About our floor joint sealing in Whitechapel
Floor joint sealing is mostly about choosing the right product and preparing the joint. Old caulk, grout or failed sealant comes out first, the joint is cleaned and backed where needed, then the new sealant goes in. Typical jobs include gaps at thresholds between rooms and skirting that has pulled away from the floor, on tiled floors, commercial floors and concrete floor joints.
Across London, commercial floors have movement joints that break down under heavy foot traffic, while new homes need a neat, sound finish around frames, baths and kitchens before handover.
Whatever the size of the job, it’s backed by our one-year guarantee.

Why deal with it now?
Open joints along wet floors let water into the subfloor and behind skirting. Sealing them now keeps the problem at the surface. In older London homes, water behind a failed joint soaks into brick and timber without much sign, and once it shows in Whitechapel, the repair is bigger than a sealant job.
We don’t show prices on the website, because each job is priced on what it involves. For a quick quote, please phone 0345 464 0079 or email us.

How the job changes by surface
Skirting boards
If the skirting is painted, a paintable flexible sealant works well. Where water is involved, silicone is the better choice.
Wet room and bathroom floors
Floor joints in bathrooms take water every day. They’re sealed with a flexible, anti-fungal silicone.
Work for landlords, hotels and businesses
Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance.
Mouldy or split sealant often shows up at the end of a tenancy. We can quote for more than one property at once.
What affects the cost of floor joint sealing
Some jobs are bigger than they look, and some smaller. The main factors:
- The number of rooms or windows
- Any mould that needs treating
- The type of sealant required
- How easy the joints are to reach
A failed joint rarely gets cheaper to fix by waiting. If you’re unsure, ring 0345 464 0079 or email us for an honest opinion and a quote.
What to tell us for a quote

New homes and floors in Whitechapel
Across Greater London, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and they do not all move the same way. The joint at the skirting or threshold has to allow for that. Much of London’s new housing is flats in larger developments, where snags may need reporting through the developer or the managing agent.
Whitechapel is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when you book. If you look after a building such as Canon Barnett Primary School, floor joints in corridors, halls and entrances take heavy wear and need resealing before the edges break up. If you look after a church, hall or community building such as St Mary Matfelon, joints in its floors, skirtings and thresholds need resealing as they wear.

How to look after the new joints
No joint lasts for ever, but care makes a real difference. Our tips:
- Cone off fresh joints until they’re ready
- Have a cracking tiled floor checked before tiles break
- Don’t paint over silicone
- Vacuum floor joints regularly to stop grit building up
Follow the cure time before walking on or cleaning the joint. Light foot traffic is normally fine sooner than wet cleaning or wheels so we will give you each time.
Small gaps are quick to seal. Ignored, they fill with dirt and open further.
When something else is needed
New sealant can’t fix everything, and we will tell you before any work starts. Sealant will not put right:
- Concrete repairs beyond the joint
- Tiles that have lifted or broken
- Movement too big for a sealant joint
If in doubt, phone 0345 464 0079 or drop us an email and we will say what we think.

How the visit works
On the day, there’s very little for you to do. Point us to the joints and we’ll get on with it. The job generally takes a few hours for most rooms, longer for large commercial floors. In Whitechapel, flats, stairs and shared entrances are part of the routine. Mention any building rules, key holders or managing agents when you book.
- We look at the gap and the floor type and agree the right sealant.
- We take out any old caulk, sealant or grout along the line.
- The joint is cleaned, vacuumed and backed where depth needs controlling.
- We apply a flexible sealant, or a floor-joint product on concrete, in a suitable colour.
- Finally we tool it smooth and explain when the floor can be used and cleaned.
Preparing for the visit
- For indoor joints, keep the area dry beforehand if you can
- On commercial sites, let us know about site rules
- Mention any parking rules near the property
