About our external mastic in Little Chelsea

As ARBOMaster approved applicators, we choose exterior sealants to suit the joint and the surfaces. Some surfaces need a primer before sealing and we use one wherever it does. If you have plants rooting in failed movement joints and rain getting behind render or cladding at a joint, we can put it right, on façade panels, render & cladding joints and brickwork movement joints alike.

In London terraces and converted houses, gutters and walls are often shared with the house next door, so a leaking gutter joint or failed wall joint can affect more than one home. For a flat in Little Chelsea, check the lease for who looks after the outside.

We stand behind the work with a one-year guarantee, so you’re not left on your own once the job is done.

Little Chelsea buildings and the weather

In terraces and conversions, gutters and walls are often shared with the neighbours, so it’s worth agreeing who is responsible before work starts. Historic houses like Carlyle's House (about 0.4 miles east) are a reminder that the area around Little Chelsea has older buildings as well as new. Where a home is older, older brick and stone need a sealant that suits them, at the right joint depth.

Little Chelsea is in London, so parking needs planning: let us know about parking bays, permits or a driveway. If you look after a building such as Park Walk Primary School, its movement joints, gutters and trims need looking after like any other building’s.

Why act early in Little Chelsea

A failed movement joint lets water into the wall, behind render and cladding. Resealing early keeps the job to the joint itself, rather than the wall around it. Damp from a failed joint spreads quietly in older London brickwork and timber, and once it shows in Little Chelsea, the repair is bigger than a sealant job.

We do not show prices on the website, because each job is priced on what it involves. For a quick quote, please ring 0345 464 0079 or email us.

Why book with us

  • A choice of colours where the product allows
  • More than 20 years in sealant work
  • Full insurance on every job
  • A 12-month guarantee on all work

Take a look at our cost guide or customer reviews.

Honest limits

We’d rather tell you now than do work that will not last, so here’s what sealant cannot put right:

  • Cracks in the bricks or render themselves, away from the joints
  • Cutting new joints into brickwork, which is building work rather than sealant work
  • Damp from another source, such as a leaking gutter or a bridged damp-proof course

Not sure which it is? You can ring 0345 464 0079 or send us an email and we will tell you honestly.

Quotes for external mastic in Little Chelsea

Call for a quick quote. What matters most is:

  • How much old sealant there is and how hard it is to remove
  • Whether there’s mould to deal with
  • Which sealant suits the joint
  • The number and length of the joints

Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all play a part.

Helping us quote

What to tell us when you ask for a quote:

  • What the problem is, such as mould, gaps, leaks or cracking
  • The rough size of the job
  • If someone has resealed it before
  • The type of property

The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and email photos if that is easy.

Looking after it afterwards

No joint lasts for ever, but care makes a real difference. A few tips:

  • Keep water from gutters off the wall
  • Walk round the building once a year and look at the joints
  • Show decorators and builders where the movement joints are
  • Don’t let climbing plants root in the sealant

Look over the joints once a year, ideally after winter. Watch for splits, edges coming away or growth in the joint.

If you can see gaps, plants or bare sections in a joint, have it checked. Earlier resealing means a smaller job and a better result.

Little Chelsea: your questions answered

Is parking an issue for external mastic in Little Chelsea?

It can be, so it helps to tell us about permits, visitor bays or off-street space when you book. The visit is then planned around what’s available.

I let a flat near Imperial Wharf station. Can you help?

Yes. We work for letting agents and landlords as well as householders, and several properties can be quoted together. You can ring 0345 464 0079 or send us an email with the details for a clear quote.

Do you have insurance?

Yes. Mr Mastic is fully insured, and we’ve been doing sealant work for more than 20 years.

Can a movement joint be filled with mortar?

No. Mortar locks the joint solid, so the movement cracks the wall elsewhere. It needs a flexible sealant over backing rod.

Do you come to Little Chelsea?

We do. Our applicators work in Little Chelsea.

Why do you put foam in the joint first?

Backing rod goes into deeper joints as a matter of course. It controls the depth and stops the sealant bonding to the back, so the joint can move.

What do you need from me for a quote?

A short description and the location, plus photos if you have them. If we need more, we will ask.

Can you do several jobs on one visit?

Yes, and it often makes sense. Doing several areas at once is normally more efficient, so mention them when you ask for a quote.

Signs you need external mastic in Little Chelsea

Sometimes a movement joint was filled with mortar or a rigid filler. The joint cannot move, so the wall cracks somewhere else instead.

Keep an eye out for any of the following:

  • Old sealant gone brittle and cracked
  • Failed sealant between panels on a façade
  • Sealant that has lost its bond to the brick or render
  • Rigid filler in a joint that should flex

For an older house near a landmark such as Church of St Andrew, an extension built onto an older house moves differently, and the joint between them takes the strain.

What to look for in a quote

  • How the colour is chosen
  • What happens if they find a problem under the old sealant
  • Whether all the old sealant comes out first
  • Which sealant they’ll use, and why

How to choose a mastic man

DIY versus a professional finish

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

What happens on the day

When we arrive, we start by going over the job with you. We protect the surfaces around the joints before we start. The work normally takes anything from a few hours to several days, depending on the building. In Little Chelsea, as in most of London, parking needs a little planning. It helps if you can point us to a visitor permit or a bay close to the door.

  1. We look at every joint and agree a colour to suit the wall.
  2. We take out the old sealant until the faces are sound.
  3. Backing rod goes in so the sealant can stretch between the two faces.
  4. Primer is applied wherever the sealant needs it.
  5. A low-modulus exterior sealant is gunned in and tooled to a neat finish.

Before we arrive

  • Tell us about any water getting in
  • Try not to wet indoor joints just before the visit
  • Keep children and pets away from the work area
