About our external mastic in Earl's Court
For buildings in Earl's Court, we reseal external joints of all kinds, from brick movement joints to cladding panels. Every joint gets the same careful preparation: clean, sound faces and a controlled depth. If you are dealing with rigid filler in a joint that should flex and sealant pulling away from one side of the joint, we can put it right, on render & cladding joints, joints between brick and frames and copings & trims alike.
Newer London blocks are built with movement joints in brick and render, and with cladding joints sealed with mastic. Period houses have different weak points, such as gutter joints, trims and the line where an extension meets the old wall, and both kinds of building are found across London.
Every job comes with a 12-month guarantee, wherever you are in Greater London.

Earl's Court: your questions answered
Can parking be tricky for a visit in Earl's Court?
In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available when you book.
Can you help a landlord with a rental near West Brompton station?
Yes. We work for landlords and letting agents as well as homeowners. Just phone 0345 464 0079 or email us with the address and what needs doing, and we will send you a clear quote.
Can you seal joints between render and window frames?
Yes. Materials like render, brick, metal and uPVC all move differently, so a flexible sealant is needed where they meet. We choose one that suits both surfaces.
Why is there a gap in my brick wall?
Brickwork, render and cladding all move a little, and planned joints take up that movement. The gap is sealed with a flexible sealant over backing rod.
How long does external mastic take?
It depends on the size of the job, but most jobs take a few hours for a handful of joints, longer for a whole elevation. We’ll tell you when we quote.
Does someone need to be in?
It depends on the job. Inside work needs someone to give us access.
Do you hold any approvals?
Yes. We’re approved under the ARBOMaster scheme.
Do you work at height?
It depends on the building. Where joints can be reached safely, we will do them. Tell us about the building and we’ll confirm what access is needed.

The process
On the day, there’s very little for you to do. Point us to the joints and we will get on with it. The job generally takes a few hours for a handful of joints, longer for a whole elevation, including the tidy-up. For a job in Earl's Court, parking and access are the things to plan: let us know about parking, the floor we’ll be working on and any lift or shared entrance.
- We inspect the joints and agree which need resealing and how they’ll be reached.
- Old sealant and any debris are cut and raked out.
- We clean both faces of the joint and prime them where the product calls for it.
- We push in closed-cell backing rod so the sealant is the right depth and bonds to the sides only.
- The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.
Preparing for the visit
- For business premises, tell us about site rules or sign-in
- Let us know about parking restrictions
- Try not to wet indoor joints just before the visit
Getting a quote
A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is, and email pictures if that’s easy.
Advice
Common problems we fix in Earl's Court
UV, rain and frost all age exterior sealant. Over the years it hardens, cracks on the surface and loses its give, so the next time the wall moves, it splits or pulls away.
Signs it’s time to call us include:
- Panel joints letting water in
- Rain getting behind render or cladding at a joint
- Joints with sealant missing in places
- Old sealant gone brittle and cracked
Rented homes near West Brompton station change hands often, and outside joints that have cracked can let damp into a rental, so check them between lets.
What to look for in a quote
- Whether the sealant suits the joint
- Whether all the old sealant comes out first
- How the colour is chosen
- What happens if they find a problem under the old sealant
Different surfaces, different methods
Copings and trims
A failed coping joint lets water into the top of the wall. Resealing them is a small job that protects a lot.
Joints between dissimilar materials
Each side of the joint may need its own preparation. Both surfaces are cleaned and primed as the product requires.
Should I try it myself first?
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
What happens if it’s left?
Resealing a run of joints in one go is normally better than patching one at a time. They’ve weathered the same way and it means sorting access once. In a flat in Earl's Court, failed sealant seldom stays inside your own four walls: water from a shower or window joint can reach the flat below, and gaps in fire-stopping matter to everyone in the building.
Doing several joints on one visit normally makes better use of the time than several visits, so tell us about everything that needs sealing. You’ll get one clear quote for the whole job.

Honest limits
Honest advice matters more to us than a booking, so here’s what sealant cannot fix:
- Cracks in the bricks or render themselves, away from the joints
- Rising or penetrating damp from elsewhere in the wall
- Walls that need new movement joints cut into them
Not sure which it is? You can ring 0345 464 0079 or send us an email and we’ll tell you honestly before you book.
Surfaces we seal
- Façade panels
- Copings & trims
- Render & cladding joints
- Concrete & block
- Brickwork movement joints
- Joints between brick and frames
How to look after the new joints
Once the sealant has cured, a few habits help it last:
- Do not let climbing plants root in the sealant
- Fix overflowing gutters above sealed joints
- Look over the joints every year, ideally after winter
- Check the sealant is paintable before painting near it
Follow the cure time we give you before the joint is knocked or disturbed. The surface skins over quickly, but full cure takes longer.
Gaps, plants or missing sealant in a joint are worth getting looked at. Early work is quicker and leaves a better finish.
Outside joints around Earl's Court
London terraces and converted houses often share gutters, downpipes and walls, so it’s worth agreeing who is responsible before work starts. With historic houses such as Garden Lodge (about 0.3 miles north-west) nearby, there’s older building stock in the area around Earl's Court as well as newer homes. In older buildings, older brick and stone need a sealant that suits them, at the right joint depth.
If you look after a building such as St Cuthbert with St Matthias CofE Primary School, larger buildings have long runs of movement joint that eventually need resealing. Earl's Court is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when you book.
