Our bathroom resealing service in UB2
The secret of a lasting bead is the preparation. The old sealant is removed to the last smear, after which the joint is degreased and any mould treated. New silicone goes on only when the joint is fully dry. We work on basins & vanity units, baths and wet rooms, and the jobs we see most are a joint torn by a bath that flexes and lumpy, uneven sealant from a DIY attempt.
We work through the job in order: protect, prepare, seal, tidy. Typically it takes half a day or less for one room, longer when the kitchen is included.
- We look at every joint first and check for movement or leaks.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- Joints are degreased and any mould is treated.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- The bead is tooled smooth and you’re told the cure time, usually around 24 hours.
How we quote
Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference.

Local landmarks in Southall
Locally, jobs take us to homes and businesses close to Saint John, Glassy Junction pub and Villiers High School. You’ll also find Minet Country Park (1 mile west) and Hambrough Primary School (under half a mile north). There’s a railway station in Southall itself: Southall station. Other landmarks nearby include Treaty Centre (2.8 miles south) and Museum of Army Music (3.8 miles south). Not far away are Northala Fields and Middle Lake.
Bathroom resealing across UB2: local notes
From Southall, Hanwell and West Ealing to its smaller places, homes across UB2 have bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.
Most of the South East has hard water, so limescale builds up on sealant, grout and fittings. For any job in UB2, joints are cleaned back properly before anything new goes in.
Southall: Southall is in London, so parking needs planning: let us know about parking bays, permits or a driveway. If you look after a building such as Hambrough Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.
Common problems we fix in UB2
No sealant lasts indefinitely. Every shower, every splash and every wipe with a cleaner take their toll over the years, so its life depends on how the room is used, cleaned and aired.
The most common problems we see are:
- Failed sealant on the screen profile
- Leaks into the floor or ceiling below
- Mouldy sealant that has gone black
- Smears of silicone across the tiles
Aftercare tips
Once the sealant has cured, a few habits help it last:
- Keep scourers and sharp tools away from the bead
- Wipe up water along the back of the worktop
- Wipe the sealant dry after showering
- Open a window or run the fan so the room dries
Check the sealant now and then. Small splits and lifting ends are easy to catch early, and if anything looks wrong, just phone 0345 464 0079 or drop us an email.
Worktop joints fail quietly. Splashes run behind the back edge and soak into the worktop, where it can make the board swell. Resealing before that happens protects the worktop.
What happens if it’s left?
Sorting it now is quick: it takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. Left until water gets through, the job can grow to lifting panels, drying out and decorating.

What affects the cost of bathroom resealing
The price is agreed before any work begins. It’s based on:
- Whether there’s mould to deal with
- The amount of work
- The product the joint needs
- How much old sealant there is and how hard it is to remove
Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs, plus any working-time requirements on site. Ask us for a quote and we will go through it with you.
Asking for a quote
To make quoting easier, let us know:
- Where the job is, and your postcode
- How we’d reach the joints
- Whether it has been sealed before
- The rough size of the job
Asking for a quote is easy: let us know what needs doing and where. Photos by email help us understand the job, and we’ll take it from there.
Different surfaces, different methods
Kitchen worktops & upstands
Kitchen joints need more degreasing than bathroom ones, because cooking grease stops sealant bonding. The extra cleaning is what makes the bead last.
Sinks & splashbacks
Where a splashback meets the worktop, there’s a joint that catches every splash. We renew it in clear, white or a matched colour.
