreased and any mould is treated.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- The bead is tooled smooth and you’re told the cure time, normally around 24 hours.
Before we arrive
- Mention any tricky access
- Keep pets and children clear of the area while we work
- Let us know about earlier repairs to the joints
