Connaught Village questions

Can you do floor joint sealing in Connaught Village?

Yes, Connaught Village is within the area we cover. We work across London and the South East. You can phone 0345 464 0079 or send us an email and tell us what needs doing.

Is parking a problem for a job in Connaught Village?

It can be, so it helps to tell us about permits, visitor bays or off-street space when you book. That way the visit can be planned around it.

Can you seal over the old sealant?

No. Fresh sealant doesn’t stick to old sealant, and it traps any mould or water underneath. It all has to come out first.

Where are you based?

We work from Crawley. Our applicators cover Connaught Village, along with the rest of our area.

Do you use a paintable sealant?

On joints you want to paint, yes. Silicone doesn’t take paint.

How long does the job take?

That depends on the amount of work, but as a guide it takes a morning or an afternoon for most homes. We will tell you when we quote.

Why not just use caulk?

Only on dry joints that do not move. It splits once the floor shifts and the gap reopens. A flexible sealant is the better choice.

Do you hold any approvals?

Yes. Mr Mastic is an ARBOMaster approved applicator and we’re fully insured too.

About our floor joint sealing in Connaught Village

We seal floor joints in homes, offices and commercial buildings across Connaught Village. Each job starts with looking at the floor and the gap, since that decides which sealant suits. We work on thresholds, skirting boards and commercial floors, and the jobs we see most are tiled floors with no room to move and dirt and water collecting in open floor joints.

From brand-new flats to converted terraces with new flooring, London has every kind of floor. Wherever a floor meets a wall, a skirting or a threshold, the joint has to allow for movement, in Connaught Village as anywhere.

Whatever the size of the job, it’s backed by our 12-month guarantee.

How the visit works

Once we are on site, we check the joints match what you told us. If anything is different, we explain it before carrying on. Most jobs then take a few hours for most rooms, longer for large commercial floors. In Connaught Village, flats, stairs and shared entrances are part of the routine. If the building has a concierge, managing agent or access rules, tell us when you book.

  1. We start by checking the floor, the joint and what traffic it takes.
  2. We remove what’s in the joint now.
  3. The joint is vacuumed clean and backing fitted where needed.
  4. The chosen sealant goes in, coloured to suit the floor.
  5. We tool it neatly and tell you when it can be walked on and cleaned.

How to prepare

Advice

What the job involves on each surface

Concrete floor joints

Concrete floors have sawn or formed joints to control cracking. We reseal them with a floor-joint product suited to the traffic.

Commercial floors

Washroom and kitchen floors in commercial buildings need sound edge joints. We reseal them with a sealant suited to wet areas.

Why act early in Connaught Village

Left open, concrete joints break down under traffic. Resealing it early protects the edges. Damp from a failed joint spreads quietly in older London brickwork and timber, and once it shows in Connaught Village, the repair is bigger than a sealant job.

A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you’re not sure whether it needs doing, ring 0345 464 0079 or drop us an email and we will give you an honest view and a quote.

Why book with us

  • Tidy, careful work
  • Colour picked to suit the job
  • More than 20 years in sealant work
  • 12-month guarantee on every job

When it isn’t the sealant

We will always be straight with you, so here’s what sealant cannot fix:

  • Cracked or broken concrete slabs
  • Loose, hollow or cracked tiles, which need a tiler
  • Water getting under the tiles from elsewhere

If you are not sure, just ring 0345 464 0079 or send us an email and we’ll give you a straight answer before you book.

What we seal

  • Tiled floors
  • Concrete floor joints
  • Wet room & bathroom floors
  • Commercial floors

Floor joint sealing in Connaught Village: local notes

Much of London’s new housing is flats in larger developments, where snagging may go through the developer or managing agent. Across Greater London, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and each moves in its own way. The joint at the skirting or threshold has to allow for that.

As a London address, Connaught Village can be tricky for parking: let us know about parking bays, permits or a driveway. Managing a site like Hampden Gurney CofE Primary School? Then entrance and corridor floor joints take a lot of traffic.

What we’re called out for in Connaught Village

Water and dirt collect in open floor joints. In kitchens and bathrooms, mop water gets into the gap and can reach the subfloor.

Signs it’s time to call us include:

  • Gaps opening between the floor and skirting
  • Open joints around bathroom floor edges
  • Worn sealant at door thresholds
  • Grout used at the floor edge instead of sealant

For buildings such as Church of St John the Evangelist, joints in its floors, skirtings and thresholds need resealing as they wear.

What your quote should include

  • How long to leave it before use
  • What product goes in the joint
  • What happens if they find a problem under the old sealant
  • How the joint is cleaned and prepared

DIY sealant or a professional job?

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
