Regrouting near Roxeth

What happens if it’s left?

Grouting over old grout rarely lasts. It sits thinly on top and soon flakes away. Removing the old grout to an even depth lets the new grout key in properly. In London conversions, one flat’s bathroom is often above another flat’s ceiling, and a slow leak from a failed seal can end up in the flat below. Putting it right early is much less trouble.

Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether the work is at height. Your quote takes all of that into account.

Regrouting for homes and businesses in Roxeth

Stained, crumbling or cracked grout can make a sound bathroom look tired. With regrouting, the tiles stay and only the grout is renewed, so there’s no stripping out and no new tiles to choose. We work on tiled floors, wet rooms and shower walls, and people most often call us about grout that stays dark however much it’s cleaned and discoloured grout on otherwise sound tiles.

London’s water is hard, so limescale builds up along sealant lines, in grout and on fittings. In Roxeth, regrouting is as much about a room looking cared for as about keeping water out.

There’s a 12-month guarantee on every job, large or small.

Regrouting in Roxeth: local notes

London has a lot of flats and conversions, and a failed shower or bath seal in one can show up on the ceiling below, which is why it’s worth fixing early. There are hotels and other places to stay in and around Roxeth. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.

Letting a property close to Sudbury Hill Harrow station? Then clean grout and fresh sealant between tenancies make a bathroom look cared for again. If you live in an older home near Christ Church, walls and floors in older homes can move, and sealant and grout show it first.

Should I try it myself first?

A DIY attempt does not rule out a professional job. We cut it out and start again.

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

When to call us in Roxeth

When tiles or the wall behind them move, the grout cracks. Loose tiles, bouncy floors and timber walls can all do it, so we check the tiles before we start.

Common reasons people contact us are:

  • Greasy, stained grout behind the hob
  • Shower grout that has worn away
  • Grout stained black or orange that will not clean
  • Floor grout that has worn and darkened

As a London address, Roxeth can be tricky for parking: tell us about permits, visitor bays or off-street space when you book.

Questions to ask before booking

  • Who turns up on the day
  • What happens if they find a problem under the old sealant
  • How long to leave it before use
  • How long the guarantee is

FAQs for Roxeth

I live in a flat in Roxeth. Can a failed seal leak into the flat below?

Yes. In a flat, water from a failed bath or shower seal has only one way to go, and that is down. A proper reseal before the leak starts is the easy fix.

Can you help a landlord with a rental near Sudbury Hill Harrow station?

Yes, landlords and agents are among the people we work for, and several properties can be quoted together. You can phone 0345 464 0079 or drop us an email with the details for a clear quote.

What do you put in the joint?

Products from Arbo and Everbuild, among others, picked for each joint. We will tell you what we’re using and why.

Is it possible to regrout only the shower area?

We can. We will look at the rest of the room too and tell you if anything else needs attention.

Will the sealant be renewed as well as the grout?

We generally do. Fresh grout next to old, mouldy silicone would look odd and wouldn’t keep water out.

Should I try DIY first?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.

What do you need from me for a quote?

A short description and the location, plus pictures if you have them. If we need more, we’ll ask.

Do you come to Roxeth?

Yes. We work in Roxeth and the rest of Greater London. To book, call 0345 464 0079 or send us an email.

What we can’t put right

In fairness, some problems need a different trade:

  • A floor or wall that keeps moving
  • Water coming from plumbing rather than grout
  • Tiles that have come away from the wall

Not sure which it is? You can phone 0345 464 0079 or email us and we’ll tell you honestly before you book.

What we seal

  • Bathroom wall tiles
  • Bathroom floors
  • Shower walls
  • Kitchen splashbacks
  • Wet rooms
  • Tiled floors

For landlords and businesses

We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we’ll give you a quote.

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

How to look after the new joints

A little care helps the new joints last. We recommend:

  • Use a squeegee on the tiles after showering
  • Skip wire brushes and scourers
  • Get any tile that moves checked promptly
  • Keep the fan on after showering

Clean the grout with a mild bathroom cleaner and a soft brush. Avoid neat bleach and strong acid descalers, as they can break grout down.

If grout in the shower is washing out, act soon. Every shower pushes more water into the gaps, and that water can reach the wall or the floor below.

The process

The work is kept neat and contained to the area we’re working on, so you can carry on as normal. The job usually takes anything from a few hours to a full day, depending on the area, and we tell you how long to leave it before we go. In Roxeth, as in most of London, parking needs a little planning. It helps if you can point us to a visitor permit or a bay close to the door.

  1. Every tile area is checked for hollow or loose tiles first.
  2. We rake out the grout evenly, protecting the tile edges.
  3. The joints are vacuumed clean.
  4. We regrout the joints and clean the tile faces.
  5. Silicone goes into the corners and along the edges.

Before we arrive

  • Tell us about any previous sealing or DIY attempts
  • Mention any leaks or damp you’ve noticed
  • Keep pets and children clear of the area while we work
