Trusted external mastic in Little Portugal

External mastic in Little Portugal, done properly

For buildings in Little Portugal, we reseal external joints of all kinds, from brick movement joints to cladding panels. The preparation is the same whatever the wall: clean joint faces and the right depth. If you’re dealing with panel joints letting water in and weeds or debris growing in open joints, we can put it right.

In London terraces and converted houses, gutters and walls are often shared with the house next door, so a leaking gutter joint or failed wall joint can affect more than one home. For a flat in Little Portugal, check the lease for who looks after the outside.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

How it works

Every visit runs the same way: we look at the joints together, protect the area around them, carry out the job and clear up. Most jobs take a few hours to a few days, depending on the length of joint and the access. Parking in much of London is by permit or pay-and-display, so it helps to know what’s near you in Little Portugal. It helps if you can point us to a visitor permit or a bay close to the door.

  1. First, the joints are inspected and the access agreed.
  2. Every bit of old sealant and any mortar or debris is cut out.
  3. The faces are brushed clean and primed where the product requires it.
  4. We fit closed-cell backing rod to control the depth.
  5. The exterior sealant is applied, tooled and checked along its length.

Advice

DIY sealant or a professional job?

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

How we quote for external mastic

Jobs vary more than people expect. What affects the quote:

  • The number and length of the joints
  • The product the joint needs
  • The old material and how stubborn it is
  • Access and height

What it costs depends on the size of the job, how much old material has to come out and access to the work. You’ll have a clear quote before any work starts.

Helping us quote

Photos by email are helpful but not essential. Try to tell us:

  • Any previous sealing or DIY work
  • Access, such as stairs, a lift or height
  • Roughly how big the job is
  • Where the job is, and your postcode

To get a quote, phone 0345 464 0079 or send us an email and tell us where the job is and what the problem looks like. You’ll have a clear quote before we start.

Looking after it afterwards

So the new joints stay in good condition:

  • Fix overflowing gutters above sealed joints
  • Keep movement joints as flexible joints, not mortar
  • Have failed joints looked at early
  • Ask before painting over external sealant

Keep pressure washers away from the sealant. A strong jet can damage the edges of the bead and let water in behind.

Once a joint can’t move, the wall finds another way, often as cracks near the joint. Catch it early and you reduce the risk.

What we can’t put right

Honest advice matters more to us than a booking, so here’s what sealant cannot fix:

  • Damp that isn’t coming from the joint
  • Movement that is more than a sealant joint can take
  • Cracks in the bricks or render themselves, away from the joints

If in doubt, call 0345 464 0079 or drop us an email and we’ll say what we think before you book.

Walls and rooflines in Little Portugal

In terraces and conversions, gutters and walls are often shared with the neighbours, so it’s worth agreeing who is responsible before work starts. The South East is one of the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

For an older house near a landmark such as St Stephen's Church, an extension built onto an older house moves differently, and the joint between them takes the strain. Managing a site like Platanos College? Then larger buildings have long runs of movement joint that eventually need resealing. For landlords with property near Wandsworth Road station, failed wall and movement joints let damp in, so they’re worth checking between tenancies.

Copings and trims

Metal and stone copings both move with temperature, so the joints need a sealant that stays flexible.

Render joints

Rendered walls have joints at beads, openings and changes of material. They’re resealed in a sealant that suits the render.

For landlords and businesses

From a single let to a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.
