Bathroom resealing for Tyburn homes and businesses

Bathroom resealing for homes and businesses in Tyburn

Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across Tyburn. We’re ARBOMaster approved and fully insured, and every job carries our one-year guarantee. Typical jobs include water escaping at the shower enclosure and new sealant laid over old sealant that is now lifting, on basins & vanity units, wet rooms and baths.

Much of London’s older housing is Victorian and Edwardian terraces, many of them now split into flats, with bathrooms fitted into whatever space was available. Small, steamy rooms are where mould gets into sealant and grout fastest.

Our work is backed for twelve months, and the guarantee is the same wherever you are.

What we do, step by step

When we get to you, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take half a day or less for one room, longer when the kitchen is included. Parking in much of London is by permit or pay-and-display, so it helps to know what’s near you in Tyburn. It helps if you can point us to a visitor permit or a bay close to the door.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. We tool the bead to a neat finish and give you the cure time, usually around 24 hours.

How to prepare

  • Keep pets and children clear of the area while we work
  • Mention any sign-in or site rules at work premises
  • Let us know about parking restrictions

How we quote for bathroom resealing

Every job gets its own quote. This is what makes a difference:

  • The type of sealant required
  • Working hours on commercial sites
  • How easy the joints are to reach
  • Whether there’s mould to deal with

Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part, and we’ll explain the quote if you ask.

What to tell us for a quote

There’s no need for technical detail. Just tell us:

  • The type of property
  • A few photos by email, if you can
  • Any access issues, like height or stairs
  • Where the property is

The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and email photos if that is easy.

Questions from Tyburn

Do you work for landlords with property near London Paddington station?

Yes, landlords and agents are among the people we work for. You can call 0345 464 0079 or send us an email with the details for a clear quote.

Can parking be tricky for a visit in Tyburn?

Parking in Tyburn, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly, so mention what’s available when you book.

What do you put in the joint?

The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

Can you reseal around my kitchen sink and worktop?

Yes. Kitchen joints get extra degreasing before the new bead goes on, then we reseal in a colour to suit.

How long does it take to reseal a bath or shower?

It takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. You will know how long to expect before any work starts.

Do you work in Tyburn?

Yes. From our base in Crawley, we cover South East England, London and all of Scotland, Tyburn included.

What information do you need?

Tell us what needs doing and where, with pictures by email if possible. We will ask anything else we need to know.

When can I use the bath or shower again?

Silicone is touch-dry quite quickly, but it takes longer to cure. Keep water off it for around 24 hours, or as long as we advise for that product.

What sealant work can’t fix

Sealant is not the answer to every problem, and we’d rather say so up front. Sealant won’t put right:

  • A tray that rocks until it’s re-bedded
  • A cracked shower tray or bath (that needs repair or replacement)
  • Leaks from a shower valve, waste or pipework (a plumber’s job)

If you’re not sure, just call 0345 464 0079 or send us an email and we will give you a straight answer before booking.

Where we work in Tyburn

  • Shower trays & enclosures
  • Kitchen worktops & upstands

What we are called out for in Tyburn

The wrong product fails fast. Decorators’ caulk and all-purpose sealants aren’t made for constant wetting, so they stain, crack or go mouldy before long. Wet areas call for a sanitary silicone with an anti-fungal additive.

Keep an eye out for any of the following:

  • Black mould in the silicone that won’t clean off
  • Leaks into the floor or ceiling below
  • A messy, uneven bead from a previous reseal
  • Water getting behind the kitchen upstand

If you live in an older home near Church of the Annunciation, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Questions to ask before you book

  • What insurance they hold
  • How long the guarantee is
  • When the joint can take water or movement
  • Whether they seal over old material or remove it

How to choose a mastic man

Landlord and commercial work in Tyburn

A neglected joint can let water reach the structure, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.

From a single let to a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.

Why it’s worth doing now in Tyburn

Dealing with sealant early is a short job: the work takes around two hours for one bath or shower, longer for a whole bathroom. Wait for a leak and you may be looking at panels off, drying out and redecorating too. In a London flat, a failed joint rarely stays your problem alone: water from a shower or window joint can reach the flat below, and gaps in fire-stopping matter to everyone in the building.

There are no prices on our website, because each job is priced on what it involves. For a quick quote, please ring 0345 464 0079 or drop us an email.

DIY sealant or a professional job?

If you’ve already had a go yourself, that is fine. We cut it out and start again.

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

Bathroom resealing around Tyburn

London has a lot of flats and conversions, and a failed shower or bath seal in one can show up on the ceiling below, so tired sealant is best dealt with early. London’s water is hard, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

Letting a property close to London Paddington station? Then a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. As a London address, Tyburn can be tricky for parking: tell us about permits, visitor bays or off-street space when you book.
