Window & door mastic in Little Portugal, Greater London
Problem with your window and door frames in Little Portugal? We cut out the old, prepare the joints and apply the right sealant, with a one-year guarantee.
- White mastic on grey or black frames
- Mastic that has split away from the wall
- Gaps left after new windows were fitted
Window mastic in Little Portugal, done properly
Frames and walls don’t move together. Heat and cold make frames grow and shrink against brick or render that hardly moves. That is why the joint needs a flexible, low-modulus sealant rather than something rigid. We are often asked to deal with cold air getting in at the frame edge and rain getting in at the frame or under the sill, across composite doors, patio & French doors and window sills.
From mansion-block windows to modern glazing in new flats, London has every kind of frame. The mastic around them dries out and cracks with age, letting in draughts and water.
Every job comes with our one-year guarantee, wherever you are in Greater London.

Looking after it afterwards
To keep the joints looking good and working properly:
- Paint up to the joint, not over it
- Walk round the house once a year and look at the joints
- Keep jet washers away from the mastic
- Wipe condensation off the frames
On timber frames, keep the paintwork in good order, because bare, wet timber moves more and pulls at the joint. Paint up to the joint, not over the silicone.
Wet, windy weather is when failed mastic shows itself, but sealant goes on best when frames and walls are dry. Sorting cracked mastic early means the joint is sound before the bad weather.
Do you need window mastic in Little Portugal?
Water runs down the glass onto the sill, so the sill ends and the joint below the frame are common leak points. When that sealant fails, water gets into the wall or under the frame.
Common reasons people contact us include:
- Gaps left after new windows were fitted
- Draughts coming in around windows and doors
- Hard, cracked sealant around windows
- Cracked internal joints between frame and plaster
Rented homes near Wandsworth Road station change hands often, and renewing tired window mastic between tenants heads off draught and damp complaints.

How it works
Our applicators work methodically: protect, prepare, seal, tidy. Typically it takes anything from an hour or two to a full day, depending on how many frames there are and we leave things clean and tidy. Parking in much of London is by permit or pay-and-display, so it helps to know what’s near you in Little Portugal. A visitor permit or a nearby bay makes the visit run more smoothly.
- Each frame is looked over and we agree which ones need resealing.
- We remove the old mastic and clean the frame edge and wall.
- Where the gap is deep, backing rod goes in first.
- A flexible exterior sealant is applied in a colour to suit the frame.
- We tool each bead neatly and check every joint is closed.

When it isn’t the sealant
A few problems are outside what sealant work can do:
- Damp coming through the wall itself rather than the frame joint
- Soft or decayed wood in the frame
- A sash or casement that won’t close properly
If in doubt, call 0345 464 0079 or email us and we will say what we think.

Your questions about window mastic in Little Portugal
Is Little Portugal in your area for window mastic?
Yes. Our work covers London and the South East, and Little Portugal is part of that. You can phone 0345 464 0079 or send us an email and let us know what needs doing, and we will give you a clear quote.
Can you help a landlord with a rental near Wandsworth Road station?
Yes, rental work is part of what we do. You can call 0345 464 0079 or email us with the address and a few details, and we’ll give you a fixed price before we start.
Can resealing stop a draught around my window?
It will if the frame joint is the problem. We check where the draught is before any work starts.
Can I add another job to the visit?
Yes, and it often makes sense. Doing several areas at once is generally more efficient.
Is the work guaranteed?
Yes. All our work carries a 12-month guarantee, and we’re fully insured.
Do you hold any approvals?
Yes. We hold ARBOMaster approved applicator status, and we’re fully insured.
Will there be a smell?
That depends on the sealant. Some products have a noticeable smell, others very little.
Do you take out the old sealant first?
Yes. We cut out all the old sealant and clean the joint before resealing.
Leave it or put it right?
If you’re painting or rendering, reseal at the same time. Fresh joints finish the job neatly, and it’s easier while the walls are being worked on anyway. In a London flat, a failed joint rarely stays your problem alone: water from a shower or window joint can reach the flat below, and gaps in fire-stopping matter to everyone in the building.
A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.

Window mastic in Little Portugal: local notes
Rainfall in the South East is lower than in much of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind. In a converted house or block, who looks after the windows depends on the lease, so check that before booking.

DIY versus a professional finish
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
