How bathroom resealing works in SW1X
A bead that has gone black, split or come away is worth sorting before it lets water through. A photo of the joints helps when you call 0345 464 0079 or drop us an email, and we will give you a clear quote before any work starts. We work on wet rooms, shower trays & enclosures and baths, and people most often call us about smears of silicone across the tiles and splits where the tray meets the wall.
You do not need to clear the whole room or building before we come, just the space around the work. We protect the rest, and the job takes around two hours for one bath or shower, longer for a whole bathroom for a typical job.
- We protect the area and cut out all of the old sealant, including the film left on the tiles.
- The joint is cleaned, degreased and treated for mould.
- The joint is left to dry, and baths are filled with water first.
- We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
- We clear away and tell you when it can get wet, generally after around 24 hours.
What affects the price in SW1X
Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.
Why clients in SW1X choose us
- A 12-month guarantee on all work
- You choose the colour before work begins
- Sealant colour chosen to suit
- Old sealant always removed completely

Bathroom resealing across SW1X: local notes
SW1X has homes of every age, old and new, and in places like Brompton, Chelsea and Victoria there’s plenty of rented property too. Sound sealant and clean grout keep water out and rooms looking cared for.
The South East is one of the drier parts of the UK, but outdoor sealant still needs a dry day and clean surfaces, so outside work in SW1X is planned around the forecast.
Knightsbridge: Rented homes near London Victoria station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. If you look after a building such as Hellenic College of London, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
DIY sealant or a professional job?
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so just mention it when you contact us.
For landlords and businesses
Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. Several properties can go on one quote.
For anyone letting property in or around SW1X, several properties can be quoted together. Just tell us the addresses and what each one needs.
Why act early?
Most of the work in a good reseal happens before any silicone goes on: removing all the old sealant, degreasing the joint, treating mould and drying it properly. Without that preparation, the new bead won’t last.
What your quote should include
- Whether they seal over old material or remove it
- Which sealant they’ll use, and why
- When the joint can take water or movement
- How long the guarantee is
When it is not the sealant
In fairness, some problems need a different trade:
- Cracks in the tray itself rather than the joint
- A tray that rocks until it’s re-bedded
- A leaking waste, trap or valve
Aftercare tips
Simple care keeps the joints in good condition. We recommend:
- Run the extractor fan during and after every shower
- Do not let bottles sit on the bead
- Let new sealant cure fully before it gets wet
- Keep an eye on the corners, where splits start
Keep bottles and razors off the sealant line, because they trap water against the silicone. A quick squeegee after showering keeps water from sitting on the joint.
Mould that starts as a few spots spreads through the bead. Once it’s deep in the silicone, cleaning usually will not remove it, and nearby grout often goes the same way. Catching it early keeps it a simple reseal.
FAQs for SW1X
When can I use the bath or shower again?
The surface skins over fairly quickly, but the bead needs longer to cure right through. Keep water off it for around 24 hours, or follow the cure time we give you.
What do you need from me for a quote?
The location, the problem and the rough size of the job. If you can, email a few pictures.
Is there any odour?
Possibly a little. Any smell clears as the sealant cures, and ventilation helps.
I’m a tenant. Can you help?
Yes. Ask your landlord first, and we can send them the quote if that helps.
Can I choose the colour of the sealant?
There’s a choice: white, clear and colours to suit tiles and worktops. We will talk it through when we quote.
