About bathroom resealing in UB5

Before a bath is sealed, it’s filled with water. The weight settles the bath to its lowest point, so the new joint is not pulled apart the first time it’s used. Quick jobs often leave it out, and it makes a real difference. We work on basins & vanity units, shower trays & enclosures and sinks & splashbacks, and people most often call us about water getting behind the bath panel and two layers of silicone, both failing.

Most of a good job is in the preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. All told, the work takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen.

  1. We start by protecting the area and stripping out the old bead, including the film left on the tiles.
  2. Next, the joint is cleaned and any mould is treated.
  3. The joint is left to dry, and baths are filled with water first.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. We clear away and tell you when it can get wet, generally after around 24 hours.

Where we work in UB5

In UB5, bathroom resealing takes in flats, houses, rentals and businesses, from Ruislip, Harrow and Greenford to the quieter places in between. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.

From Victorian terraces to post-war new towns and modern estates, homes across the South East and London cover every era. The right sealant depends on the age and materials of the building.

Northolt: Schools such as Willow Tree Primary School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Rented homes near Northolt Park station change hands often, and a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

Work for landlords, hotels and businesses

Hotels need rooms back in use, so we plan the work room by room. We’ve worked in hotels as well as homes and businesses.

For anyone letting property in or around UB5, several properties can be quoted together. Send us the addresses and the work at each, and photos by email help.

Aftercare tips

Simple care keeps the joints in good condition. Our advice:

  • Dry worktop joints after washing up
  • Wait for the cure time we give you
  • Keep an eye on the corners, where splits start
  • Do not let bottles sit on the bead

Clean the silicone with care: warm soapy water and a soft cloth do the job. Scourers and blades can nick the surface, because a damaged bead gives mould a foothold.

Worktop joints fail quietly. Water gets behind the upstand and into the edge of a laminate worktop, and the board underneath can swell. A reseal in time can save the worktop.

What we’re called out for in UB5

The wrong product fails fast. Decorators’ caulk and all-purpose sealants are not made for constant wetting, so they stain, crack or go mouldy before long. Wet areas call for a sanitary silicone with an anti-fungal additive.

Look out for any of the following:

  • Smears of silicone across the tiles
  • Gaps between the worktop and the wall
  • Splits where the tray meets the wall
  • Cracked, shrunken or lifting silicone

How the job changes by surface

Shower trays & enclosures

Shower trays are sealed to the wall, and enclosures are sealed to the tray and tiles. Both take water every day, so each is cut out and renewed with anti-fungal sanitary silicone.

Basins & vanity units

On a basin, neatness shows: the bead is right in front of you, so it’s tooled cleanly and evenly, in white, clear or a colour to suit.

When something else is needed

Some problems need a builder, plumber or other trade rather than us:

  • A bath or tray that moves because it isn’t properly supported
  • Damage behind the tiles that needs a tiler
  • Water getting in through the grout rather than the sealant

FAQs for UB5

Can mouldy silicone be sorted out?

Yes, we can. We strip the bead, treat the joint and lay new anti-fungal silicone.

Is it OK to put new sealant on top of the old bead?

No. A bead laid over old silicone soon starts to come away. Every trace of the old bead is removed first.

Is white the only colour available?

Most people choose white or clear, and other colours are available to suit tiles, trays and worktops. Let us know your preference when you ask for a quote.

We can work for tenants, landlords or agents. Just make sure your landlord agrees.

Do you take out the old sealant first?

Yes. We cut out all the old sealant and clean the joint.

Can you reseal around my kitchen sink and worktop?

Yes. Next to the sink we use a food-safe product where it’s needed.
