About our remedial sealant in Little Portugal
Removing failed sealant is the hardest part of the job. We cut out every layer, clear the residue and degrease the surfaces, taking care not to scratch the surfaces around it. New sealant only bonds to a clean, dry joint. Common call-outs are for sealant peeling off a dusty or damp surface and mould trapped under a layer of silicone, across shrunken worktop sealant, botched or over-sealed joints and leaking tray & enclosure joints.
London’s water is hard, so limescale builds up along sealant lines, in grout and on fittings. For a bathroom or kitchen in Little Portugal, getting the joints right keeps water where it belongs and the room looking clean.
You get a 12-month guarantee, the same in Little Portugal as everywhere else we work.

What we can’t put right
Sealant isn’t the answer to every problem, and we’d rather say so up front. Sealant will not put right:
- Movement from fittings that aren’t supported
- Failed tanking or loose tiles behind the sealant
- A tray or bath that’s cracked
If in doubt, ring 0345 464 0079 or drop us an email and we’ll say what we think.
Surfaces we seal
- Failed movement joints
- Leaking tray & enclosure joints
- Shrunken worktop sealant
- Botched or over-sealed joints
- Expansion joints
- Mouldy bath & shower sealant
Different surfaces, different methods
Windows & doors
Wrong-coloured or messy mastic can be replaced for appearance too, in a colour that suits the frame.
Leaking trays & enclosures
A shower that leaks after resealing often has a tray that moves or an enclosure sealed on the wrong side. We check both before any new sealant goes on.
Do you need remedial sealant in Little Portugal?
Joints that move need sealant that can stretch. Flexing baths, rocking trays and building movement joints split any bead that’s too stiff or too thin.
It’s worth asking for a quote if you see:
- Movement joints that have split or pulled away
- A second bead peeling off the first
- Caulk or the wrong sealant used in a wet area
- Beads that never stuck properly
Schools such as Platanos College are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.
Questions to ask before you book

- How hidden problems are handled
- Whether all the old sealant comes out first
- Which sealant they’ll use, and why

Aftercare tips
A little care helps the new joints last. Our advice:
- Air the bathroom so the sealant can dry
- Have loose fittings fixed before resealing
- Don’t point over movement joints
- Use a soft cloth, not a scourer, on silicone
Clean gently: a mild cleaner and a soft cloth, with no blades or scourers.
Leaks through failed sealant grow over time. Each use pushes more water behind the bead, into floors, walls or ceilings. Sorting it early limits the damage.
Common questions in Little Portugal
Can you help a landlord with a rental near Wandsworth Road station?
Yes, rental work is part of what we do. You can call 0345 464 0079 or send us an email with the address and a few details, and we’ll give you a fixed price before work begins.
Can parking be tricky for a visit in Little Portugal?
Parking in Little Portugal, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available when you book.
What happens if the problem is the tray or the plumbing?
That’s why we look for the cause first. If we find the leak is elsewhere, we tell you before going further.
Are you an approved applicator?
Yes. We are an ARBOMaster approved applicator, which is run for the Arbo sealant brand.
When is the sealant fully cured?
It depends on the product and the conditions. We tell you how long to leave it before we go.
Is remedial work guaranteed?
Yes, for 12 months. If we’ve pointed out another problem, getting it fixed helps the new joint last.
Do you remove the old sealant?
Yes, always, and completely. New silicone doesn’t stick to old silicone, so any old material comes out before anything new goes in.
What should I tell you?
Where the job is, what the problem is and roughly how big it is. If you can, email a few photos.
Bathrooms and kitchens in Little Portugal
There are hotels and other places to stay in and around Little Portugal. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room. London has a lot of flats and conversions, and a failed shower or bath seal in one can show up on the ceiling below, which is why it’s worth fixing early.
For landlords with property near Wandsworth Road station, failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak. Homes close to St Stephen's Church include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant.

What we do, step by step
We keep the work tidy and contained to the area we are working on, so you can get on with your day. The job normally takes a few hours for a typical bath or shower, longer where several layers have been applied. Parking in much of London is by permit or pay-and-display, so it helps to know what’s near you in Little Portugal. A visitor permit or a nearby bay makes the visit run more smoothly.
- We start by checking the joint for movement, leaks and the reason it failed.
- All the old sealant comes out, including any layers underneath.
- Next, any mould is treated and the joint dried.
- We use the right backing and sealant for any joint that moves.
- The new joint is tooled neatly and we explain anything else we found.
Getting ready for the visit
- Try not to wet indoor joints just before the visit
- Let us know about earlier repairs to the joints
- Clear the area around the work

Related advice
Leave it or put it right?
Mould under a bead can’t be reached by cleaning. The layers have to come out, so the joint can be treated and resealed. Converted houses in London often have a bathroom above someone else’s living room, and a slow leak from a failed seal can end up in the flat below. Putting it right early is much less trouble for homes in Little Portugal.
