Northolt Regrouting
Tiled areas in Northolt need attention? We cut out the old, prepare the joints and apply the right sealant, with a 12-month guarantee.
- A grout colour that no longer suits the room
- Crumbling grout between the tiles
- Kitchen splashback grout stained by grease
Regrouting in Northolt
We check the tiles before any grout comes out. Loose or hollow tiles are pointed out first, since new grout cannot fix a problem underneath. Where the tiles are sound, regrouting gives the area a new lease of life. Common call-outs are for corners filled with grout instead of silicone and grout in a colour the owner wants to change, on shower walls, kitchen splashbacks and wet rooms.
Across London, a large share of homes are flats, conversions or mansion blocks, so a bathroom is often directly above a neighbour’s ceiling. In Northolt, that is a good reason to put tired sealant and grout right early.
The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

Bathrooms and kitchens in Northolt
London’s water is hard, which leaves limescale on sealant, grout and taps, and it has to be cleaned off before new sealant goes in. In a London flat, water from a failed bath or shower seal can reach the neighbours below, which is why it’s worth fixing early.
In the older streets around St Richard's Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. Letting a property close to Northolt Park station? Then stained grout drags a rental down, and regrouting between lets puts that right. Schools such as Willow Tree Primary School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes.

Your questions about regrouting in Northolt
Can you help a landlord with a rental near Northolt Park station?
Yes, we work for landlords and letting agents. You can phone 0345 464 0079 or send us an email with the address and a few details, and we will give you a fixed price before we start.
Is parking a problem for a job in Northolt?
Parking in Northolt, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot.
How long does regrouting take?
As a guide, most jobs take a few hours, or longer for a fully tiled room. Bigger jobs take longer.
Do you cover Northolt?
Yes. From our base in Crawley, we cover South East England, London and all of Scotland.
Can you quote for more than one area?
Yes. Several rooms, windows or areas can go on one quote.
Is it messy?
Very little: the area around the joints is protected first, and we tidy up before we go.
Can you regrout just the shower?
Yes. Many jobs are just the shower walls, or the area where the grout has gone.
How soon can the shower be used after regrouting?
We give you a time before we leave. It depends on the grout and the sealant used so please stick to it.
Work for landlords, hotels and businesses
Housing providers, facilities teams and property managers book us too. Several sites can be quoted together.
Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.
How the visit works
Before we leave, we go over the finished joints with you. The work normally takes a few hours, or longer for a fully tiled room, depending on the amount of work. In a London area like Northolt, the main things to plan are parking and access: tell us about permits, visitor bays or off-street space, which floor we’re working on and whether there’s a lift.
- We agree the area to be regrouted and point out any loose tiles.
- We remove the old grout carefully.
- The joints are cleaned out and vacuumed.
- We grout the joints and wipe the tiles clean.
- We renew the silicone at the corners and edges.
How to prepare
- For business premises, tell us about site rules or sign-in
- Clear the area around the work
- Mention if the joints have been sealed before

When it isn’t the sealant
We’d rather tell you now than do work that will not last, so these are the limits:
- Waterproofing that has failed below the tiling
- Movement in a stud wall or floor
- Loose tiles, which need refixing first
Not sure which it is? You can phone 0345 464 0079 or send us an email and we’ll tell you honestly before you book.
Surfaces we seal
- Bathroom floors
- Bathroom wall tiles
- Shower walls
- Tiled floors
- Kitchen splashbacks
- Wet rooms
How the job changes by surface
Bathroom floors
Floor grout takes foot traffic as well as water. It gets worn and dirty.
Wet rooms
Both the grout and the silicone in a wet room matter. We renew both.
How to look after the new joints
To keep the joints looking good and working properly:
- Keep an eye on the silicone along the edges
- Stick to mild products for cleaning grout
- Wipe or squeegee the shower walls
- Give the walls a quick rinse after use
Before we leave, you will know when the shower can be used. Please follow it, and go gently on the grout at first.
Once grout cracks, it tends to get worse. Water gets in behind and the tiles can start to loosen and early regrouting can avoid a much bigger job.

What affects the quote in Northolt
We do not publish a price list, because jobs vary so much. The quote depends on:
- Mould in or behind the old joints
- Whether the work is at height
- The product the joint needs
- The number and length of the joints
The cost depends on the size of the job, how much old material has to come out and access to the work. You will have a clear quote before any work starts, so you know where you stand.
Asking for a quote
To make quoting easier, please include:
- Access, such as stairs, a lift or height
- A few photos by email, if you can
- The rough size of the job
- If it’s domestic, commercial or a hotel
If you’re in Northolt and need regrouting, phone 0345 464 0079 or email us. Tell us what the problem is and where, and we will agree the price before any work begins.
Why act early in Northolt
Bleach can lighten stained grout for a while, but mould that has got into grout generally comes back. New grout, with silicone in the corners, deals with the cause. Converted houses in London often have a bathroom above someone else’s living room, so a small leak from tired sealant can mean a neighbour’s ceiling and a lot of disruption. Dealing with it early is far simpler.
We don’t show prices on the website, because each job is priced on what it involves. For a quick quote, please phone 0345 464 0079 or send us an email.
