Looking after it afterwards

Looking after new joints is easy:

  • Use gentle cleaners on the silicone
  • Look for lifting corners and small gaps now and then
  • Don’t let bottles sit on the bead
  • Dry the bead with a towel now and then

Mould needs damp, so keep the room aired. Use the fan, or open a window, while you bathe and for a while afterwards, so the bead dries out between uses.

Worktop joints fail quietly. Splashes run behind the back edge and soak into the worktop, and the board underneath can swell. Resealing before that happens protects the worktop.

Bathroom resealing in Little Venice

Before a bath is sealed, it’s filled with water. The weight settles the bath to its lowest point, so the new joint is not pulled apart the first time it’s used. It’s a small step that rushed reseals tend to skip. We work on basins & vanity units, sinks & splashbacks and shower trays & enclosures, and the jobs we see most are lumpy, uneven sealant from a DIY attempt and gaps where the bath or tray has moved.

London’s water is hard, so limescale builds up along sealant lines, in grout and on fittings. In Little Venice, bathroom resealing is as much about a room looking cared for as about keeping water out.

We stand behind the work with a 12-month guarantee, so you are covered after we have gone.

Little Venice homes and their sealant

There are hotels and other places to stay in and around Little Venice. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room. London’s water is hard, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

Little Venice is in London, so parking needs planning: let us know about parking bays, permits or a driveway. Rented homes near London Paddington station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. Managing a site like Ark Paddington Green Primary Academy? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

What sealant work can’t fix

In fairness, there are a few things sealant will not fix:

  • Failed grout lines across the wall
  • Tiles that have come away from the wall
  • Leaks from a shower valve, waste or pipework (a plumber’s job)

If in doubt, ring 0345 464 0079 or drop us an email and we will say what we think.

Little Venice: your questions answered

I live in a flat in Little Venice. Can a failed seal leak into the flat below?

Yes, it can. Water that gets past failed sealant or cracked grout can run under the bath or tray and show up on the ceiling below. Replacing the sealant and grout before that happens is much less trouble than repairing a neighbour’s ceiling.

Do you work for landlords with property near London Paddington station?

Yes, we work for landlords and letting agents. Just phone 0345 464 0079 or send us an email and tell us about the property, and we’ll send you a clear quote.

Is it OK to put new sealant on top of the old bead?

No. Sealing over the top looks fine for a few weeks, then lifts, because silicone doesn’t bond to silicone. We remove the old bead completely before resealing.

Do you have insurance?

Yes, we are fully insured for every job we do.

What do you put in the joint?

It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.

Do you do commercial work?

Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. Working times can be discussed when we quote.

Will you leave a mess?

We keep the work tidy. We protect what’s around the joints, and we clear up when we’re done.

Does someone need to be in?

That depends on where the joints are. Inside work needs someone to give us access.

Leave it or put it right?

A quick bead over the top of the old one might look better for a while, but it will not bond. Water creeps under it and mould follows. In older London homes, water behind a failed joint soaks into brick and timber without much sign, and once it shows in Little Venice, the repair is bigger than a sealant job.

No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all make a difference.

What you get with us

Different surfaces, different methods

Baths

A bath shifts slightly every time it’s filled, so we fill it with water before sealing. That way the joint is laid with the bath at its heaviest and isn’t stretched when it’s used.

Sinks & splashbacks

The edge of an inset sink is a common place for water to get under the worktop. Where the sealant around the visible edge has failed, we renew it.

Quotes for bathroom resealing in Little Venice

Some jobs are bigger than they look, and some smaller. The main factors:

  • The product the joint needs
  • How much old sealant there is and how hard it is to remove
  • When we can work, for business premises
  • Any mould that needs treating

Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.

What to tell us for a quote

Photos help, but a description is a good start. Please mention:

  • Any access issues, like height or stairs
  • If it’s domestic, commercial or a hotel
  • Where the property is
  • How many joints, rooms or windows are involved

If you’re in Little Venice and need bathroom resealing, ring 0345 464 0079 or send us an email. Tell us what the problem is and where, and we’ll agree the price before any work begins.

Can I do it myself?

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

How it works

When we arrive, we start by going over the job with you, so there are no surprises. We protect the surfaces around the joints before we start. Most jobs take a morning or an afternoon for most single baths and showers. Parking in much of London is by permit or pay-and-display, so it helps to know what’s near you in Little Venice. A visitor permit or a nearby bay makes the visit run more smoothly.

  1. We look at every joint first and check for movement or leaks.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. The bead is tooled smooth and you are told the cure time, usually around 24 hours.

How to prepare

  • Mention if the joints have been sealed before
  • Clear the area around the work
  • Mention any sign-in or site rules at work premises
