Need regrouting in Yeading?

Regrouting in Yeading, done properly

Grout is the filler between your tiles, and sealant is what goes along the bath, tray or worktop. Once grout starts to crack or wash away, water can get in behind the tiles. Our job is to rake it out and put new grout in and renew the silicone at the edges. If you’re dealing with kitchen splashback grout stained by grease and good tiles let down by tired grout, we can put it right, on tiled floors, bathroom wall tiles and wet rooms alike.

London homes include a lot of flats, conversions and mansion blocks, and many bathrooms sit right above someone else’s ceiling. In Yeading, that is a good reason to put tired sealant and grout right early.

We stand behind the work with a 12-month guarantee, so you are covered after we’ve gone.

Work for landlords, hotels and businesses

Housing providers, facilities teams and property managers book us too. We can quote a run of properties together, and we are fully insured.

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

How it works

A visit follows a simple pattern: we look at the joints together, mask and protect the surrounding surfaces, do the work and tidy away. It usually takes a few hours, or longer for a fully tiled room. Parking in much of London is by permit or pay-and-display, so it helps to know what’s near you in Yeading. It helps if you can point us to a visitor permit or a bay close to the door.

  1. We check the tiles for any that are hollow or loose.
  2. The old grout is removed to an even depth.
  3. We vacuum the joints so the new grout bonds.
  4. We regrout the joints and clean the tile faces.
  5. We finish with silicone in the moving joints.

Preparing for the visit

  • Tell us about access, such as stairs, a lift or high-level joints
  • Keep pets and children clear of the area while we work
  • For indoor joints, keep the area dry beforehand if you can

What we’re called out for in Yeading

Some grout fails because it was mixed or laid badly. If it was mixed too wet or not pressed in firmly tends to wash out early.

It’s worth asking for a quote if you see:

  • Stained grout that cleaning won’t shift
  • Floor grout that has worn and darkened
  • Grout in corners that has cracked
  • Gaps where the shower grout has gone

Schools such as Brookside Primary School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes.

What regrouting looks like in Yeading

London has hard water, which leaves limescale on sealant, grout and taps. London has a lot of flats and conversions, and a failed shower or bath seal in one can show up on the ceiling below, so tired sealant is best dealt with early.

Homes close to St Joseph the Worker & Dovetail Centre include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant. If you let a flat or house near Southall station, stained grout drags a rental down, and regrouting between lets puts that right.

Questions from Yeading

Is parking a problem for a job in Yeading?

Parking in Yeading, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available when you book.

I let a flat near Southall station. Can you help?

Yes, we work for letting agents and landlords. You can call 0345 464 0079 or send us an email with the address and a few details, and we’ll give you a fixed price before any work starts.

When can I use the shower again?

The wait depends on the materials and how warm the room is. We will give you a time to follow when the job is done.

Do you hold any approvals?

Yes. Mr Mastic is an ARBOMaster approved applicator.

Do I need to be at home?

For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.

How long does the job take?

As a guide, most jobs take anything from a few hours to a full day, depending on the area. Bigger jobs take longer, and we will say how long yours will take.

Where do you work from?

We’re a Crawley-based firm. We work across South East England, London and Scotland.

Is resealing included with regrouting?

Generally, yes. Corners and edges need flexible silicone, and it makes sense to renew both together.

What happens if it’s left?

Once grout cracks, water can get behind the tiling. Leave it, and the adhesive or the wall behind can suffer, which turns a regrout into a retile. Sorting it early keeps the job simple. In a London flat, a failed joint rarely stays your problem alone: water from a shower or window joint can reach the flat below, and gaps in fire-stopping matter to everyone in the building.

Doing several joints on one visit generally makes better use of the time than several visits. We will send you a clear quote for the lot.

How we quote for regrouting

There’s no set price list, because jobs vary so much. The quote depends on:

  • How much old sealant there is and how hard it is to remove
  • How many areas need sealing
  • Any mould that needs treating
  • Working hours on commercial sites

Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.

What we need to know

Photos by email are helpful but not essential. Please mention:

  • How we’d reach the joints
  • Where the property is
  • Whether it’s a home or a business
  • Whether it has been sealed before

If you’re in Yeading and need regrouting, phone 0345 464 0079 or send us an email. A short description of the job and where it is helps us quote, and we will agree the price before any work begins.

Different surfaces, different methods

Shower walls

Showers put more water on grout than anywhere else. We rake it out and regrout and renew the silicone at the edges.

Bathroom floors

Regrouting a floor brightens the whole room. The edges where floor meets wall or bath get silicone.

How to look after the new joints

How long the joints last depends on use and care. We suggest:

  • Check the corner silicone every few months
  • Clean with a soft brush, not anything metal
  • Wipe or squeegee the shower walls
  • Don’t use strong acidic cleaners on grout

Have any tile that moves checked right away. Movement will crack the new grout and lets water in.

Fixing grout early is a small job. Left for a few years, they can become a leak, so get it looked at when you notice it.
