Remedial sealant for North Brixton homes and businesses

North Brixton homes and their sealant

London has hard water, which leaves limescale on sealant, grout and taps. There are hotels and other places to stay in and around North Brixton. Hotel bathrooms are part of our work as well as homes, and can be done room by room.

Homes close to St Michael's Church include some older properties, and walls and floors in older homes can move, and sealant and grout show it first. For landlords with property near Loughborough Junction station, botched sealant from a previous quick fix is easier to strip out between tenants.

North Brixton is about 2 miles south-west of London, in Greater London. Jobs in North Brixton get the same care as everywhere else we work: the old material taken out, joints prepared properly and a 12-month guarantee. Across Greater London, we cover 764 places, and North Brixton is one of them.

Postcode districts we cover here for remedial sealant: SW9, SW8 and SE5. Whether your property is on Lett Road, Lorn Road and Oak Square or anywhere close by, our applicators can take on the job. You will find North Brixton on the A203, so it’s easy for us to get to with everything needed for remedial sealant. Remedial sealant in North Brixton, done properly

Getting old sealant out properly is slow, careful work. Every layer is cut out, the residue cleaned off and the joint degreased, taking care not to scratch the surfaces around it. New sealant only bonds to a clean, dry joint. We’re often asked to deal with leaks that keep coming back after resealing and floor or wall movement joints that have failed, across botched or over-sealed joints, failed movement joints and shrunken worktop sealant.

Much of London’s older housing is Victorian and Edwardian terraces, many of them now split into flats, and bathrooms were often squeezed into small rooms. Small, steamy rooms are where mould gets into sealant and grout fastest.

All of our work is guaranteed for twelve months, in North Brixton and everywhere else we cover.

North Brixton: your questions answered

Is parking a problem for a job in North Brixton?

It can be, so it helps to tell us about permits, visitor bays or off-street space when you book. That way the visit can be planned around it.

Do you work in hotels near North Brixton?

Yes, hotels and guest houses are among the places we work. A room-by-room programme keeps most rooms in use while the work goes on.

Are you ARBOMaster approved?

Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.

What if resealing will not fix my leak?

You will hear it from us. If it’s a cracked tray, a failed valve or a leaking waste, resealing won’t fix it, and we won’t reseal for the sake of it.

Is it worth trying it myself?

Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. If it doesn’t work out, we can redo it.

Do you take out the old sealant first?

Always. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.

Where do you work from?

We are based in Crawley, and we work across South East England, London and Scotland.

What information do you need?

Just the basics: the address or postcode, what’s wrong and any access issues. Then phone 0345 464 0079 or email us.

What affects the cost of remedial sealant

We do not publish a price list, because no two jobs are the same. The quote depends on:

  • Mould in or behind the old joints
  • The number of rooms or windows
  • When we can work, for business premises
  • Whether the work is at height

Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. You’ll know the price before we begin.

What we need to know

You do not need to know the technical terms. Just tell us:

  • Photos by email, if that is easy
  • What’s wrong with the joints now
  • Where the property is
  • How many joints, rooms or windows are involved

Need a quote? Please call 0345 464 0079 or email us and tell us about the job. We’ll explain what we’d do and give you a clear price before any work starts.

When to call us in North Brixton

Products get mixed up: acrylic caulk in a wet area, a general-purpose sealant on a moving joint, or an acetoxy silicone on natural stone or some metals. Each fails in its own way.

The most common problems we see are:

  • Caulk or the wrong sealant used in a wet area
  • Sealant that came away because the surface wasn’t prepared
  • Leaks that keep coming back after resealing
  • Torn expansion joints

Managing a site like Van Gogh Academy? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

  • What the cure time is
  • Whether VAT is included
  • Whether they seal over old material or remove it

Our hiring checklist

Looking after it afterwards

A little care helps the new joints last. Our advice:

  • Always have old sealant cut out, not covered
  • Run the fan after every shower
  • Find out why the sealant failed first
  • Check ceilings under showers for marks

Keep the room ventilated: use the extractor or open a window after showering.

Mould under a second layer of sealant keeps growing out of sight. By the time it shows through, the joint is well past saving.

How it works

Before we leave, we go over the finished joints with you. The work normally takes a few hours for most joints, depending on how much old sealant has to come out, depending on how much there is to do. Parking in much of London is by permit or pay-and-display, so it helps to know what’s near you in North Brixton. A visitor permit or a nearby bay makes the visit run more smoothly.

  1. Surrounding tiles, trays and frames are protected first.
  2. Every layer of failed sealant is stripped out.
  3. We clean and degrease the joint and look for signs of movement or water.
  4. Once dry, a suitable sealant is applied and tooled.
  5. You get the cure time and our view on why the joint failed.

Preparing for the visit

  • Try not to wet indoor joints just before the visit
  • Let us know about stairs, lifts or work at height
  • Move anything stored near the joints

Advice

Should I try it myself first?

If you’ve already had a go yourself, that is fine. We cut it out and start again.

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Surface by surface

Mouldy bath & shower sealant

Black mould inside the bead won’t scrub out. The sealant is cut out completely, the joint treated with a mould remover and dried ahead of a new anti-fungal bead.

Worktops & kitchens

If a worktop moves when you lean on it, the sealant will keep splitting. That needs refixing before resealing, and we will tell you if we find it.

What we cannot put right

We won’t take on work that will not last, so here’s what sealant can’t put right:

  • Older mastics that may need an asbestos check before removal
  • A tray or worktop that needs refixing first
  • Failed tanking or loose tiles behind the sealant

Not sure which it is? You can call 0345 464 0079 or drop us an email and we will tell you honestly.
