Window mastic for homes and businesses in Hayes
There are two joints on most windows. The external joint is the weather seal; the internal joint closes the gap to the plaster and stops draughts. We seal one or both, depending on what’s needed. If you have cracked sealant at the sill ends and rushed sealant from a window installation, we can help, whatever the surface.
London has a lot of flats and conversions, where windows are often on upper floors. In a converted house or block, the lease usually says who is responsible for the windows, so it’s worth checking before booking.
You are covered for a year from the day we finish. If anything is not right with it, phone 0345 464 0079 or email us.

Looking after it afterwards
Good habits help new joints last longer. Our tips:
- Ventilate rooms so frames do not stay wet inside
- Clear any debris from frame drain holes
- Clean frames with a soft cloth and soapy water
- Look round the frames every year or so
On timber frames, keep the paintwork in good order, since wood that gets wet swells and shrinks more. Keep paint off the silicone itself.
On timber windows, water behind the joint can lead to rot. Once wood has rotted, it needs repair before it can be sealed, so it pays to reseal before that happens.

Signs you need window mastic in Hayes
Mastic ages in the weather. UV light hardens the outside of the bead, and over the years it loses its give, cracks and comes away.
Any of these means the joints need attention:
- Whistling draughts around closed windows
- Rushed sealant from a window installation
- Mastic that has split away from the wall
- A bead that doesn’t match the frame
Hayes is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when you book.

Quotes for window mastic in Hayes
There’s no set price list, because jobs vary so much. The quote depends on:
- Whether old sealant or filler has to be cut out
- How many areas need sealing
- The number and length of the joints
- How easy the joints are to reach
Leaving a failed joint normally makes the job bigger, not smaller, as water and mould keep getting in. If you’re not sure whether it needs doing, phone 0345 464 0079 or drop us an email for an honest opinion and a quote.
What we need to know
When you contact us, it’s useful to know:
- What the problem is, such as mould, gaps, leaks or cracking
- Any previous sealing or DIY work
- How many joints, rooms or windows are involved
- Any access issues, like height or stairs
We quote each job on its own, so the first step is telling us about yours. Just ring 0345 464 0079 or email us with the details, and photos are welcome.
Window mastic in Hayes: local notes
With historic houses such as Northolt Manor (about 3 miles north-east) nearby, there’s older building stock in the area around Hayes as well as newer homes. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic. The South East is one of the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.
Letting a property close to Hayes & Harlington station? Then cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets. Homes close to Church of St Mary include some older properties, and frames set in older brick or stone need a sealant that suits the wall as well as the frame.

Hayes questions
Do you work for landlords with property near Hayes & Harlington station?
Yes, we work for landlords and letting agents. Just phone 0345 464 0079 or send us an email and tell us about the property, and we’ll give you a clear price.
Is Hayes in your area for window mastic?
Yes. We work across London and the South East, and Hayes is part of that. Just call 0345 464 0079 or email us with a few details of the job.
Are you ARBOMaster approved?
Yes. We are an ARBOMaster approved applicator.
Can you do several jobs on one visit?
Of course. Doing several areas at once is usually more efficient, so mention them when you ask for a quote.
Can new sealant go over the old?
No. New silicone will not bond to old silicone, and anything trapped underneath, including mould and water, stays there. We remove it all first.
Do you seal inside as well as outside?
Yes. Draughts often come through the inside gap too, so it can be worth sealing both.
Where do you work from?
Mr Mastic is based in Crawley. We cover Hayes and the rest of Greater London, along with the rest of our area.
Can you do upstairs windows?
Generally, yes. We plan safe access before the job.
Can I do it myself?
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
The process
On the day, we look over the joints with you first. Surfaces next to the work are protected before any work begins. Most jobs take anything from an hour or two to a full day, depending on how many frames there are. Many London jobs are in flats, so we come ready for stairs, narrow hallways and shared entrances. Mention any building rules, key holders or managing agents when you book.
- First, we confirm safe access to each frame.
- All the failed sealant is cut away.
- The surfaces are cleaned and left dry.
- Deep voids are backed, then the sealant is gunned in.
- We tool the joint so water runs off, then clear up.
Preparing for the visit
- Let us know about earlier repairs to the joints
- Mention any tricky access
- Mention any sign-in or site rules at work premises

Advice
Leave it or put it right?
Redecorating is a good moment to renew the mastic. A clean new bead makes new paint or render look finished, and it’s easier while the walls are being worked on anyway. In London conversions, one flat’s bathroom is often above another flat’s ceiling, so a small leak from tired sealant can mean a neighbour’s ceiling and a lot of disruption. Putting it right early is much less trouble for homes in Hayes.
Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.
