Remedial sealant in Horn Park
A movement joint stops working when its sealant splits or sets hard. We cut out the failed sealant and set the depth with backing, before resealing with a flexible product suited to the movement. Common call-outs are for decorators’ caulk around a bath or shower and sealant that came away because the surface wasn’t prepared, on shrunken worktop sealant, leaking tray & enclosure joints and expansion joints.
London homes include a lot of flats, conversions and mansion blocks, and many bathrooms sit right above someone else’s ceiling. That makes worn sealant and cracked grout in Horn Park more than a cosmetic job.
A one-year guarantee comes as standard.

When it is not the sealant
We’d rather tell you now than do work that won’t last, so these are the limits:
- A bath, tray or worktop that moves until it’s properly fixed
- Leaks from a shower valve, waste or pipework (a plumber’s job)
- Water damage behind tiles that needs a tiler
If in doubt, ring 0345 464 0079 or send us an email and we’ll say what we think.
What we seal
- Shrunken worktop sealant
- Botched or over-sealed joints
- Failed movement joints
- Expansion joints
- Mouldy bath & shower sealant
- Leaking tray & enclosure joints
Should I try it myself first?
A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly.
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
How to look after the new joints
Joint life depends on how it’s used and looked after. We suggest:
- Keep the room well ventilated
- Never fill a movement joint with mortar or grout
- Keep bleach and abrasives off the bead
- Deal with small splits early
Go easy on the new sealant: a mild cleaner and a soft cloth, with no blades or scourers.
Warning signs: peeling layers, mould showing through the bead, leaks after showering or cracks in a movement joint. Each one is worth getting looked at.

Bathrooms and kitchens in Horn Park
London’s water is hard, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in. London has a lot of flats and conversions, and a failed shower or bath seal in one can show up on the ceiling below, so tired sealant is best dealt with early.
Managing a site like Horn Park Primary School? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. As a London address, Horn Park can be tricky for parking: let us know about parking bays, permits or a driveway. For an older house near a landmark such as Church of St Saviour, walls and floors in older homes can move, and sealant and grout show it first.

What we do, step by step
There is not much for you to do on the day. Point us to the joints and we will get on with it. The work itself takes a few hours for a typical bath or shower, longer where several layers have been applied from start to finish. In a London area like Horn Park, the main things to plan are parking and access: let us know about parking, the floor we will be working on and any lift or shared entrance.
- The failure is looked at first, so we know whether it’s sealant, movement or water from elsewhere.
- Each layer is cut out and the residue cleaned off.
- Mould is treated and the joint dried.
- The right product goes in, with backing where the joint moves.
- The joint is tooled and you are told about anything else we found.
Before we arrive
- Clear items away from the joints we are working on
- For business premises, tell us about site rules or sign-in
- Tell us about access, such as stairs, a lift or high-level joints

Landlords, agents and businesses in Horn Park
We also work for property managers and facilities teams in Horn Park and across Greater London. Several sites can be quoted together, and we are fully insured for the work.
From a single let to a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.
Surface by surface
Mouldy bath & shower sealant
Black mould inside the bead won’t scrub out. The sealant is cut out completely, the joint treated with a mould remover and dried before anti-fungal sanitary silicone goes in.
Windows & doors
Some leaks around windows come from the wall or the window itself. If the frame joint is not the cause, we will say so.
FAQs for Horn Park
Can worn sealant in a flat in Horn Park cause a leak downstairs?
Yes, it can. Water that gets past failed sealant or cracked grout can run under the bath or tray and show up on the ceiling below. Replacing the sealant and grout before that happens is much less trouble than repairing a neighbour’s ceiling.
Can parking be tricky for a visit in Horn Park?
Parking in Horn Park, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly, so mention what’s available when you book.
Are you fully insured?
Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.
Where is Mr Mastic based?
Our base is in Crawley, West Sussex, and we cover South East England, London and all of Scotland.
Do you work for letting agents?
Yes. As well as householders, we work for landlords, agents, businesses and hotels across Greater London.
Do you work for hotels and businesses?
Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. Working times can be discussed when we quote.
Can you strip sealant from an acrylic tray safely?
Yes. Careful removal is most of a remedial job, particularly on softer surfaces like acrylic.
Do you take out the old sealant first?
Yes, always, and completely. New sealant won’t bond properly to old, so the joint is cleaned back first.
What happens if it’s left?
Mould under a bead cannot be reached by cleaning. The layers have to come out, so the joint can be treated and resealed. Damp from a failed joint spreads quietly in older London brickwork and timber, and by the time it shows on a wall or ceiling in Horn Park, the repair is bigger than the sealant job would have been.
Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs. Call for a quick quote and we’ll go through it with you.
