Bathroom resealing in W14: how it works
A shower joint gets soaked every day. Tray edges, screen profiles and wet room joints all rely on silicone to stay watertight. Each gets a bead of anti-fungal sanitary silicone, tooled smooth so water runs off instead of sitting in a ridge. We work on basins & vanity units, sinks & splashbacks and kitchen worktops & upstands, and the jobs we see most are water escaping at the shower enclosure and gaps between the worktop and the wall.
On the day, there’s very little for you to do. Point us to the joints and we will get on with it. The job generally takes a morning or an afternoon for most single baths and showers from start to finish.
- First the area is protected and every bit of old sealant removed.
- The joint is cleaned, degreased and treated for mould.
- The joint is left to dry, and baths are filled with water first.
- A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
- We tidy up and give you the cure time, generally around 24 hours.
What affects the price in W14
Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Bathroom resealing across W14: local notes
In W14, bathroom resealing takes in flats, houses, rentals and businesses, in Kensington, Fulham and Holland Park and well beyond. Wherever the job is, all the old material comes out before anything new goes in.
The South East is one of the drier parts of the UK, but outdoor sealant still needs a dry day and clean surfaces, so outside work in W14 is planned around the forecast.
Earl's Court: Letting a property close to West Brompton station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. If you look after a building such as St Cuthbert with St Matthias CofE Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.
Different surfaces, different methods
Kitchen worktops & upstands
Water behind a laminate worktop can make the edge swell. A continuous bead along the back keeps water out.
Wet rooms
In a wet room, the joints between floor and walls take standing water. They’re resealed with anti-fungal sanitary silicone, and our work is on the visible joints only.
DIY versus a professional finish
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
Common problems we fix in W14
Older sealant shrinks and hardens. Along worktops it tends to pull back from the wall, leaving a thin gap where water and food collect. Heat from the hob and strong sprays speed it along.
Look out for any of the following:
- Leaks into the floor or ceiling below
- Two layers of silicone, both failing
- Black mould in the silicone that will not clean off
- Sealant that has split, shrunk or peeled away
Landlords, agents and businesses in W14
Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.
Hotels need rooms back in use, so we plan the work room by room. Hotel work is part of what we do, alongside homes and businesses.
When it isn’t the sealant
In fairness, there are a few things sealant will not fix:
- Failed grout lines across the wall
- A tray or bath that is cracked through
- Damage behind the tiles that needs a tiler
W14 questions
Are you fully insured?
Yes. Full insurance covers our work.
How much does bathroom resealing cost in W14?
We don’t publish prices, because the cost depends on the job: its size, the old material, access and the product needed. You’ll get a clear quote before work begins.
Does someone need to be in?
If the work is inside, we need someone to let us in. After that, you can carry on with your day.
Do you take out the old sealant first?
Yes. All of the old material is cut out and the joint cleaned before applying anything new.
What should I tell you?
Tell us what needs doing and where, plus pictures if you have them. If we need more, we’ll ask.
Where are you based?
Our base is in Crawley, West Sussex, and we work across South East England, London and Scotland.
What sealant do you use?
Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference.
