Bathroom resealing in Hillingdon

Bathroom resealing in Hillingdon

Across Hillingdon, the joints we reseal are the ones that fail in any home: bath edges, tray joints, basin backs and kitchen upstands. Every joint is cut out, cleaned and left dry before it’s resealed. If you have lumpy, uneven sealant from a DIY attempt and shrunken sealant along the back of a worktop, we can help, whatever the surface.

Much of London’s older housing is Victorian and Edwardian terraces, many of them now split into flats, and bathrooms were often squeezed into small rooms. A compact bathroom that steams up every day is hard on silicone and grout.

All our work is covered by a 12-month guarantee, wherever you are in Greater London.

How it works

All our tools and materials come with us in the van, so there’s nothing for you to buy. Once we’ve agreed what’s being done, the area is protected and the work begins. It normally takes around two hours for one bath or shower, longer for a whole bathroom. Many London jobs are in flats, so we come ready for stairs, narrow hallways and shared entrances. Mention any building rules, key holders or managing agents when you book.

  1. First the area is protected and every bit of old sealant removed, including the film left on the tiles.
  2. We clean and degrease the joint and treat any mould.
  3. The joint is left to dry, and baths are filled with water first.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. We tidy up and give you the cure time, normally around 24 hours.

How to prepare

  • Let us know about earlier repairs to the joints
  • For business premises, tell us about site rules or sign-in
  • For indoor joints, keep the area dry beforehand if you can

Advice

What the job involves on each surface

Shower trays & enclosures

If a tray moves underfoot, new silicone won’t last. Movement is checked before anything is resealed, and if the tray needs refixing, we’ll say so.

Kitchen worktops & upstands

Worktop joints get wet and wiped every day. The new bead is colour-matched where it shows, so the line doesn’t stand out.

For landlords with property near West Drayton station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. As a London address, Hillingdon can be tricky for parking: let us know about parking bays, permits or a driveway.

Hillingdon questions

I live in a flat in Hillingdon. Can a failed seal leak into the flat below?

Yes, and the first sign is often a stain on the ceiling below. Cutting out the old sealant and laying a new bead early stops it getting that far.

Is parking a problem for a job in Hillingdon?

Parking in Hillingdon, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available when you book.

Where do you work from?

We work from Crawley. We cover Hillingdon and the rest of Greater London, along with the rest of our area.

Can mouldy silicone be sorted out?

Yes, we can. We strip the bead, treat the joint and lay new anti-fungal silicone.

How do I get a quote for bathroom resealing in Hillingdon?

The cost depends on the size of the job, access and how much old sealant has to come out. Call for a quick quote and we’ll talk you through it.

Does the resealing come with a guarantee?

Yes. All our work comes with a 12-month guarantee.

Do you have insurance?

Yes. We are fully insured, and we can confirm the details when we quote.

Do you hold any approvals?

Yes. Mr Mastic is an ARBOMaster approved applicator.

Quotes for bathroom resealing in Hillingdon

The price is agreed before any work begins. It’s based on:

  • Which sealant suits the joint
  • Mould in or behind the old joints
  • How many rooms, windows or areas are involved
  • The size of the job

The cost depends on the size of the job, how much old material has to come out and how easy the joints are to reach. We give a clear quote before we start.

What we need to know

When you contact us, these details help:

  • The problem you’ve noticed
  • The type of property
  • If someone has resealed it before
  • Roughly how big the job is

We quote each job on its own, so the first step is telling us about yours. Just call 0345 464 0079 or drop us an email with the details and send pictures if you have them.

Looking after it afterwards

No joint lasts for ever, but care makes a real difference. A few tips:

  • Open a window or run the fan so the room dries
  • Stick to a soft cloth and a mild cleaner
  • Move toiletries away from the joint
  • Wipe the sealant dry after showering

In a kitchen, don’t let water sit along the back of the worktop and keep hot pans off the bead. The drier the joint stays, the longer it lasts.

A few black dots in the silicone soon become a black line. When it has grown right through, it rarely cleans out, and nearby grout often goes the same way. Replacing the sealant early keeps the job small.

Why deal with it now?

Dealing with sealant early is a short job: the work takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. Left until water gets through, the job can grow to lifting panels, drying out and decorating. In a London flat, a failed joint rarely stays your problem alone: water from a shower or window joint can reach the flat below, and gaps in fire-stopping matter to everyone in the building.

A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.

What you get with us

What sealant work can’t fix

Some problems need a builder, plumber or other trade rather than us:

  • Loose or hollow tiles, or failed tanking behind them
  • A bath or tray that moves because it is not properly supported
  • Water getting in through the grout rather than the sealant

If you’re not sure, just ring 0345 464 0079 or drop us an email and we will give you a straight answer.

When to call us in Hillingdon

Black mould is behind a lot of resealing. Bathrooms without good ventilation give mould all the damp it needs, and once it has grown into the bead, cleaning rarely gets it out.

Look out for any of the following:

  • Sealant that has split, shrunk or peeled away
  • A joint torn by a bath that flexes
  • Leaks into the floor or ceiling below
  • Leaking joints on a shower screen

In the older streets around Church of St John, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

What to look for in a quote

  • Is the old sealant removed completely?
  • When the joint can take water or movement
  • What preparation is included
  • What the quote includes, VAT included or not
