About our new build mastic in Yeading
Failed shower seals, gaps along the skirting and messy beads are common items on a new-home snagging list. While the builder’s snagging or warranty period runs, report it to them first. If you have shower seals failing in the first year or two and plot mastic for developers ahead of handover, we can put it right, whatever the surface.
Much of London’s new housing is flats in larger developments. Snagging there often goes through the developer or managing agent, and failed shower seals, open skirting joints and gaps at thresholds are typical.
You’re covered for a year from the day we finish. If there’s a problem with it, please ring 0345 464 0079 or send us an email.

New build mastic around Yeading
London and the South East are among the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day. Much of London’s new housing is flats in larger developments, where snagging may go through the developer or managing agent.
Yeading is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when you book. For new homes near Southall station, it’s worth checking the sealant early, while snags are still fresh.

Should I try it myself first?
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
How we quote for new build mastic
You will get a clear quote before work begins. It’s based on:
- How many areas need sealing
- The size of the job
- Whether the work is at height
- Which sealant suits the joint
Doing several joints on one visit is normally more efficient than separate visits, so tell us about everything that needs sealing. You will get one clear quote for the whole job.
Asking for a quote
Photos help, but a description is a good start. Try to tell us:
- Where the property is
- Pictures of the joints, sent by email
- Access, such as stairs, a lift or height
- The problem you’ve noticed
For new build mastic in Yeading, phone 0345 464 0079 or drop us an email. Tell us what the problem is and where, and you will get a clear quote before any work starts.
Landlord and commercial work in Yeading
Whether it’s one flat or a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a one-year guarantee.
Letting agents often deal with us directly. Tell us the address, the job and how access works and we’ll quote.
Different surfaces, different methods
Skirting and floors
Floors and skirting move as the house dries and the heating runs. Caulk cracks; a flexible sealant moves with it.
Show homes
We seal show-home bathrooms, kitchens and frames to a tidy standard. Tell us when the home is open so we can plan around it.
What happens if it’s left?
A failed shower or bath seal in a new home lets water into floors and walls that are still drying out. Resealing promptly protects the new finishes around it. In London conversions, one flat’s bathroom is often above another flat’s ceiling, so a small leak from tired sealant can mean a neighbour’s ceiling and a lot of disruption. Dealing with it early is far simpler for homes in Yeading.
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed. Call for a quick quote and we’ll go through it with you.

Do I have to be there?
For indoor joints, yes, someone needs to let us in. Once we’ve agreed the job, you do not need to watch us work.

Yes. We work in offices, washrooms, hotels and other commercial premises. Working times can be discussed when we quote.
Is it normal for sealant to crack in a new home?
A new house dries and settles for a year or two, and sealant is often applied quickly onto dusty surfaces. Either can make it fail early.
What colour sealant will you use?
The colour is chosen to suit the tiles, worktop or frame. Let us know your preference when you ask for a quote.

Yes. We’re approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.
How the visit works
Good joint work is mostly preparation, and we don’t rush it. Every joint is cleaned and dried before new material goes in. In total, it generally takes a few hours for most snagging lists, longer for a run of plots. Parking in much of London is by permit or pay-and-display, so it helps to know what’s near you in Yeading. A visitor permit or a nearby bay makes the visit run more smoothly.
- We look at why each joint failed, including any movement.
- Old sealant is cut out and the joints cleaned.
- Joints are dried and primed where the product calls for it.
- Baths are filled with water, then the new sealant is applied.
- We check every joint and leave you with the cure times.
Before we arrive
- Tell us about access, such as stairs, a lift or high-level joints
- Mention if the joints have been sealed before
- Tell us about any water getting in

Advice
Looking after it afterwards
Looking after new joints is easy:
- Don’t seal over failed sealant yourself
- Put sealant faults on your snagging list early
- Check bath and shower seals every few months as the house settles
- Record problems with dated photos
Leave the sealant for the cure time we give you before showering or bathing. Most silicones need around a day to cure enough for use.
The sooner you deal with untidy or cracking sealant, the less there is to put right. Left alone, a small crack can become a leak.
