Our bathroom resealing service in W1K

A reseal only lasts if the joint is properly prepared. Every bit of old silicone comes out, down to the thin film left on the tiles, then the joint is cleaned, degreased and treated for mould. New silicone goes on only when the joint is fully dry. We work on sinks & splashbacks, baths and kitchen worktops & upstands, and people most often call us about shrunken sealant along the back of a worktop and smears of silicone across the tiles.

All our tools and materials come with us in the van. Once we’ve agreed what’s being done, the area is protected and the work begins. It normally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen.

  1. We start by protecting the area and stripping out the old bead, including the film left on the tiles.
  2. We clean and degrease the joint and treat any mould.
  3. We let it dry fully and fill the bath with water before sealing.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. We tidy up and give you the cure time, usually around 24 hours.

Bathroom resealing across W1K: local notes

In W1K, bathroom resealing takes in flats, houses, rentals and businesses, in Marylebone, Mayfair and Burlington Estate and well beyond. Wherever the job is, all the old material comes out before anything new goes in.

From Victorian terraces to post-war new towns and modern estates, homes across the South East and London cover every era. Each needs the right sealant for its age and materials, wherever it is in W1K.

Mayfair: Schools such as LITE Regal International School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Mayfair is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when you book.

Should I try it myself first?

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly.

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

When something else is needed

Before you book, it’s worth knowing the limits too:

  • Loose or hollow tiles, or failed tanking behind them
  • A leaking waste, trap or valve
  • A bath or tray that moves because it isn’t properly supported

Why it fails

Silicone needs a clean, dry surface without any grease to stick to. Traces of soap, bath oil and old sealant stop it gripping, so a rushed job can start to lift early.

If you can see any of these, it’s time to have the joints looked at:

  • Shrunken sealant along the back of a worktop
  • Sealant that has split, shrunk or peeled away
  • Leaking joints on a shower screen
  • Water getting behind the bath panel

Surface by surface

Sinks & splashbacks

Water getting under the rim of an inset sink can soak the worktop. We reseal the visible edge of the sink where it has failed.

Wet rooms

Wet room floors move slightly as they’re used, so the corners need a flexible seal, not grout. Cracked grout in a corner can be cut out and replaced with silicone.

Leave it or put it right?

Bleach and mould sprays may lighten black marks for a while, but where mould is inside the silicone it generally comes back. Cutting it out and resealing with anti-fungal silicone is the fix that lasts.

What your quote should include

  • How the colour is chosen
  • How much experience the applicator has
  • How long to leave it before use
  • Whether VAT is included
