About bathroom resealing in W13
A reseal only lasts if the joint is properly prepared. The old sealant is removed to the last smear, then the joint is cleaned, degreased and treated for mould. New silicone goes on only when the joint is fully dry. We are often asked to deal with leaks into the floor or ceiling below and two layers of silicone, both failing, on basins & vanity units, kitchen worktops & upstands and baths.
On the day, we start by going over the job with you, so there are no surprises. We protect the surfaces around the joints before we start. Most jobs take around two hours for one bath or shower, longer for a whole bathroom.
- We protect the area and cut out all of the old sealant, including the film left on the tiles.
- We clean and degrease the joint and treat any mould.
- Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
- We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
- We tidy up and give you the cure time, normally around 24 hours.

The nearest railway station is Ealing Broadway station, roughly 0.5 miles north-east. Bathrooms and kitchens across W13
Across W13, from Ealing, Northfields and South Ealing outwards, we see bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.
Hard water across most of the South East leaves limescale on sealant, grout and fittings. For any job in W13, joints are cleaned back properly before anything new goes in.
Ealing: If you look after a building such as Ealing Independent College, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. In the older streets around St Saviour's Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.
What sealant work cannot fix
In fairness, some problems need a different trade:
- A leaking waste, trap or valve
- A bath or tray that moves because it isn’t properly supported
- Cracked or missing grout between tiles (that’s regrouting)
Can I do it myself?
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.
Why deal with it now?
A clean new bead makes a room look cared for, which helps when a home is being let or put on the market. A smeared, uneven DIY bead does the opposite, and it’s harder to put right later.
Questions to ask before booking
- Whether VAT is included
- How long to leave it before use
- Who turns up on the day
- Whether the sealant suits the joint
Landlord and commercial work in W13
From a single let to a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.
Housing providers, facilities teams and property managers book us too. We can quote a run of properties together.
Looking after it afterwards
To keep the joints looking good and working properly:
- Keep the fan on for a while after bathing
- Dry the bead with a towel now and then
- Stick to a soft cloth and a mild cleaner
- Never pick at the silicone with a blade
Do not stand bottles along the bead, because they trap water against the silicone. Squeegeeing the walls and tray after use helps the joint dry.
Small signs come before a leak: lifting ends, gaps, dark shadows under the bead or a stain downstairs. If you spot one, it’s time to reseal.
Questions from W13
Can tenants book the work?
Yes, but check with your landlord or agent first. Landlords are often happy for the work to be arranged.
What do you need from me for a quote?
The location, the problem and the rough size of the job. Photos by email help too.
Will there be a smell?
Possibly a little. Any smell clears as the sealant cures, and ventilation helps.
Can you just seal over the old silicone?
No, never. Sealing over the top looks fine for a few weeks, then lifts, because silicone doesn’t bond to silicone. Every trace of the old bead is removed first.
Do you work for letting agents?
Yes. We work for homeowners, landlords, letting agents, businesses and hotels.
Does someone need to be in?
That depends on where the joints are. Inside work needs someone to give us access.
How long does a bath or shower reseal take?
A single bath or shower takes about a couple of hours, including cutting out the old sealant. A full bathroom and kitchen can take most of a day.
