How bathroom resealing works in W11
Before a bath is sealed, it’s filled with water. A full bath sits slightly lower than an empty one, so the new joint is not pulled apart the first time it’s used. Quick jobs often leave it out, and it makes a real difference. Typical jobs include leaks into the floor or ceiling below and leaking joints on a shower screen, on wet rooms, sinks & splashbacks and kitchen worktops & upstands.
Before we leave, we go over the finished joints with you and explain the cure time. The visit itself usually takes a morning or an afternoon for most single baths and showers, depending on the amount of work.
- First the area is protected and every bit of old sealant removed.
- Next, the joint is cleaned and any mould is treated.
- The joint is left to dry, and baths are filled with water first.
- A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
- We tidy up and give you the cure time, usually around 24 hours.

Where we work in W11
From Kensington, Notting Hill and Notting Dale to its smaller places, homes across W11 have bathrooms and kitchens of every age. Sealant and grout wear out in all of them, whether it’s a family bathroom, a rented flat or a hotel en suite.
London and the South East have homes from every era, from period terraces to post-war new towns and new estates. Each needs the right sealant for its age and materials, wherever it is in W11.
Kensington: Letting a property close to Kensington Olympia station? Then a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. For an older house near a landmark such as Church of St Barnabas, timber floors under older bathrooms flex, so joints need a sealant that moves with them.
DIY versus a professional finish
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
Different surfaces, different methods
Kitchen worktops & upstands
Water behind a laminate worktop can make the edge swell. A sound joint along the back edge stops that, as long as the worktop itself is firmly fixed.
Shower trays & enclosures
A tray that rocks will split any sealant. We check for movement before we reseal, and tell you if it needs re-bedding first.
Looking after it afterwards
Once the sealant has cured, a few habits help it last:
- Clean with a mild bathroom cleaner and a soft cloth
- Do not let bottles sit on the bead
- Let new sealant cure fully before it gets wet
- Wipe up water along the back of the worktop
Treat the new bead gently when you clean: a mild bathroom cleaner and a soft cloth is enough. Avoid scouring pads and anything sharp, and a nicked bead lets mould in sooner.
A few black dots in the silicone soon become a black line. Once it’s deep in the silicone, cleaning generally won’t remove it. Catching it early keeps it a simple reseal.
What happens if it’s left?
Tired sealant isn’t a reason to replace a bath or shower. Replacing the joint is generally all it takes. If something else is wrong, we will tell you.
Questions to ask before you book
- The length of the guarantee
- Who does the work, and how experienced they are
- Which colour the sealant will be
- Whether VAT is included
Work for landlords, hotels and businesses
We work for letting agents and landlords as well as homeowners. Resealing between tenancies keeps a property looking cared for before the next move-in.
Housing providers, facilities teams and property managers book us too. We can quote a run of properties together, and we are fully insured for the work.
FAQs for W11
How much does bathroom resealing cost in W11?
The cost depends on the size of the job, access and how much old sealant has to come out. Call for a quick quote.
Does the resealing come with a guarantee?
Yes. Our one-year guarantee covers every job, and we’re ARBOMaster approved applicators.
Do I need to be at home?
Access is agreed with you when the job is booked. Indoors, that normally means someone at home.
Do you work for hotels and businesses?
Yes. Larger jobs can be planned room by room or area by area to suit the site.
Are you fully insured?
Yes. We’re fully insured, with over 20 years’ experience in sealant work.
Do you remove the old sealant?
Yes, always, and completely. New silicone does not stick to old silicone, so the joint is cleaned back first.
Is white the only colour available?
We can use white, clear or a colour to suit. Where the joint is on show, we match it to the surface.
