About bathroom resealing in SW3
A fresh bead of silicone changes how a bathroom looks more than most people expect. Black, patchy sealant makes clean tiles look tired, and a clean white or clear joint fixes it quickly. Just as important, it closes the gaps water would otherwise get through. We work on kitchen worktops & upstands, basins & vanity units and shower trays & enclosures, and common reasons people get in touch are splits where the tray meets the wall and a messy, uneven bead from a previous reseal.
On the day, we start by going over the job with you, so there are no surprises. We protect the surfaces around the joints before any work begins. The work generally takes a morning or an afternoon for most single baths and showers.
- Protection goes down around the bath, shower or worktop.
- We cut away the old sealant and clean off what’s left.
- We treat any mould and let the joint dry properly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.
What you will pay
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, plus any working-time requirements on site. Ask us for a quote and we will go through it with you.

Bathroom resealing across SW3: local notes
Homes across SW3 range from older properties to new builds, and in places like Brompton, Chelsea and South Kensington there’s plenty of rented property too. Sound sealant and clean grout keep water out and rooms looking cared for.
London and the South East have homes from every era, from period terraces to post-war new towns and new estates. Each needs the right sealant for its age and materials, wherever it is in SW3.
Brompton: Schools such as Hellenic College of London are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. In the older streets around Church of St Simon Zelotes, timber floors under older bathrooms flex, so joints need a sealant that moves with them.
Signs you need bathroom resealing
Silicone does not last for ever. Every shower, every splash and every wipe with a cleaner slowly wear it down, so its life depends on how the room is used, cleaned and aired.
Look out for any of the following:
- Gaps where the bath or tray has moved
- Smears of silicone across the tiles
- Leaks into the floor or ceiling below
- Black mould in the silicone that will not clean off
Looking after it afterwards
So the new joints stay in good condition:
- Don’t leave water standing on kitchen joints
- Wipe the sealant dry after showering
- Let new sealant cure fully before it gets wet
- Move toiletries away from the joint
Wipe up standing water along the worktop joint. The drier the joint stays, the longer it lasts.
A few black dots in the silicone soon become a black line. Once it’s deep in the silicone, cleaning normally will not remove it, and nearby grout often goes the same way. Replacing the sealant early keeps the job small.
What affects the quote in SW3
The quote reflects the job in front of us. We take into account:
- How much old sealant there is and how hard it is to remove
- Any working-time requirements on site
- Access and height
- Any mould that needs treating
A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you’re not sure whether it needs doing, phone 0345 464 0079 or drop us an email and we’ll give you an honest view and a quote.
Asking for a quote
There’s no need for technical detail. It helps if you can tell us:
- Whether it’s a home or a business
- The rough size of the job
- Where the property is
- Whether it has been sealed before
Asking for a quote is easy: let us know the job and the location, and roughly how big it is. A few photos by email make the job easier to understand, and we’ll take it from there.
When something else is needed
We won’t take on work that won’t last, so here’s what sealant can’t put right:
- Tiles that have come away from the wall
- Water getting in through the grout rather than the sealant
- Water coming from the plumbing rather than the joint
Work for landlords, hotels and businesses
Whether it’s one flat or a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.
Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements and we’ll quote.
FAQs for SW3
How long will the resealing take?
One bath or shower is around two hours’ work, including cutting out the old sealant. A full bathroom and kitchen can take most of a day.

It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.

Is it messy?
No. We protect the surfaces around the joints, and we tidy up before we go.
Do I need to be at home?

Will the old sealant be removed?
Yes. We cut out all the old sealant and clean the joint.
Do you work for hotels and businesses?
Yes. Larger jobs can be planned room by room or area by area.
