Remedial sealant in West End

Remedial sealant for homes and businesses in West End

Two decades of sealant work means we recognise most failures quickly. We are fully insured ARBOMaster approved applicators, and remedial work carries our one-year guarantee. If you have repeat leaks from the same joint and wide, uneven beads that look worse than the old ones, we can put it right, on botched or over-sealed joints, leaking tray & enclosure joints and shrunken worktop sealant alike.

London’s water is hard, so limescale builds up along sealant lines, in grout and on fittings. For a bathroom or kitchen in West End, getting the joints right keeps water where it belongs and the room looking clean.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

Honest limits

New sealant can’t fix everything, and we will tell you before we start. It will not solve:

  • Movement from fittings that aren’t supported
  • A tray or bath that’s cracked
  • Older mastics that may need an asbestos check before removal

If in doubt, ring 0345 464 0079 or drop us an email and we’ll say what we think before you book.

Joints and surfaces we work on

  • Expansion joints
  • Mouldy bath & shower sealant
  • Failed movement joints
  • Shrunken worktop sealant
  • Botched or over-sealed joints
  • Leaking tray & enclosure joints

What affects the cost of remedial sealant

The quote reflects the job in front of us. We take into account:

  • Working hours on commercial sites
  • How easy the joints are to reach
  • The old material and how stubborn it is
  • How many areas need sealing

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. Your quote takes all of that into account.

Asking for a quote

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • Whether it has been sealed before
  • Roughly how big the job is
  • The type of property
  • Access, such as stairs, a lift or height

Asking for a quote is easy: let us know the job and the location, and roughly how big it is. A few pictures by email make the job easier to understand.

What the job involves on each surface

Leaking trays & enclosures

A cracked tray, failed valve or leaking waste needs a different fix. We’ll tell you what we find.

Worktops & kitchens

Old kitchen sealant pulls back from the wall over time. It’s cut out, degreased and resealed in a colour to suit.

How it works

Most of a good job is in the preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it generally takes a few hours for a typical bath or shower, longer where several layers have been applied. In West End, as in most of London, parking needs a little planning. It helps if you can point us to a visitor permit or a bay close to the door.

  1. First we work out whether the problem is the sealant, movement or a leak.
  2. Old beads and residue are removed down to clean surfaces.
  3. Mould is treated and the joint dried.
  4. The right product goes in, with backing where the joint moves.
  5. The joint is tooled and you are told about anything else we found.

How to prepare

  • Mention any tricky access
  • Tell us if parking is tricky
  • Try not to wet indoor joints just before the visit

Ask for a quote

The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and add photos by email if you can.

Advice

DIY versus a professional finish

If you’ve already had a go yourself, that is fine. We cut it out and start again, so tell us about it when you ask for a quote.

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

Your questions about remedial sealant in West End

Can parking be tricky for a visit in West End?

In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available when you book.

I let a flat near Tottenham Court Road station. Can you help?

Yes. We work for landlords and letting agents as well as homeowners. You can call 0345 464 0079 or send us an email with the details for a clear quote.

What do you put in the joint?

Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We’ll tell you what we are using and why.

Are you fully insured?

Yes. We’re fully insured.

Is remedial work guaranteed?

Yes. Remedial work carries the same 12-month guarantee as all our work.

Is it messy?

Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.

What does remedial sealant cost?

The cost depends on the size of the job, access and how much old sealant has to come out. Ask us for a quote.

How long before the joint can be used?

Different products cure at different speeds, so follow the cure time we give you.

Do you need remedial sealant in West End?

Even good sealant ages. Over the years it shrinks, hardens and gets colonised by mould, faster where ventilation is poor. Then the only fix is removal and a new bead.

If you can see any of these, it’s time to have the joints looked at:

  • Kitchen joints letting water behind the worktop
  • Torn expansion joints
  • Smears and lumps from a botched reseal
  • Sealant that came away because the surface wasn’t prepared

If you look after a building such as Soho Parish CofE Primary School, we reseal washrooms and kitchens in schools and businesses as well as homes.

What your quote should include

  • How the surfaces are prepared before sealing
  • Is the old sealant removed completely?
  • What the cure time is
  • What happens if they find a problem under the old sealant

Our hiring checklist

Looking after it afterwards

To keep the joints looking good and working properly:

  • Have loose fittings fixed before resealing
  • Never fill a movement joint with mortar or grout
  • Keep the room well ventilated
  • Do not add new sealant on top of old

Keep the room ventilated: run the fan during and after showers, or open a window.

Signs to act on: peeling layers, mould showing through the bead, leaks after showering or cracks in a movement joint. Any of them means it’s time for remedial work.

West End homes and their sealant

London has hard water, which leaves limescale on sealant, grout and taps. West End has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.

For an older house near a landmark such as St Mary's Church, older homes can move a little, which is hard on rigid grout and tired sealant. As a London address, West End can be tricky for parking: let us know about parking bays, permits or a driveway.
