Connaught Village Bathroom Resealing
Bath, shower, basin, wet room, worktop and sink resealing for homeowners, landlords and businesses in Connaught Village. ARBOMaster approved applicators, fully insured, with a one-year guarantee.
- Splits where the tray meets the wall
- Failed sealant on the screen profile
- Sealant that has split, shrunk or peeled away
Surface by surface
Kitchen worktops & upstands
Upstands and back edges are cut out, cleaned of grease and resealed, because cooking grease stops sealant bonding. The extra cleaning is what makes the bead last.
Shower trays & enclosures
There are usually two jobs in a shower: the tray-to-wall joint and the enclosure joints. Both take water every day, so each is cut out and renewed with anti-fungal sanitary silicone.
Bathroom resealing in Connaught Village, done properly
Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across Connaught Village. We are ARBOMaster approved and fully insured, and every job carries our 12-month guarantee. Typical jobs include new sealant laid over old sealant that is now lifting and gaps where the bath or tray has moved, on shower trays & enclosures, sinks & splashbacks and kitchen worktops & upstands.
London homes include a lot of flats, conversions and mansion blocks, and many bathrooms sit right above someone else’s ceiling. That makes worn sealant and cracked grout in Connaught Village more than a cosmetic job.
The work is guaranteed for twelve months. If something is not right with it in that time, tell us and we’ll put it right.

When to call us in Connaught Village
Sealing over old silicone is one of the commonest mistakes we find. New silicone won’t bond to old silicone, so it lifts, lets water in and traps mould underneath.
Any of these means the joints need attention:
- Two layers of silicone, both failing
- Gaps where the bath or tray has moved
- Gaps between the worktop and the wall
- Mouldy sealant that has gone black
As a London address, Connaught Village can be tricky for parking: tell us about permits, visitor bays or off-street space when you book.

Why it’s worth doing now in Connaught Village
A failed joint gets more costly to put right the longer it’s left. Water that gets behind a bath soaks into the floor, the panel and sometimes the ceiling below, turning a small job into a building repair. In London conversions, one flat’s bathroom is often above another flat’s ceiling, and a slow leak from a failed seal can end up in the flat below. Dealing with it early is far simpler.
There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote and we will talk you through it.
Why us?
- Over 20 years’ experience
- Approved under the ARBOMaster scheme
- Colour agreed with you before we start
- A sealant colour to suit the surroundings
How it works
All our tools and materials come with us in the van, so you do not need to buy or prepare anything. After a quick look at the joints together, the area is protected and the work begins. It normally takes around two hours for one bath or shower, longer for a whole bathroom. In Connaught Village, as in most of London, parking needs a little planning. It helps if you can point us to a visitor permit or a bay close to the door.
- First, each joint is checked for movement and signs of water.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- Joints are degreased and any mould is treated.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- The bead is tooled smooth and you are told the cure time, normally around 24 hours.
How to prepare
- Tell us about any previous sealing or DIY attempts
- For indoor joints, keep the area dry beforehand if you can
- Mention any parking rules near the property

Questions from Connaught Village
I let a flat near London Paddington station. Can you help?
Yes, rental work is part of what we do. Just call 0345 464 0079 or email us and tell us about the property, and we’ll give you a clear price.
Is parking an issue for bathroom resealing in Connaught Village?
Parking in Connaught Village, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available when you book.
Is white the only colour available?
White and clear are the most common choices, but other colours can be used to suit tiles and worktops. Tell us what you’d like when you get in touch.
Where is Mr Mastic based?
Our base is in Crawley, West Sussex, and we cover South East England, London and all of Scotland.
Will there be a smell?
Possibly a little. It fades as the sealant cures.
Can you get rid of the black mould in my sealant?
Yes, we can. We strip the bead, treat the joint and lay new anti-fungal silicone.
Do I have to be there?
We need access to the joints, so we will agree that with you when we book. Indoors, that usually means someone at home.
How long does the new silicone need before I use the shower?
Normally after around 24 hours. You’ll get the exact cure time before we leave.
Keeping the joints in good condition
No joint lasts for ever, but care makes a real difference. A few tips:
- Wipe up water along the back of the worktop
- Open a window or run the fan so the room dries
- Move toiletries away from the joint
- Clean with a mild bathroom cleaner and a soft cloth
Clean the silicone with care: warm soapy water and a soft cloth do the job. Scourers and blades can nick the surface, because a damaged bead gives mould a foothold.
Each shower pushes a little more water through a failed joint. Over time that water reaches floors, walls and ceilings. Early resealing closes the gap before damage is done.
What affects the cost of bathroom resealing
Every job gets its own quote. This is what makes a difference:
- The number and length of the joints
- How much old sealant there is and how hard it is to remove
- Any working-time requirements on site
- How many rooms, windows or areas are involved
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, plus any working-time requirements on site. Call for a quick quote and we will explain what it covers.
Helping us quote
The more you tell us, the more accurate the quote. When you ask for a quote, tell us:
- Where the property is
- The type of property
- How many joints, rooms or windows are involved
- If someone has resealed it before
A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints.
