Bathroom resealing across UB4: what to expect

Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across UB4. We’re ARBOMaster approved and fully insured, and the work comes with a 12-month guarantee. We are often asked to deal with water getting behind the kitchen upstand and a joint torn by a bath that flexes, across shower trays & enclosures, basins & vanity units and wet rooms.

All our tools and materials come with us in the van, so there’s nothing for you to buy. After a quick look at the joints together, the area is protected and the work begins. It normally takes a couple of hours for a single bath or shower.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. We tool the bead to a neat finish and give you the cure time, generally around 24 hours.

How to get a quote

Getting a quote is simple: let us know what needs doing and where and its rough size. A few pictures by email make the job easier to understand, and we will take it from there.

Near you in Hayes

Locally, jobs take us to homes and businesses close to Dr Triplett's CofE Primary School, Barra Hall Park and Rosedale College. Other local landmarks include Fountain House Hotel (within half a mile north-east), Church of St Mary (under half a mile north) and The Botwell Inn (0.5 miles south). For rail, the closest station is Hayes & Harlington station, about 0.9 miles south. Nearby you will also find Hillingdon Museum and Archives Services (3.2 miles north-west) and Hayes Cottage Hospital (less than half a mile north). The countryside around Hayes includes Middle Lake and Yeading Brook Meadows.

Bathroom resealing across UB4: local notes

UB4 has homes of every age, old and new, and in places like Hayes, Yeading and Yiewsley there’s plenty of rented property too. Bathroom resealing keeps bathrooms and kitchens watertight and looking cared for.

The South East is one of the drier parts of the UK, but outdoor sealant still needs a dry day and clean surfaces, so outside work in UB4 is planned around the forecast.

Hayes: If you let a flat or house near Hayes & Harlington station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. As a London address, Hayes can be tricky for parking: tell us about permits, visitor bays or off-street space when you book.

Can I do it myself?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

What we are called out for in UB4

Baths and trays move. Acrylic in particular gives slightly under the weight of water and a person, while a poorly supported tray can shift underfoot. Over time the joint tears or pulls away from the tile.

Most people get in touch after spotting something like this:

  • Lumpy, uneven sealant from a DIY attempt
  • Black mould in the silicone that will not clean off
  • A joint torn by a bath that flexes
  • Shrunken sealant along the back of a worktop

Surface by surface

Kitchen worktops & upstands

The joint between worktop and wall takes splashes, crumbs and cleaning sprays. We seal them in a colour that suits the worktop.

Wet rooms

In a wet room, the joints between floor and walls take standing water. They’re resealed with anti-fungal sanitary silicone, working on the surface joints, not the tanking or drainage.

What affects the cost of bathroom resealing

We do not publish a price list, because jobs vary so much. What we look at:

  • Mould in or behind the old joints
  • How easy the joints are to reach
  • The number and length of the joints
  • The number of rooms or windows

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, plus any working-time requirements on site. Call for a quick quote and we’ll go through it with you.

What we need to know

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • Whether it has been sealed before
  • Where the job is, and your postcode
  • The type of property
  • How many joints, rooms or windows are involved

We do not publish a price list, because every job is different. Instead, your job gets its own clear quote. To arrange one, phone 0345 464 0079 or email us.

Looking after it afterwards

Simple care keeps the joints in good condition. Our advice:

  • Keep bottles off the sealant line
  • Run the extractor fan during and after every shower
  • Don’t leave water standing on kitchen joints
  • Dry the bead with a towel now and then

Keep water off the new bead until it has cured, which is usually around 24 hours. After that, a quick wipe after showering helps keep it clean.

A failed kitchen joint is easy to miss. Water gets behind the upstand and into the edge of a laminate worktop, and the board underneath can swell. Resealing before that happens protects the worktop.
