Ealing Glazing Silicone
Glazing silicone for conservatories, rooflights, glass panels and shower screens for homes and businesses in Ealing and across Greater London. ARBOMaster approved applicators, fully insured, with a 12-month guarantee.
- Water escaping where a screen meets the wall
- Drips on the inside of a conservatory window
- Cracked silicone between glass panels
Why deal with it now?
Leaks get worse, not better. Water can damage frames, walls, flooring and furniture so early action saves a bigger repair. In a London flat, a failed joint rarely stays your problem alone: water can reach the neighbours below, and gaps in fire-rated joints affect the whole building.
Leaving a failed joint generally makes the job bigger, not smaller. If you are not sure whether it needs doing, ring 0345 464 0079 or email us for an honest opinion and a quote.

About our glazing silicone in Ealing
Glass and frames expand and contract differently, so the sealant between them does a lot of work. Once it splits or comes away, water finds a way through. We replace it with a glazing silicone that suits the glass and frame. We work on glass-to-frame joints, conservatory frames and shower screens, and the jobs we see most are stained, discoloured glazing silicone and leaks where conservatory glass meets the frame.
London homes have every kind of window, from timber sashes in period terraces to aluminium and uPVC in newer blocks. Over the years, the sealant around them shrinks, cracks and pulls away, letting in draughts and water.
Our work is backed for twelve months, in Ealing and everywhere else we cover.

Frames and glazing around Ealing
In London conversions and blocks, the lease decides who is responsible for the frames, so it’s worth checking before booking. With historic houses such as Pitzhanger Manor (about 0.1 miles east) nearby, there’s older building stock in the area around Ealing as well as newer homes. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window.
If you let a flat or house near Ealing Broadway station, glazing joints are worth checking at the end of a tenancy, before a small leak grows. If you look after a building such as Ealing Independent College, the mastic around its windows and doors needs looking after like any other building’s. For an older house near a landmark such as St Saviour's Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

What we do, step by step
Most of a good job is in the preparation, and we don’t rush it. Joints are cleaned back and dried before anything new goes in. All told, the work takes anything from an hour or two to most of a day, depending on the size of the job. For a job in Ealing, parking and access are the things to plan: let us know about parking, the floor we’ll be working on and any lift or shared entrance.
- First, we check where the water gets in.
- The failed silicone is cut out without marking the glass or frame.
- The joint is cleaned and degreased.
- We lay the new bead and tool it smooth.
- We check the finished joints and test with water where it’s safe.
How to prepare
- On commercial sites, let us know about site rules
- Let us know about earlier repairs to the joints
- Keep children and pets away from the work area

What the job involves on each surface
Conservatory frames
Frame-to-wall joints on a conservatory move with the weather. They’re resealed with a suitable sealant.
Glass balustrade bases
Glass balustrades sit in a channel that’s often finished with sealant. Failed sealant there lets water collect.

What else we do in Ealing
Should I try it myself first?
If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.
Quotes for glazing silicone in Ealing

Ealing questions
Can parking be tricky for a visit in Ealing?
London parking needs a little planning, so let us know about permits, bays or a driveway when you book. The visit is then planned around what’s available.
Can you do glazing silicone in Ealing?
Yes. Our work covers London and the South East, and Ealing is part of that. You can phone 0345 464 0079 or drop us an email and tell us what needs doing.
Do you remove the old sealant?
Always. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.
Do I need to be at home?
We need access to the joints, so we will agree that with you when we book. Indoors, that generally means someone at home.
Can landlords and businesses book you?
Yes. We work for householders, landlords, letting agents, businesses and hotels across Greater London.
Is a special sealant needed for glass?
A glazing-grade silicone is best. We use neutral-cure glazing silicone and anti-fungal silicone in wet areas.
Do you guarantee glazing sealant work?
Every job comes with our 12-month guarantee, and we are fully insured.
Which products do you use?
Products from Arbo and Everbuild, among others, picked for each joint. We explain the product when we quote.
When it is not the sealant
Some problems need a builder, plumber or other trade rather than us:
- Cracked or broken glass
- Failed flashing around a conservatory
- Structural problems with a conservatory roof
If you’re not sure, just ring 0345 464 0079 or drop us an email and we’ll give you a straight answer.
Surfaces we seal
- Shower screens
- Glass-to-frame joints
- Conservatory frames
- Rooflights
- Glass balustrade bases
- Glass-to-glass joints
Keeping the joints in good condition
How long the joints last depends on use and care. Here’s what we suggest:
- Keep air moving in the conservatory
- Clear the conservatory gutters regularly
- Inspect the sealant on glazing annually
- Stick to mild cleaners on glass
Clear the conservatory gutters regularly so water does not back up against the seals. Overflowing gutters can cause leaks of their own.
Cracked glazing silicone means the joint has failed. Resealing now is a small job compared with fixing water damage later.
