Remedial sealant in Oval

Decorators’ caulk in a shower, bathroom silicone on a window, a rigid filler in a movement joint will not last, however tidy it looks. We take it out and use a sealant made for that joint. If you are dealing with gaps opening along the back of the worktop and dark patches showing through the sealant, we can put it right, whatever the surface.

London’s water is hard, so limescale builds up along sealant lines, in grout and on fittings. In Oval, remedial sealant is as much about a room looking cared for as about keeping water out.

Big or small, it’s backed by our one-year guarantee in Oval and across Greater London.

How we quote for remedial sealant

The price is agreed before any work begins. It’s based on:

  • How much old sealant there is and how hard it is to remove
  • Working hours on commercial sites
  • How easy the joints are to reach
  • Whether there’s mould to deal with

Leaving a failed joint generally makes the job bigger, not smaller. If you’re not sure whether it needs doing, phone 0345 464 0079 or send us an email and we will give you an honest view and a quote.

What to tell us for a quote

To make quoting easier, let us know:

  • Any previous sealing or DIY work
  • Where the property is
  • What the problem is, such as mould, gaps, leaks or cracking
  • A few photos by email, if you can

We quote each job on its own. Simply ring 0345 464 0079 or drop us an email and describe the job.

How to look after the new joints

Once the sealant has cured, a few habits help it last:

  • Keep movement joints clear of mortar and paint
  • Check ceilings under showers for marks
  • Check trays and worktops don’t move
  • Deal with small splits early

Go easy on the new sealant: a mild cleaner and a soft cloth, with no blades or scourers.

Warning signs: peeling layers, mould showing through the bead, leaks after showering or cracks in a movement joint. Each one is worth getting looked at.

Your questions about remedial sealant in Oval

Do you work in hotels near Oval?

Yes, hospitality work, including hotels, is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.

Can parking be tricky for a visit in Oval?

It can be, so it helps to tell us about permits, visitor bays or off-street space when you book. That way the visit can be planned around it.

My shower still leaks after a reseal. Can you sort it?

Yes. Repeat leaks normally come from over-sealing, movement or water getting in elsewhere, so we find that first.

Is it worth trying it myself?

Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Do you take out the old sealant first?

Yes, every time. New silicone doesn’t stick to old silicone, so any old material comes out before anything new goes in.

Do the sealants smell?

Possibly a little. Any smell clears as the sealant cures, and ventilation helps.

Someone sealed over the old bead. Can you fix it?

Yes. Both layers come out; new silicone does not bond to old silicone, which is why over-sealing fails.

Does someone need to be in?

We need access to the joints, so we’ll agree that with you when we book. For inside work, that normally means someone being in.

Landlords, agents and businesses in Oval

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

In hotels, rooms out of use cost money, so the work can be planned room by room. Hotel work is part of what we do, alongside homes and businesses.

When to call us in Oval

Sealant needs a clean, dry surface with no grease on it. Soap film, dust, damp or old residue stop it gripping, and the joint starts to come away early.

Signs it’s time to call us include:

  • Worktop sealant that has shrunk and split
  • A second bead peeling off the first
  • Smears and lumps from a botched reseal
  • Floor or wall movement joints that have failed

For an older house near a landmark such as Calvary Church of God in Christ, older homes can move a little, which is hard on rigid grout and tired sealant.

Questions to ask before you book

  • What happens if they find a problem under the old sealant
  • What the cure time is
  • Is VAT in the price?
  • Are they insured?

How it works

The work is kept neat and contained to the area we’re working on, so you can get on with your day. The job generally takes a few hours, depending on how many layers have to come out, and we tell you how long to leave it before we go. In Oval, flats, stairs and shared entrances are part of the routine. If the building has a concierge, managing agent or access rules, tell us when you book.

  1. We protect the surfaces around the joint.
  2. Every layer of failed sealant is stripped out.
  3. The joint is degreased and checked for movement and leaks.
  4. Once dry, a suitable sealant is applied and tooled.
  5. We give you the cure time and explain what caused the failure.

Before we arrive

  • Mention any sign-in or site rules at work premises
  • Mention any parking rules near the property
  • Let us know if you’ve seen damp or leaks

Advice

DIY sealant or a professional job?

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

What happens if it’s left?

Adding more sealant is the usual quick fix, and it rarely works. It doesn’t grip the old layer, leaving the leak in place and one more layer to cut out later. In older London homes, water behind a failed joint soaks into brick and timber without much sign, and once it shows in Oval, the repair is bigger than a sealant job.

No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all make a difference, and we’ll explain the quote if you ask.
