About remedial sealant in Greater London

Not every leak is a sealant leak. A cracked tray, a failed shower valve or a leaking waste can look just the same. If that’s what we find, we’ll tell you rather than reseal something that will not fix it. We work on expansion joints, botched or over-sealed joints and failed movement joints, and common reasons people get in touch are wide, uneven beads that look worse than the old ones and decorators’ caulk around a bath or shower.

When we get to you, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. Most jobs then take a few hours, depending on how many layers have to come out.

  1. We start by checking the joint for movement, leaks and the reason it failed.
  2. All the old sealant comes out, including any layers underneath.
  3. The joint is cleaned, treated for mould and left to dry.
  4. Where the joint moves, backing and a flexible sealant suited to the movement go in.
  5. We tool the joint and tell you about anything else that needs attention.

What you’ll pay

Doing several joints on one visit is generally more efficient than separate visits, so tell us about everything that needs sealing. We will send you a clear quote for the lot.

Bathrooms and kitchens across Greater London

Our remedial sealant work across Greater London covers homes, rentals and businesses, in London, City of Westminster and Marylebone and well beyond. Wherever the job is, all the old material comes out before anything new goes in.

London and the South East have homes from every era, from period terraces to post-war new towns and new estates. The right sealant depends on the age and materials of the building.

London: For landlords with property near Elephant & Castle station, failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak. Homes close to St George the Martyr include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Common problems we fix in Greater London

How a joint is built matters as much as the product. Sealant packed too deep, or stuck to the back of the joint as well as the sides, cannot stretch, so it tears when the joint moves. Backing rod or bond-breaker tape prevents it.

Keep an eye out for any of the following:

  • Black mould underneath the bead
  • Torn expansion joints
  • Caulk or the wrong sealant used in a wet area
  • Worktop sealant that has shrunk and split

Quotes for remedial sealant in Greater London

We quote each job individually. This is what makes a difference:

  • The number and length of the joints
  • Any working-time requirements on site
  • Mould in or behind the old joints
  • Whether old sealant or filler has to be cut out

Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part, and we’ll explain the quote if you ask.

What we need to know

When you contact us, it’s useful to know:

  • Whether it’s a home or a business
  • Any access issues, like height or stairs
  • A few photos by email, if you can
  • The rough size of the job

For a quote, call 0345 464 0079 or send us an email and tell us where the job is and what the problem looks like. We’ll send you a clear quote before any work starts.

What sealant work can’t fix

A few problems are outside what sealant work can do:

  • Movement from fittings that are not supported
  • Water damage behind tiles that needs a tiler
  • Cracks in the fitting rather than the joint

DIY sealant or a professional job?

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

What happens if it’s left?

Another bead over the top will not fix a failed joint. It does not grip the old layer, leaving the leak in place and one more layer to cut out later.

Greater London: your questions answered

How long before the joint can be used?

Different products cure at different speeds, so please follow the time we give you when we finish.

Are you ARBOMaster approved?

Yes. We’re approved under the ARBOMaster scheme.

Do you take out the old sealant first?

Always. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.

Can landlords and businesses book you?

Yes. As well as householders, we work for landlords, agents, businesses and hotels across Greater London.

Can you do several jobs on one visit?

Yes. Tell us about everything you’d like done and you will get one quote.

Can you reseal a split movement joint?

Yes. We cut out the failed sealant, fit backing and reseal with a flexible product.

Do I have to be there?

We need access to the joints, so we will agree that with you when we book. Indoors, that usually means someone at home.
