  • The size of the job
  • The old material and how stubborn it is
  • When we can work, for business premises

What it costs depends on how much there is to do, how hard the old material is to remove and access to the work. You’ll have a clear quote before any work starts.

Bathroom resealing in Westbourne

Resealing is a small job that makes a big difference. Mouldy silicone makes even a new bathroom look neglected, and a clean white or clear joint fixes it quickly. It also seals the gaps that let water behind the bath. We’re often asked to deal with leaks into the floor or ceiling below and sealant that has split, shrunk or peeled away, across sinks & splashbacks, kitchen worktops & upstands and wet rooms.

London homes include a lot of flats, conversions and mansion blocks, so a bathroom is often directly above a neighbour’s ceiling. In Westbourne, that is a good reason to put tired sealant and grout right early.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

Bathroom resealing in Westbourne: local notes

London has a lot of flats and conversions, and a failed shower or bath seal in one can show up on the ceiling below, so tired sealant is best dealt with early. Westbourne has hotels and guest accommodation nearby. Hotel bathrooms are part of our work as well as homes, and can be done room by room.

Rented homes near London Paddington station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. As a London address, Westbourne can be tricky for parking: tell us about permits, visitor bays or off-street space when you book. Homes close to St Stephen's Church include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Westbourne is about 1 mile north of Kensington, in Greater London. Whether you’re in the middle of Westbourne or further out, bathroom resealing is available for homes and businesses alike. Across Greater London, we cover 764 places, and Westbourne is one of them.

Here we cover the W2, W11 and W9 postcode area for bathroom resealing. That includes homes and businesses on Salem Road, Acklam Road and Morgan Road. You’ll find Westbourne on the A404 and A4206, so it’s easy for us to get to. Nearby, we also carry out bathroom resealing in Westbourne Green (1 mile north-east), Bayswater (1 mile south), Little Venice (1 mile north-east), Maida Vale (1 mile north) and Paddington Green (1 mile east). Within a short drive, we also cover London (5 miles east), St Pancras (3 miles east), Shoreditch (5 miles east), Walthamstow (9 miles north-east), Hoxton (5 miles east) and Whitechapel (5 miles east).

The nearest railway station is London Paddington station, about 0.8 miles east of the centre. Other landmarks nearby include Paddington General Hospital (0.5 miles north) and Greek Orthodox Cathedral Treasury Museum (within half a mile south-east). For a walk, there’s Campden Hill and Greville Place nature reserve.

For landlords and businesses

If you manage several properties in or around Westbourne, several properties can go on one quote. Just tell us the addresses and what each one needs, and photos by email help.

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

DIY versus a professional finish

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.

FAQs for Westbourne

Can parking be tricky for a visit in Westbourne?

London parking needs a little planning, so let us know about permits, bays or a driveway when you book. That way the visit can be planned around it.

Do you work for hotels and guest houses in Westbourne?

Yes, we work for hotels as well as homes and businesses. Rooms can be done a few at a time, so the building stays open.

Does someone need to be in?

Access is agreed with you when the job is booked. For inside work, that normally means someone being in.

What do you put in the joint?

Products from Arbo and Everbuild, among others, picked for each joint. We explain the product when we quote.

Where is Mr Mastic based?

Mr Mastic is based in Crawley. Our applicators cover Westbourne, along with the rest of our area.

Is there any odour?

Sometimes, a little. Any smell clears as the sealant cures, and ventilation helps.

How long will the resealing take?

Allow half a day or less for one room, longer when the kitchen is included. You will know how long to expect before any work starts.

Do you reseal kitchen worktops and sinks too?

Yes, often alongside a bathroom. Next to the sink we use a food-safe product where it’s needed.

Leave it or put it right?

Dealing with sealant early is a short job: the work takes a couple of hours for a single bath or shower. Left until water gets through, the job can grow to lifting panels, drying out and decorating. In a London flat, a failed joint rarely stays your problem alone: water can reach the neighbours below, and gaps in fire-rated joints affect the whole building.

We do not show prices on the website, because the cost depends so much on the job itself. For a quick quote, please call 0345 464 0079 or drop us an email and we will talk you through it.

The process

There is not much for you to do on the day. Point us to the joints and we will get on with it. The work itself takes a couple of hours for a single bath or shower, including the tidy-up. In Westbourne, as in most of London, parking needs a little planning. It helps if you can point us to a visitor permit or a bay close to the door.

  1. We look at every joint first and check for movement or leaks.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. We tool the bead to a neat finish and give you the cure time, generally around 24 hours.

Before we arrive

  • Tell us about access, such as stairs, a lift or high-level joints
  • Plan for the work area to be out of bounds to pets and children
  • Tell us about any water getting in

Surface by surface

Kitchen worktops & upstands

Water behind a laminate worktop can make the edge swell. A sound joint along the back edge stops that, as long as the worktop itself is firmly fixed.

Baths

Most bath leaks begin along the long edge, especially under a shower. We finish it with a single, even bead of anti-fungal silicone.

How to look after the new joints

Simple care keeps the joints in good condition. We recommend:

  • Keep scourers and sharp tools away from the bead
  • Open a window or run the fan so the room dries
  • Use gentle cleaners on the silicone
  • Squeegee the walls and tray after use

Don’t stand bottles along the bead, as they hold water against it. Squeegeeing the walls and tray after use keeps water from sitting on the joint.

A few black dots in the silicone soon become a black line. Once it’s deep in the silicone, cleaning generally won’t remove it, and nearby grout often goes the same way. Catching it early keeps it a simple reseal.
