About bathroom resealing in W1U
With over 20 years in the trade, we reseal baths, showers and kitchens in homes across W1U. We’re ARBOMaster approved and fully insured, and the work comes with a 12-month guarantee. We work on sinks & splashbacks, wet rooms and basins & vanity units, and the jobs we see most are water getting behind the bath panel and mouldy sealant that has gone black.
On the day, we look over the joints with you first, so there are no surprises. Surfaces next to the work are protected before we start. Most jobs take around two hours for one bath or shower, longer for a whole bathroom.
- First, each joint is checked for movement and signs of water.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- The joint is cleaned, degreased and treated for mould.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- We tool the bead to a neat finish and give you the cure time, usually around 24 hours.

Bathrooms and kitchens across W1U
From Marylebone, Mayfair and Paddington to its smaller places, homes across W1U have bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.
Hard water across most of the South East leaves limescale on sealant, grout and fittings. For any job in W1U, joints are cleaned back properly before anything new goes in.
Marylebone: Schools such as St Vincent's Catholic Primary School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s. If you let a flat or house near Bond Street station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.
What affects the cost of bathroom resealing
Jobs vary more than people expect. The main factors:
- How many areas need sealing
- Mould in or behind the old joints
- Which sealant suits the joint
- The number and length of the joints
No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all make a difference, and we’ll explain the quote if you ask.
Asking for a quote
Photos help, but a description is a good start. Please mention:
- How many joints, rooms or windows are involved
- A few photos by email, if you can
- The type of property
- If someone has resealed it before
The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is.
How to look after the new joints
Once the sealant has cured, a few habits help it last:
- Stick to a soft cloth and a mild cleaner
- Wait for the cure time we give you
- Never pick at the silicone with a blade
- Keep bottles off the sealant line
Keep water off the new bead until it has cured, following the cure time we give you. After that, a quick wipe after showering helps keep it clean.
Don’t wait for a refit to deal with failed sealant. Sealant is a maintenance item, like the paint on a window frame, and renewing it as soon as it fails protects everything around it.
DIY sealant or a professional job?
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
When it is not the sealant
In fairness, some problems need a different trade:
- Cracks in the tray itself rather than the joint
- A tray that rocks until it’s re-bedded
- Water getting in through the grout rather than the sealant
What we are called out for in W1U
Silicone needs a clean, dry surface without any grease to stick to. Traces of soap, bath oil and old sealant stop it gripping, and a joint that looked fine soon begins to come away.
It’s worth asking for a quote if you see:
- Water getting behind the kitchen upstand
- A bead that has pulled away from the tiles
- Water getting behind the bath panel
- New sealant laid over old sealant that is now lifting
Common questions in W1U
Do you cover W1U?
Yes. We work in W1U. To book, call 0345 464 0079 or drop us an email.
How long before the new sealant can get wet?
Usually after around 24 hours. We will tell you the cure time for the product we used.
Will the old sealant be removed?
Yes, every time. New silicone does not stick to old silicone, so the joint is cleaned back first.
Do you do kitchens as well as bathrooms?
Yes. We reseal worktop upstands, sinks and splashbacks, with a sealant suited to kitchens, colour-matched where it shows.
Is there any odour?
That depends on the sealant. Some products have a noticeable smell, others very little.
What colours of sealant can you use?
White, clear and a range of colours are available. Where the joint is on show, we match it to the surface.
My sealant has gone black. Can you sort it?
Yes. The old sealant comes out, the mould is treated, and we reseal with anti-fungal sanitary silicone.
