Bathroom resealing near Knightsbridge

The process

On the day, we look over the joints with you first, so you know exactly what we’re doing. Surfaces next to the work are protected before any work begins. The work normally takes two to three hours for a typical bath, depending on how much old sealant there is. Parking in much of London is by permit or pay-and-display, so it helps to know what’s near you in Knightsbridge. A visitor permit or a nearby bay makes the visit run more smoothly.

  1. First the area is protected and every bit of old sealant removed.
  2. The joint is cleaned, degreased and treated for mould.
  3. We let it dry fully and fill the bath with water before sealing.
  4. We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
  5. Finally we tidy up and explain the cure time before we leave.

Getting ready for the visit

  • On commercial sites, let us know about site rules
  • Mention any leaks or damp you’ve noticed
  • Try not to wet indoor joints just before the visit

How we handle bathroom resealing in Knightsbridge

Across Knightsbridge, the joints we reseal are the ones that fail in any home: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Every joint is cut out, cleaned and left dry before it’s resealed. Common call-outs are for gaps where the bath or tray has moved and leaks into the floor or ceiling below, on baths, wet rooms and kitchen worktops & upstands.

London homes include a lot of flats, conversions and mansion blocks, so a bathroom is often directly above a neighbour’s ceiling. In Knightsbridge, that’s a good reason to put tired sealant and grout right early.

The work is guaranteed for twelve months. If something isn’t right with it in that time, tell us and we’ll put it right.

Bathroom resealing in Knightsbridge: local notes

London has hard water, so limescale builds up on sealant, grout and fittings. There are hotels and other places to stay in and around Knightsbridge. Hotel bathrooms are part of our work as well as homes, and can be done room by room.

Managing a site like Hellenic College of London? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s. In the older streets around Deutsche Evangelische Christuskirche, older homes can move a little, which is hard on rigid grout and tired sealant.

Knightsbridge is about 1 mile north of Brompton, in Greater London. From the centre of Knightsbridge to the outskirts, bathroom resealing is available for homes and businesses alike, from flats and houses to offices and hotels. Our area takes in 764 places across Greater London, large and small.

Our applicators cover all of SW1X, SW3 and W1K for bathroom resealing and the streets around it. Local streets include Hans Road, Park Lane and Cadogan Lane, all of which we cover. You’ll find Knightsbridge on the A315 and A4202, which makes it straightforward to reach. Your questions about bathroom resealing in Knightsbridge

Can you help a landlord with a rental near London Victoria station?

Yes, we work for letting agents and landlords. Just ring 0345 464 0079 or drop us an email and tell us about the property, and we will give you a clear quote.

Could a tired shower seal in my Knightsbridge flat affect the neighbours below?

It can, yes: water that gets past a split bead or cracked grout often runs under the tray and shows on the ceiling below. Replacing the sealant and grout before that happens is much less trouble than repairing a neighbour’s ceiling.

Do the sealants smell?

That depends on the sealant. Some smell for a while, some hardly at all, and any smell fades as they cure.

Can you get rid of the black mould in my sealant?

Yes, we can. The old sealant comes out, the mould is treated, and we reseal with anti-fungal sanitary silicone.

Will the old sealant be removed?

Yes, always, and completely. New silicone doesn’t stick to old silicone, so the joint is cleaned back first.

What do you put in the joint?

It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

Do you guarantee your resealing?

Yes. Every job carries our one-year guarantee.

How long will the resealing take?

A single bath or shower takes about a couple of hours, including cutting out the old sealant. A whole bathroom plus the kitchen may take most of the day.

What we are called out for in Knightsbridge

Silicone doesn’t last for ever. Daily water, heat and cleaning products take their toll over the years, so its life depends on how the room is used, cleaned and aired.

The problems people generally mention when they call include:

  • Failed sealant on the screen profile
  • Shrunken sealant along the back of a worktop
  • Mouldy sealant that has gone black
  • A messy, uneven bead from a previous reseal

For landlords with property near London Victoria station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

What we cannot put right

New sealant can’t fix everything, and we’d rather say so up front. It will not solve:

  • Failed grout lines across the wall
  • Cracks in the tray itself rather than the joint
  • A leaking waste, trap or valve

If in doubt, phone 0345 464 0079 or drop us an email and we’ll say what we think before booking.

What affects the quote in Knightsbridge

Your quote is based on your job. We look at:

  • The number of rooms or windows
  • The product the joint needs
  • When we can work, for business premises
  • The old material and how stubborn it is

Homes and businesses are quoted the same way: the amount of work, the access and the products needed, along with when we can work on site. Ask us for a quote and we will explain what it covers.

What we need to know

Photos by email are helpful but not essential. Please mention:

  • Pictures of the joints, sent by email
  • Any previous sealing or DIY work
  • If it’s domestic, commercial or a hotel
  • Where the job is, and your postcode

For a quote, phone 0345 464 0079 or drop us an email and tell us where the job is and what the problem looks like. You will have a clear quote before work begins.

Can I do it myself?

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

Looking after it afterwards

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Keep the fan on for a while after bathing
  • Wait for the cure time we give you
  • Never pick at the silicone with a blade
  • Dry the bead with a towel now and then

In a kitchen, do not let water sit along the back of the worktop and keep hot pans off the bead. A dry joint lasts longer.

Worktop joints fail quietly. Splashes run behind the back edge and soak into the worktop, and the board underneath can swell. A reseal in time can save the worktop.

How the job changes by surface

Baths

Acrylic baths give a little under load, while steel and cast iron baths move less but still settle when full. Loading the bath with water before sealing allows for it.

Basins & vanity units

A vanity top has a joint along the wall and sometimes at the sides. If water gets in, the cabinet underneath can swell, so a neat, continuous bead matters.
