Bathroom resealing in Yeading, done properly

Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across Yeading. We are fully insured ARBOMaster approved applicators, and every job carries our 12-month guarantee. If you are dealing with cracked, shrunken or lifting silicone and damp behind the bath or under the tray, we can help, whatever the surface.

London homes include a lot of flats, conversions and mansion blocks, so a bathroom is often directly above a neighbour’s ceiling. In Yeading, that’s a good reason to put tired sealant and grout right early.

All our work comes with a one-year guarantee.

What happens on the day

We work through the job in order: protect, prepare, seal, tidy. Typically it takes half a day or less for one room, longer when the kitchen is included and we leave things clean and tidy. Many London jobs are in flats, so we come ready for stairs, narrow hallways and shared entrances. If the building has a concierge, managing agent or access rules, tell us when you book.

  1. First, each joint is checked for movement and signs of water.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. The bead is tooled smooth and you are told the cure time, generally around 24 hours.

Getting ready for the visit

  • Clear the area around the work
  • Tell us about access, such as stairs, a lift or high-level joints
  • Let us know if you’ve seen damp or leaks

Honest limits

Honest advice matters more to us than a booking, so here’s what new sealant will not do:

  • Tiles that have come away from the wall
  • A cracked shower tray or bath (that needs repair or replacement)
  • A leaking waste, trap or valve

If you are not sure, just ring 0345 464 0079 or send us an email and we’ll give you a straight answer.

Joints and surfaces we work on

  • Shower trays & enclosures
  • Basins & vanity units
  • Sinks & splashbacks
  • Baths
  • Wet rooms
  • Kitchen worktops & upstands

Surface by surface

Kitchen worktops & upstands

Water behind a laminate worktop can make the edge swell. A continuous bead along the back keeps water out.

Shower trays & enclosures

The vertical joint where a screen profile meets the wall is a common leak point. It’s resealed along with the tray joints, following the enclosure maker’s guidance on which side to seal.

What bathroom resealing looks like in Yeading

In a London flat, water from a failed bath or shower seal can reach the neighbours below, which is why it’s worth fixing early. London has hard water, which leaves limescale on sealant, grout and taps.

For an older house near a landmark such as St Joseph the Worker & Dovetail Centre, older homes can move a little, which is hard on rigid grout and tired sealant. As a London address, Yeading can be tricky for parking: let us know about parking bays, permits or a driveway. If you let a flat or house near Southall station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

How to look after the new joints

No joint lasts for ever, but care makes a real difference. Our tips:

  • Wipe up water along the back of the worktop
  • Keep scourers and sharp tools away from the bead
  • Keep an eye on the corners, where splits start
  • Move toiletries away from the joint

Mould needs damp, so keep the room aired. Run the extractor fan during and after a shower, so the silicone gets a chance to dry.

Watch for the early signs: lifting ends, gaps, dark shadows under the bead or a stain downstairs. If you spot one, it’s time to reseal.

Why act early in Yeading

Leaving a split or mouldy bead only stores up trouble. Water that gets behind a bath soaks into the floor, the panel and sometimes the ceiling below, and that is a far bigger job than a reseal. Converted houses in London often have a bathroom above someone else’s living room, and a slow leak from a failed seal can end up in the flat below. Dealing with it early is far simpler for homes in Yeading.

Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part.

Work for landlords, hotels and businesses

We work for landlords and agents as well as homeowners. Resealing between tenancies keeps a property looking cared for before the next move-in.

Whether it’s one flat or a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a one-year guarantee.

DIY versus a professional finish

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

FAQs for Yeading

Could a tired shower seal in my Yeading flat affect the neighbours below?

Yes, and the first sign is often a stain on the ceiling below. Cutting out the old sealant and laying a new bead early stops it getting that far.

Can you help a landlord with a rental near Southall station?

Yes, rental work is part of what we do. You can ring 0345 464 0079 or email us with the address and a few details, and we will give you a fixed price before work begins.

Are you ARBOMaster approved?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.

Will it make a mess?

No. We work neatly, protect the area around the joints and tidy up afterwards.

What should I tell you?

Tell us what needs doing and where, with photos by email if possible. If we need more, we will ask.

How do I get a quote for bathroom resealing in Yeading?

It depends on the job, so we quote each one individually. To get one, phone 0345 464 0079 or drop us an email with a short description of the job.

Does someone need to be in?

It depends on the job. For work indoors, someone needs to let us in.

How long does it take to reseal a bath or shower?

That depends on the number of joints and the state of the old sealant. For most single baths or showers, allow a couple of hours.
