Window mastic in South Lambeth: local notes

In London conversions and blocks, the lease decides who is responsible for the frames, so check that before booking. London and the South East are among the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

For landlords with property near Vauxhall station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets. If you live in an older home near St Stephen's Church, the joint between an old wall and a newer frame is normally the first place rain gets in.

South Lambeth is about 1 mile south-west of Kennington, in Greater London. About our window mastic in South Lambeth

Mr Mastic’s applicators have more than 20 years’ experience with window and door sealants. We are fully insured ARBOMaster approved applicators, and we give a 12-month guarantee on the work. Typical jobs include water coming in at the bottom corners of a door and mastic that’s falling out in pieces, across composite doors, window sills and aluminium frames.

London’s Victorian and Edwardian terraces were built with timber sash windows, and many still have them or their replacements. Either way, the mastic between frame and brickwork is what stops draughts and rain getting in.

Whatever the size of the job, it’s backed by our one-year guarantee.

What sealant work cannot fix

Some problems need a builder, plumber or other trade rather than us:

  • A door that needs adjusting, rehanging or new seals
  • Damp coming through the wall itself rather than the frame joint
  • Faulty window hardware

If you are not sure, just ring 0345 464 0079 or drop us an email and we’ll give you a straight answer.

Surfaces we seal

  • Composite doors
  • uPVC windows
  • Window sills
  • Timber windows & doors
  • Patio & French doors
  • Aluminium frames

Aftercare tips

After the cure time, these simple habits help:

  • Paint up to the joint, not over it
  • Air rooms to keep condensation down around windows
  • Clear any debris from frame drain holes
  • Repaint timber before it’s bare

Timber frames need their paint kept up, because bare, wet timber moves more and pulls at the joint. Paint up to the joint, not over the silicone.

A small gap around a frame only grows. As the old mastic shrinks further, more air gets through, and heat escapes around the frame. Resealing closes it.

Can I do it myself?

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

A DIY attempt does not rule out a professional job. We cut it out and start again.

Different surfaces, different methods

Aluminium frames

Metal frames expand in the sun and are often slim, with little room for error. A tidy bead in anthracite grey, black or a matching colour suits the frame.

Timber windows & doors

Where timber has rotted at the joint, it needs repairing first. If we find rot, we will tell you before going ahead, as a joiner will need to deal with it.

Questions from South Lambeth

Do you cover South Lambeth for window mastic?

Yes, South Lambeth is within the area we cover. We work across London and the South East. You can call 0345 464 0079 or email us and tell us what needs doing.

Is parking an issue for window mastic in South Lambeth?

London parking needs a little planning, so let us know about permits, bays or a driveway when you book. That way the visit can be planned around it.

Will the old sealant be removed?

Yes. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.

Do you have insurance?

Yes. We’re fully insured, with over 20 years’ experience in sealant work.

Will resealing my frames help with draughts?

It will if the frame joint is the problem. We find where the air is coming from before we reseal.

How long before the joint can be used?

Most sealants are touch-dry well before they’re fully cured. We will give you the cure time for the product we used before we leave.

Is it messy?

Not at all. We work neatly, protect the area around the joints and tidy up afterwards.

Do I have to be there?

If the work is inside, we need someone to let us in. After that, you can carry on with your day.

Common problems we fix in South Lambeth

Frames are never completely still. A plastic or aluminium frame lengthens in sunshine and shortens as it cools, while the brick or render around it hardly moves. A sealant that can’t keep up eventually tears.

The problems people generally mention when they call are:

  • Water coming in at the bottom corners of a door
  • Hard, cracked sealant around windows
  • Draughts coming in around windows and doors
  • Old mastic that has gone black or come away

Schools such as Herbert Morrison Primary School are buildings too, and its window and door frames need their mastic kept sound, just like a home’s.

What to look for in a quote

  • What preparation is included
  • Whether all the old sealant comes out first
  • How long the guarantee is
  • Whether the sealant suits the joint

10 questions to ask before booking

How the visit works

All our tools and materials come with us in the van, so you do not need to buy or prepare anything. Once we have agreed what’s being done, we protect the area and start. Most jobs take a few hours for a handful of frames, longer for a whole house. For a job in South Lambeth, parking and access are the things to plan: let us know about parking, the floor we’ll be working on and any lift or shared entrance.

  1. Each frame is looked over and we agree which ones need resealing.
  2. The old mastic is cut out and scraped back to clean surfaces.
  3. Where the gap is deep, backing rod goes in first.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. Every joint is tooled smooth and checked before we leave.

Preparing for the visit

  • Let us know about earlier repairs to the joints
  • Clear the area around the work
  • On commercial sites, let us know about site rules
