Regrouting near Northwick Park

For landlords and businesses

If you manage several properties in or around Northwick Park, several properties can go on one quote. Send us the addresses and the work at each.

Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

Regrouting in Northwick Park, done properly

Before we start, the tiles are checked. If any tiles are loose or sound hollow, we tell you, because regrouting won’t fix what’s behind them. Where the tiles are sound, regrouting gives the area a new lease of life. Common call-outs are for floor grout that has worn and darkened and old grout in a dated colour, on wet rooms, kitchen splashbacks and bathroom floors.

London’s water is hard, so limescale builds up along sealant lines, in grout and on fittings. For a bathroom or kitchen in Northwick Park, getting the joints right keeps water where it belongs and the room looking clean.

All of our work is guaranteed for twelve months, in Northwick Park and everywhere else we cover.

Aftercare tips

Once the sealant has cured, a few habits help it last:

  • Keep harsh bleach and acid cleaners off the grout
  • Keep the fan on after showering
  • Do not ignore a tile that feels loose
  • Clean with a soft brush, not anything metal

Give the new grout the time we tell you before using the shower, so it cures fully. After that, rinse the tiles after showering and keep the room ventilated.

Cracked grout does not stay cracked for long. Water gets behind the tiles, and they can begin to come away and early regrouting can avoid a much bigger job.

How the visit works

When we get to you, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. After that, the work takes a few hours for a shower enclosure, longer for a whole room. In Northwick Park, as in most of London, parking needs a little planning. A visitor permit or a nearby bay makes the visit run more smoothly.

  1. We check the tiles are sound and flag any that are loose or hollow.
  2. We rake out the old grout to an even depth, taking care of the tile edges.
  3. Dust and debris are vacuumed out of every joint.
  4. New grout is worked into the joints and cleaned off the tile faces.
  5. The corners and edges get new silicone, because grout there would crack.

Before we arrive

  • Let us know if you’ve seen damp or leaks
  • Keep pets and children clear of the area while we work
  • Where the joints are inside, avoid wetting them before we arrive

What happens if it’s left?

Grouting over old grout rarely lasts. A thin skin on top tends to break off, taking any repair with it. Removing the old grout to an even depth lets the new grout key in properly. In older London homes, water behind a failed joint soaks into brick and timber without much sign, and by the time it shows on a wall or ceiling in Northwick Park, the repair is bigger than the sealant job would have been.

A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

Northwick Park homes and their sealant

In a London flat, water from a failed bath or shower seal can reach the neighbours below, which is why it’s worth fixing early. London has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

Homes close to Saint Cuthberts Church include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant. Schools such as Harrow High School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes.

FAQs for Northwick Park

Is parking an issue for regrouting in Northwick Park?

In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly.

Can you help a landlord with a rental near Kenton station?

Yes. We work for landlords and letting agents as well as homeowners, and several properties can go on one quote. Just phone 0345 464 0079 or email us with the address and what needs doing, and we’ll give you a clear quote.

Can I add another job to the visit?

Yes. Tell us about everything you’d like done and we’ll quote it together.

Will regrouting fix loose tiles?

Loose or hollow tiles are a sign of a problem behind them. Regrouting alone isn’t the answer, and we’ll tell you before we start.

Do you cover Northwick Park?

What information do you need?

Let us know what needs doing and where, with pictures by email if possible. If we need more, we will ask.

Do you hold any approvals?

Yes. Mr Mastic is an ARBOMaster approved applicator.

Is it messy?

No. We protect the surfaces around the joints, and we tidy up before we go.

Can I do it myself?

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Common problems we fix in Northwick Park

Harsh cleaners and scrubbing wear grout away. Bleach and acidic limescale removers can attack it over time, until the joints are rough and low.

The most common problems we see are:

  • Grout washed out of a shower
  • Cracked grout along the bath or tray
  • Grout in a colour the owner wants to change
  • Grout stained black or orange that won’t clean

Rented homes near Kenton station change hands often, and stained grout drags a rental down, and regrouting between lets puts that right.

What to look for in a quote

  • How the surfaces are prepared before sealing
  • How hidden problems are handled
  • Are they insured?
  • Whether all the old sealant comes out first

Choosing a sealant specialist

Surface by surface

Bathroom floors

Regrouting a floor brightens the whole room. Floor-to-wall and bath joints are sealed, not grouted.

Wet rooms

New grout in a wet room keeps the surface sound. It doesn’t repair failed tanking underneath.
