How bathroom resealing works in W1J
Across W1J, the joints we reseal are the ones that fail in any home: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Every joint is cut out, cleaned and left dry before it’s resealed. Common call-outs are for a bead that has pulled away from the tiles and two layers of silicone, both failing, on shower trays & enclosures, kitchen worktops & upstands and basins & vanity units.
There’s no need to move everything out before we come, only the area right around the joints. Everything nearby is protected, and the work takes two to three hours for a typical bath, depending on how much old sealant there is in most cases.
- We start by protecting the area and stripping out the old bead.
- The joint is cleaned, degreased and treated for mould.
- The joint is left to dry, and baths are filled with water first.
- We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
- We clear away and tell you when it can get wet, usually after around 24 hours.

Bathrooms and kitchens across W1J
In W1J, bathroom resealing takes in flats, houses, rentals and businesses, in St James's, Westminster and Millbank and well beyond. Wherever the job is, all the old material comes out before anything new goes in.
From Victorian terraces to post-war new towns and modern estates, homes across the South East and London cover every era. Each needs the right sealant for its age and materials.
St James's: For site and facilities teams at buildings such as Soho Parish CofE Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. St James's is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when you book.
How the job changes by surface
Wet rooms
In a wet room, the joints between floor and walls take standing water. They’re resealed with anti-fungal sanitary silicone, working on the surface joints, not the tanking or drainage.
Baths
Baths move more than any other fitting, so it’s filled with water before the bead goes on. The joint is then laid with the bath at its lowest point and is not stretched when it’s used.
How we quote for bathroom resealing
Jobs vary more than people expect. What affects the quote:
- How many rooms, windows or areas are involved
- The product the joint needs
- The old material and how stubborn it is
- Access and height
A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.
What we need to know
What to tell us when you ask for a quote:
- Whether it has been sealed before
- Whether it’s a home or a business
- How we’d reach the joints
- What the problem is, such as mould, gaps, leaks or cracking
Need a quote? Please call 0345 464 0079 or send us an email and tell us about the job. We’ll explain what we’d do and send you a clear quote before any work starts.
Keeping the joints in good condition
To keep the joints looking good and working properly:
- Look for lifting corners and small gaps now and then
- Never pick at the silicone with a blade
- Dry worktop joints after washing up
- Keep the fan on for a while after bathing
Good ventilation does more than any cleaner. Use the fan, or open a window, while you bathe and for a while afterwards, so the bead dries out between uses.
Watch for the early signs: lifting ends, gaps, dark shadows under the bead or a stain downstairs. Any of these means the joint needs attention.
Why it fails
The wrong product fails fast. Decorators’ caulk and all-purpose sealants aren’t made for constant wetting, so they stain, crack or go mouldy before long. Wet areas call for a sanitary silicone with an anti-fungal additive.
The problems people normally mention when they call include:
- A bead that has pulled away from the tiles
- Splits where the tray meets the wall
- Shrunken sealant along the back of a worktop
- Lumpy, uneven sealant from a DIY attempt
When something else is needed
Honest advice matters more to us than a booking, so here’s what new sealant won’t do:
- Failed grout lines across the wall
- A cracked shower tray or bath (that needs repair or replacement)
- Tiles that have come away from the wall
W1J questions
Is there any odour?
It depends on the product. Some products have a noticeable smell, others very little, and any smell fades as they cure.
Do you do kitchens as well as bathrooms?
Yes. Where it’s needed by the sink, we use a food-safe sealant.
Can you do several jobs on one visit?
Yes, and it often makes sense. Doing several areas at once is normally more efficient.
Is it OK to put new sealant on top of the old bead?
No, and it’s one of the main reasons reseals fail. The old joint is stripped, cleaned and resealed from scratch.
Are you insured?
Yes. Full insurance covers our work.
What colours of sealant can you use?
You are not limited to white: clear, white and colours chosen to suit the room. We will talk it through when we quote.
Will the old sealant be removed?
Always. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.
