Window mastic for homes and businesses in Oval
A cold draught around a closed window often comes from the frame edge. A new joint stops the air getting through and quietens the whistle on windy days. Where the air is getting in through the window itself, we will say so. If you’re dealing with whistling draughts around closed windows and old mastic that has gone black or come away, we can help.
Many London homes are flats, with windows high above the street. In a converted house or block, the lease generally says who is responsible for the windows, so it’s worth checking before booking, and access in Oval is something to talk through when you book.
Each job carries a 12-month guarantee.

Signs you need window mastic in Oval
Older frames were often sealed with products that set hard. Once it’s rigid, every bit of frame movement pulls at it, and a gap opens along one edge.
The problems people normally mention when they call include:
- Gaps where the sill meets the wall
- Rain getting in at the frame or under the sill
- Hard, cracked sealant around windows
- Untidy mastic left by window fitters
For site and facilities teams at buildings such as St Stephen's Church of England Primary School, larger buildings have plenty of frames, and the mastic around each one ages.

For landlords and businesses
Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. Several properties can go on one quote.
We work for landlords and agents as well as homeowners. Resealing between tenancies keeps a property looking cared for.
What else we do in Oval
The process
We work through the job in order: protection first, then preparation, sealing and a tidy-up. Typically it takes a morning for a couple of windows and a door. For a job in Oval, parking and access are the things to plan: tell us about permits, visitor bays or off-street space, which floor we are working on and whether there’s a lift.
- First, we confirm safe access to each frame.
- All the failed sealant is cut away.
- The surfaces are cleaned and left dry, and primed where the sealant calls for it.
- Deep voids are backed, then the sealant is gunned in.
- The joint is shaped to shed water and the area tidied.
Before we arrive
- Tell us if parking is tricky
- Move anything stored near the joints
- Plan for the work area to be out of bounds to pets and children

Advice
What window mastic looks like in Oval
Rainfall in the South East is lower than in much of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day. In London conversions and blocks, the lease decides who is responsible for the frames, so it’s worth checking before booking.
Oval is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when you book. If you live in an older home near Calvary Church of God in Christ, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.
Oval is about 1 mile north of Stockwell, in Greater London. Oval gets the same service as everywhere we cover: the old material taken out, joints prepared properly and a 12-month guarantee. Oval is one of 764 places in Greater London we cover.

Locally, jobs take us to homes and businesses close to Vauxhall Park, Lambeth Palace Library and St Peter's School and the streets around them. Nearby too are Archbishop Tenison's Church of England School (under half a mile north-east) and Crown and Thistle pub (within half a mile south-west). Oval has its own railway station: Vauxhall station. A little further out are Type Museum (0.5 miles south) and The Gordon Hospital (1 mile north-west). The countryside around Oval includes Bellenden Road Nature Garden and Ludgate Hill.
What happens if it’s left?
Failed mastic is not a reason to replace sound windows. Where the frames are sound, new mastic generally deals with draughts and leaks at the edges. If we find failed glass units or worn seals, we’ll tell you. In a flat in Oval, failed sealant seldom stays inside your own four walls: water can reach the neighbours below, and gaps in fire-rated joints affect the whole building.

Oval questions
Can parking be tricky for a visit in Oval?
London parking needs a little planning, so let us know about permits, bays or a driveway when you book. That way the visit can be planned around it.
Do you cover Oval for window mastic?
Yes, Oval is within the area we cover. Our work covers London and the South East. Just call 0345 464 0079 or send us an email with a few details of the job.
Will there be a smell?
Sometimes, a little. It fades as the sealant cures.
Can tenants book the work?
Yes. Check with your landlord; we can send the quote to them too.
Will new mastic stop draughts?
If the draught is coming in around the frame, yes. If it’s coming through the window seals, we’ll tell you.
Can you work on commercial sites?
Yes. Hotels, offices and other businesses use us.
Do you hold any approvals?
Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.
Can you do several jobs on one visit?
Yes. Tell us about everything you’d like done and you will get one quote.
What sealant work can’t fix
Honest advice matters more to us than a booking, so here’s what new sealant will not do:
- A sash or casement that will not close properly
- Misting between the panes of a double-glazed unit (that needs a new unit)
- Rotten timber, which needs a joiner first
If you are not sure, just phone 0345 464 0079 or drop us an email and we will give you a straight answer.
Where we work in Oval
- Timber windows & doors
- Aluminium frames
- Window sills
- Composite doors
- Patio & French doors
- uPVC windows
Surface by surface
uPVC windows
Some uPVC windows were sealed at fitting with a quick bead that never bonded. We cut it out, back any deep gaps and reseal properly.
Timber windows & doors
On period timber windows, traditional sand mastic is sometimes the better choice. We can talk through the options.
Keeping the joints in good condition
Once the sealant has cured, a few habits help it last:
- Keep paint off silicone joints
- Clear any debris from frame drain holes
- Walk round the house once a year and look at the joints
- Keep paint and stain on wooden frames in good order
Timber frames need their paint kept up, since wood that gets wet swells and shrinks more. Paint up to the joint, not over the silicone.
Look out for the warning signs: cracks in the mastic, gaps you can see light through, damp on the reveal or mould around the inside of the frame. If you notice one, it’s time to get the joint looked at.
