Window mastic in Hillingdon

Landlords, agents and businesses in Hillingdon

Letting agents and landlords in Hillingdon can book us as well as householders. Sealant work between tenants keeps a property looking cared for before the next move-in.

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

Window mastic in Hillingdon, done properly

Whether it’s one leaking patio door or every frame on the house, the work is priced before anything is done. To get one, call 0345 464 0079 or drop us an email with the number of frames and any access details. If you have gaps between the frame and the inside reveal and damp patches on the reveal after heavy rain, we can help.

London homes have every kind of window, from timber sashes in period terraces to aluminium and uPVC in newer blocks. Over the years, the sealant around them shrinks, cracks and pulls away, letting in draughts and water.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we’ll sort it.

How the visit works

You do not need to clear the whole room or building before we come, just the space around the work. Everything nearby is protected, and the job takes anything from an hour or two to a full day, depending on how many frames there are in most cases. In Hillingdon, flats, stairs and shared entrances are part of the routine. Mention any building rules, key holders or managing agents when you book.

  1. Each frame is looked over and we agree which ones need resealing.
  2. We remove the old mastic and clean the frame edge and wall.
  3. Deep gaps get closed-cell backing rod to set the depth.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. We tool each bead neatly and check every joint is closed.

Before we arrive

  • Mention any sign-in or site rules at work premises
  • Tell us about any water getting in
  • Mention any tricky access

When to call us in Hillingdon

Plenty of failed mastic was poorly applied in the first place. Mastic laid onto dusty, damp or crumbling surfaces didn’t grip properly, so it comes away long before its time.

It’s worth asking for a quote if you see:

  • Cracked internal joints between frame and plaster
  • Black, perished sealant on frames
  • Leaking joints at the ends of sills
  • Rain getting in at the frame or under the sill

As a London address, Hillingdon can be tricky for parking: tell us about permits, visitor bays or off-street space when you book.

Questions to ask before booking

  • Whether you can choose the colour

Our hiring checklist

How to look after the new joints

Good habits help new joints last longer. Our tips:

  • Ventilate rooms so frames don’t stay wet inside
  • Repaint timber before it’s bare
  • Clean frames with a soft cloth and soapy water
  • Don’t paint over the silicone

Have a look at the joints once a year, ideally after winter. Small splits are simple to catch before they leak.

Signs to watch for: split or missing mastic, gaps, damp patches inside or black mould on the reveal. Any of these is worth a call.

When it isn’t the sealant

To be straight with you, there are a few things sealant won’t fix:

  • Condensation trapped between the panes
  • Rotten timber, which needs a joiner first
  • Worn gaskets, brush seals or a door that has dropped

If you are not sure, just phone 0345 464 0079 or drop us an email and we will give you a straight answer before you book.

Joints and surfaces we work on

  • Aluminium frames
  • Window sills
  • Composite doors
  • uPVC windows
  • Timber windows & doors
  • Patio & French doors

Can I do it myself?

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.

Windows and doors in Hillingdon

With historic houses such as Ickenham Hall (about 1.8 miles north) nearby, there’s older building stock in the area around Hillingdon as well as newer homes. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic. Compared with the north and west, the South East gets less rain, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

If you look after a building such as Abbotsfield School for Boys, larger buildings have plenty of frames, and the mastic around each one ages. If you let a flat or house near West Drayton station, renewing tired window mastic between tenants heads off draught and damp complaints.

Questions from Hillingdon

Is parking an issue for window mastic in Hillingdon?

It can be, so it helps to tell us about permits, visitor bays or off-street space when you book. That way the visit can be planned around it.

Is Hillingdon in your area for window mastic?

Yes. We work across London and the South East, and Hillingdon is part of that. You can call 0345 464 0079 or email us and tell us what needs doing, and we’ll give you a clear price.

Can you seal the gap between the frame and the plaster indoors?

Yes, we do both. Indoors, we seal between the frame and the plaster or reveal.

Does the work come with a guarantee?

Yes. Every job comes with our 12-month guarantee, and we’re fully insured.

How do I get a quote for window mastic in Hillingdon?

The cost depends on the size of the job, access and how much old sealant has to come out. Call for a quick quote.

Is there any odour?

That depends on the sealant. Some smell for a while, some hardly at all, and any smell fades as they cure.

How long before the joint can be used?

That depends on the sealant used, so please follow the time we give you.

Will new mastic stop draughts?

If the draught is coming in around the frame, yes. If it’s coming through the window seals, we will tell you.

How the job changes by surface

Window sills

Every drop off the glass ends up on the sill, so the sill ends and the joint under the frame are vital. They’re cut out and resealed with exterior sealant.

Patio & French doors

The joints around patio doors run a long way, top, sides and threshold. The threshold and the bottom corners take the most water, so we pay close attention there.
