Remedial sealant for homes and businesses in St James's
A movement joint stops working when its sealant splits or sets hard. The old sealant comes out and backing goes in to control the depth, then a flexible sealant matched to the movement goes in. If you are dealing with sealant applied over old sealant that has lifted and mould trapped under a layer of silicone, we can help, on leaking tray & enclosure joints, shrunken worktop sealant and mouldy bath & shower sealant alike.
In much of London, period terraces have been converted into flats over the years, with bathrooms fitted into whatever space was available. Small, steamy rooms are where mould gets into sealant and grout fastest, and homes in St James's are no different.
A 12-month guarantee comes with the work, just as it does everywhere we cover.

What remedial sealant looks like in St James's
London has hard water, which leaves limescale on sealant, grout and taps, and it has to be cleaned off before new sealant goes in. London has a lot of flats and conversions, and a failed shower or bath seal in one can show up on the ceiling below, so tired sealant is best dealt with early.
St James's is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when you book. Rented homes near London Charing Cross station change hands often, and botched sealant from a previous quick fix is easier to strip out between tenants.

Signs you need remedial sealant in St James's
Joint depth matters. A bead bonded on three sides, or laid too thick, cannot flex, and tears at the first real movement. Backing sets the depth and stops that.
The most common problems we see are:
- Mould trapped under a layer of silicone
- Sealant peeling off a dusty or damp surface
- Kitchen joints letting water behind the worktop
- Caulk or the wrong sealant used in a wet area
In the older streets around St James’s Church, older homes can move a little, which is hard on rigid grout and tired sealant.
Before you book anyone
- Are they insured?
- What preparation is included
- How much experience the applicator has
- What happens if they find a problem under the old sealant
What happens if it’s left?
Spraying mould remover on a sealed-over joint does not reach what’s underneath. The layers have to come out, and the joint treated and dried before resealing. In older London homes, water behind a failed joint soaks into brick and timber without much sign, and by the time it shows on a wall or ceiling in St James's, the repair is bigger than the sealant job would have been.
A failed joint rarely gets cheaper to fix by waiting. If you are unsure, phone 0345 464 0079 or email us and we will give you an honest view and a quote.

How the visit works
Before we leave, we go over the finished joints with you and explain the cure time. The visit itself normally takes a few hours, depending on how many layers have to come out, depending on the size of the job. In a London area like St James's, the main things to plan are parking and access: tell us about permits, visitor bays or off-street space, which floor we’re working on and whether there’s a lift.
- We protect the surfaces around the joint.
- The botched or failed sealant is cut away completely.
- The joint is degreased and checked for movement and leaks.
- Once dry, a suitable sealant is applied and tooled.
- You get the cure time and our view on why the joint failed.
Before we arrive
- Mention if the joints have been sealed before
- Let us know if you’ve seen damp or leaks
- Keep pets and children clear of the area while we work

Advice
Looking after it afterwards
To keep the joints looking good and working properly:
- Check trays and worktops don’t move
- Clean sealant with mild products only
- Don’t add new sealant on top of old
- Keep an eye on the ceiling below the bathroom
Don’t let anyone seal over it later. New silicone does not bond to old, so the old bead should always come out first.
Movement joints that have split let water into the structure, and the longer it’s left, the more the joint edges break down. Resealing while the edges are sound is simpler.
How the job changes by surface
Over-sealed & botched joints
A thick bead smeared across tiles often hides mould or gaps. Taking it back shows what’s underneath, then reseal neatly.
Movement & expansion joints
A sealant stuck to the back of the joint can’t stretch. Backing rod or bond-breaker tape prevents it, letting the sealant flex between the two faces.
Work for landlords, hotels and businesses
We regularly work with letting and managing agents. Tell us the address, the job and how access works and we’ll quote.
Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. We can quote for more than one property at once.
