Commercial buildings in Yeading

Commercial buildings in London often have strict access rules and limited loading, so out-of-hours working can be arranged where needed. London has hard water, which leaves limescale on sealant, grout and taps, and it has to be cleaned off before new sealant goes in.

If you let a flat or house near Southall station, sealant work can be quoted for a single flat or a whole portfolio. Schools such as Brookside Primary School are buildings too, and sealant in washrooms, kitchens and changing areas can be renewed around term times or opening hours.

Welfare facilities

Busy staff showers wear sealant out quickly. Anti-fungal sanitary silicone is used throughout.

Office washrooms & kitchens

In staff kitchens, we degrease joints before resealing, with a food-safe product beside sinks where needed.

Yeading questions

Can you help a landlord with a rental near Southall station?

Yes, rental work is part of what we do. Just phone 0345 464 0079 or send us an email and tell us about the property, and we will send you a clear quote.

Is parking an issue for commercial sealant in Yeading?

It can be, so it helps to tell us about permits, visitor bays or off-street space when you book. That way the visit can be planned around it.

Will it make a mess?

Tidy work is part of the job. We protect what’s around the joints.

Does someone need to be in?

We need access to the joints, so we’ll agree that with you when we book. For inside work, that normally means someone being in.

Can you start early or work out of hours?

It can be arranged for many jobs. We’ll confirm the working hours with your quote.

Are you ARBOMaster approved?

Yes. We are an ARBOMaster approved applicator, which is run for the Arbo sealant brand.

Can you quote for more than one area?

Yes. Just list everything you need.

How soon can a room be used after resealing?

Plan for around 24 hours, or the cure time we give for that area. A room-by-room programme keeps only a few rooms out at once.

Why deal with it now?

In a building with rooms above rooms, a failed shower seal can soon show on a ceiling below. Then two rooms are out of action, not one. A reseal now avoids that. In older London homes, water behind a failed joint soaks into brick and timber without much sign, and by the time it shows on a wall or ceiling in Yeading, the repair is bigger than the sealant job would have been.

A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you’re unsure, ring 0345 464 0079 or drop us an email and we will give you an honest view and a quote.

When to call us in Yeading

In office kitchens and tea points, joints are wet and wiped all day, so sealant there wears and stains. The worktop and sink edges normally fail first.

Common reasons people contact us are:

  • Leaking joints in shower rooms and changing areas
  • Sealant failing again soon after quick repairs
  • Shower leaks reaching the floor below
  • Black, stained silicone in guest bathrooms

If you look after a church, hall or community building such as St Joseph the Worker & Dovetail Centre, halls and community kitchens see heavy use, and their sealant shows it.

What happens on the day

The work is kept neat and contained to the area we are working on, so you can carry on as normal. The job usually takes anything from a few hours to several days, depending on the number of rooms, and we tell you how long to leave it before we go. Parking in much of London is by permit or pay-and-display, so it helps to know what’s near you in Yeading. A visitor permit or a nearby bay makes the visit run more smoothly.

  1. First we visit and agree the scope, the sequence and the working hours.
  2. Room by room, we protect the area and remove all the old sealant.
  3. We clean the joints, treat any mould and let them dry.
  4. Anti-fungal sanitary silicone goes into wet areas, with suitable sealants elsewhere.
  5. Each room is checked and handed back with its cure time.

How to prepare

  • Keep pets and children clear of the area while we work
  • Clear items away from the joints we are working on
  • Mention if the joints have been sealed before

When it is not the sealant

Sealant isn’t the answer to every problem, and we will tell you before any work starts. It will not solve:

  • Leaking pipework, valves or wastes (a plumber’s job)
  • A shower tray, bath or basin that is cracked or broken
  • Water damage behind the tiles that needs a tiler or builder

If you’re not sure, just call 0345 464 0079 or email us and we will give you a straight answer.

  • Rental portfolios
  • Hotel bathrooms

Can I do it myself?

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
