About bathroom resealing in W12
Before a bath is sealed, it’s filled with water. A full bath sits slightly lower than an empty one, so the bead is not stretched the first time someone gets in. It’s a small step that rushed reseals tend to skip. We work on shower trays & enclosures, basins & vanity units and kitchen worktops & upstands, and the jobs we see most are smears of silicone across the tiles and black spots spreading through the bead.
A visit follows a simple pattern: we look at the joints together, protect the area around them, do the work and clear up. It usually takes around two hours for one bath or shower, longer for a whole bathroom.
- Protection goes down around the bath, shower or worktop.
- Old sealant is sliced away and the residue removed.
- We treat any mould and let the joint dry properly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- The joint is finished neatly and we explain when it can get wet.
What you will pay

Bathrooms and kitchens across W12
In W12, bathroom resealing takes in flats, houses, rentals and businesses, in Acton, Hammersmith and Bedford Park and well beyond. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.
Most of the South East has hard water, so limescale builds up on sealant, grout and fittings. For any job in W12, joints are cleaned back properly before anything new goes in.
Shepherd's Bush: As a London address, Shepherd's Bush can be tricky for parking: let us know about parking bays, permits or a driveway. Homes close to Shepherd's Bush Tabernacle include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.
Work for landlords, hotels and businesses
Housing providers, facilities teams and property managers book us too in W12 and across Greater London. Several sites can go on one quote, and we’re fully insured.
Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.
Surface by surface
Shower trays & enclosures
A tray that rocks will split any sealant. We check for movement before we reseal, and if the tray needs refixing, we’ll say so.
Baths
A bath shifts slightly every time it’s filled, so we fill it with water before sealing. The joint is then laid with the bath at its lowest point.
What sealant work cannot fix
Before booking, it’s worth knowing the limits too:
- Water coming from the plumbing rather than the joint
- A cracked shower tray or bath (that needs repair or replacement)
- Damage behind the tiles that needs a tiler
Quotes for bathroom resealing in W12
We don’t publish a price list, because no two jobs are the same. What we look at:
- Access and height
- The number of rooms or windows
- How much old sealant there is and how hard it is to remove
- The number and length of the joints
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. Your quote takes all of that into account.
Asking for a quote
When you contact us, it’s useful to know:
- Where the job is, and your postcode
- The rough size of the job
- A few pictures by email, if you can
- Access, such as stairs, a lift or height
Every job is quoted individually. Just phone 0345 464 0079 or send us an email with the details.
Looking after it afterwards
To keep the joints looking good and working properly:
- Keep scourers and sharp tools away from the bead
- Give the silicone its full cure time
- Squeegee the walls and tray after use
- Look for lifting corners and small gaps now and then
Mould needs damp, so keep the room aired. Run the extractor fan during and after a shower, so the silicone gets a chance to dry.
A few black dots in the silicone soon become a black line. Once it’s deep in the silicone, cleaning usually will not remove it, and nearby grout often goes the same way. Replacing the sealant early keeps the job small.
FAQs for W12
Is the work guaranteed?
Yes, a one-year guarantee. Good ventilation and gentle cleaning help it last.
Where is Mr Mastic based?
We’re based in Crawley, West Sussex, and we work across South East England, London and Scotland.
Will it make a mess?
Not at all. The area is protected while we work and cleaned up afterwards.
Do you take out the old sealant first?
Always. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.
Can you get rid of the black mould in my sealant?
Yes, we can. We strip the bead, treat the joint and lay new anti-fungal silicone.
Do you work for letting agents?
Yes. Domestic, commercial and hotel work are all part of what we do.
How long does the new silicone need before I use the shower?
The surface skins over fairly quickly, but the bead needs longer to cure right through. Keep water off it for around 24 hours, or as long as we advise for that product.
