Remedial sealant in Earl's Court, done properly

A joint that keeps failing generally has a reason. A tray that moves, a worktop that is not fixed, the wrong sealant or water getting in elsewhere will beat any new bead. We look for the cause before we reseal. Typical jobs include caulk or the wrong sealant used in a wet area and kitchen joints letting water behind the worktop, across failed movement joints, leaking tray & enclosure joints and shrunken worktop sealant.

London’s water is hard, so limescale builds up along sealant lines, in grout and on fittings. For a bathroom or kitchen in Earl's Court, getting the joints right keeps water where it belongs and the room looking clean.

Whatever the size of the job, you get the same one-year guarantee in Earl's Court and across Greater London.

Do you need remedial sealant in Earl's Court?

Products get mixed up: acrylic caulk in a wet area, a general-purpose sealant on a moving joint, or an acetoxy silicone on natural stone or some metals. None of them last.

Signs it’s time to call us include:

  • Leaks that keep coming back after resealing
  • Black mould underneath the bead
  • Kitchen joints letting water behind the worktop
  • Floor or wall movement joints that have failed

For an older house near a landmark such as St Cuthbert's, walls and floors in older homes can move, and sealant and grout show it first.

What to look for in a quote

  • How the surfaces are prepared before sealing
  • What product goes in the joint
  • Is the old sealant removed completely?

10 questions to ask before you book

Surface by surface

Over-sealed & botched joints

Every layer has to come out, including the smears and film on surrounding tiles. Only a clean joint will take a new bead.

Leaking trays & enclosures

If the tray is cracked, or the leak is from the valve or waste, sealant will not fix it. We’ll tell you what we find.

When it isn’t the sealant

Sealant is not the answer to every problem, and we’d rather say so up front. It will not solve:

  • A cracked shower tray or bath (that needs repair or replacing)
  • Sealant in an older building that needs testing for asbestos first
  • Water damage behind tiles that needs a tiler

Not sure which it is? You can call 0345 464 0079 or email us and we will tell you honestly before booking.

Surfaces we seal

  • Failed movement joints
  • Expansion joints
  • Mouldy bath & shower sealant
  • Shrunken worktop sealant
  • Botched or over-sealed joints
  • Leaking tray & enclosure joints

What happens on the day

When we get to you, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. Most jobs then take a few hours, depending on how many layers have to come out. Parking in much of London is by permit or pay-and-display, so it helps to know what’s near you in Earl's Court. It helps if you can point us to a visitor permit or a bay close to the door.

  1. The failure is looked at first, so we know whether it’s sealant, movement or water from elsewhere.
  2. Each layer is cut out and the residue cleaned off.
  3. We treat any mould and dry the joint thoroughly.
  4. The right product goes in, with backing where the joint moves.
  5. We finish neatly and point out anything that needs another trade.

Before we arrive

  • Let us know about parking restrictions
  • Tell us about any previous sealing or DIY attempts

Quotes for remedial sealant in Earl's Court

Jobs vary more than people expect. The main factors:

  • How much old sealant there is and how hard it is to remove
  • The type of sealant required
  • Mould in or behind the old joints
  • How much there is to do

Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs, plus any working-time requirements on site. Call for a quick quote and we’ll explain what it covers.

What to tell us for a quote

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • How we’d reach the joints
  • The address or postcode of the job
  • If it’s domestic, commercial or a hotel
  • Roughly how big the job is

A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints, and email pictures if that is easy.

How to look after the new joints

Once the sealant has cured, a few habits help it last:

  • Never seal over old silicone
  • Keep an eye on the ceiling below the bathroom
  • Act on a lifting corner straight away
  • Find out why the sealant failed first

Where we’ve pointed out another fault, have it put right, or the new joint may fail again.

A split movement joint lets rain into walls and floors, and the longer it’s left, the more the joint edges break down. Resealing while the edges are sound is simpler.

Common questions in Earl's Court

Is parking an issue for remedial sealant in Earl's Court?

It can be, so it helps to tell us about permits, visitor bays or off-street space when you book. The visit is then planned around what’s available.

Do you work for landlords with property near West Brompton station?

Yes, rental work is part of what we do. You can ring 0345 464 0079 or drop us an email with the address and a few details, and we’ll give you a fixed price before any work starts.

Are you an approved applicator?

Yes. We’re an ARBOMaster approved applicator.

What if the leak isn’t the sealant?

That’s why we look for the cause first. If the fault is elsewhere, you will know before any work is done.

Do I have to be there?

That depends on where the joints are. Inside work needs someone to give us access, and for outside work we will agree access with you when we book.

Is it worth trying it myself?

It depends on the job. High-level, external movement and fire-rated joints are professional jobs.

What does remedial sealant cost?

Every job is different, so each one gets its own quote. To get one, ring 0345 464 0079 or drop us an email with a short description of the job.

How long should I leave it?

Cure times vary by product. Before we leave, we will tell you the cure time.
