What we’re called out for in Pitshanger
How a joint is built matters as much as the product. Sealant packed too deep, or stuck to the back of the joint as well as the sides, cannot stretch, and tears at the first real movement. Backing sets the depth and stops that.
The most common problems we see are:
- Floor or wall movement joints that have failed
- Caulk or the wrong sealant used in a wet area
- A second bead peeling off the first
- Kitchen joints letting water behind the worktop
For an older house near a landmark such as Church of St Barnabas, walls and floors in older homes can move, and sealant and grout show it first.

Remedial sealant in Pitshanger
A joint that keeps failing generally has a reason. A tray that moves, a worktop that isn’t fixed, the wrong sealant or water getting in elsewhere will beat any new bead. Finding that cause comes before any new sealant. Typical jobs include a second bead peeling off the first and repeat leaks from the same joint, on leaking tray & enclosure joints, shrunken worktop sealant and failed movement joints.
Hard London water leaves limescale on sealant, grout and taps alike. For a bathroom or kitchen in Pitshanger, getting the joints right keeps water where it belongs and the room looking clean.

Different surfaces, different methods
Mouldy bath & shower sealant
Mould can sit behind the silicone, not just in it. Once it’s all removed, the joint is treated.
Worktops & kitchens
Kitchen joints hold grease and residue, so cleaning takes longer than in a bathroom before resealing.
The process
At the end, we look at the finished work together and explain the cure time. The visit itself generally takes a few hours for most joints, depending on how much old sealant has to come out, depending on the amount of work. Parking in much of London is by permit or pay-and-display, so it helps to know what’s near you in Pitshanger. It helps if you can point us to a visitor permit or a bay close to the door.
- We protect the surfaces around the joint.
- The botched or failed sealant is cut away completely.
- We clean and degrease the joint and look for signs of movement or water.
- New sealant goes in once the joint is dry, and is tooled smooth.
- We give you the cure time and explain what caused the failure.
Before we arrive
- Mention any sign-in or site rules at work premises
- Let us know about stairs, lifts or work at height
- Tell us about any water getting in

Looking after it afterwards
So the new joints stay in good condition:
- Check ceilings under showers for marks
- Never seal over old silicone
- Clean sealant with mild products only
- Run the fan after every shower
If the joint ever needs renewing, have it cut out, not sealed over. New silicone doesn’t bond to old, so the old bead should always come out first.
Mould under a second layer of sealant keeps growing out of sight. By the time it shows through, the joint is well past saving.
Your questions about remedial sealant in Pitshanger
Is parking an issue for remedial sealant in Pitshanger?
Parking in Pitshanger, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot.
Do you work in hotels near Pitshanger?
Yes, hospitality work, including hotels, is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.
Can failed expansion joints be resealed?
Yes. We cut out the failed sealant, fit backing and reseal with a flexible product.
Someone resealed my shower and it’s leaking again. Can you help?
Yes. We check it’s the sealant and not the tray, valve or waste, then strip and reseal the joints.
Does someone need to be in?
For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.
Which products do you use?
Each joint gets the product that suits it. Movement, water and weather all affect the choice, and we will tell you what we are using.

Landlord and commercial work in Pitshanger
Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.
We work for letting agents and landlords as well as householders. Sealant work between tenants keeps a property looking cared for.
Should I try it myself first?
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
What remedial sealant looks like in Pitshanger
Pitshanger has hotels and guest accommodation nearby. Hotel bathrooms are part of our work as well as homes, and can be done room by room. London has hard water, which leaves limescale on sealant, grout and taps, and it has to be cleaned off before new sealant goes in.
Letting a property close to Castle Bar Park station? Then botched sealant from a previous quick fix is easier to strip out between tenants. As a London address, Pitshanger can be tricky for parking: tell us about permits, visitor bays or off-street space when you book.

Honest limits
New sealant cannot fix everything, and we’d rather say so up front. It won’t solve:
- Cracks in the fitting rather than the joint
- Failed tanking or loose tiles behind the sealant
- A tray or worktop that needs refixing first
If in doubt, call 0345 464 0079 or email us and we’ll say what we think.
