Remedial sealant for West Ham homes and businesses

About our remedial sealant in West Ham

Remedial work is what we do when sealant has failed or been done badly. Silicone laid over silicone, smears across tiles, the wrong product in a moving joint or mould trapped underneath all have to come out. We work on leaking tray & enclosure joints, expansion joints and failed movement joints, and common reasons people get in touch are caulk or the wrong sealant used in a wet area and repeat leaks from the same joint.

Much of London’s older housing is Victorian and Edwardian terraces, many of them now split into flats, with bathrooms fitted into whatever space was available. A compact bathroom that steams up every day is hard on silicone and grout.

Whatever the size of the job, it’s backed by our one-year guarantee.

Why it’s worth doing now in West Ham

Spraying mould remover on a sealed-over joint does not reach what’s underneath. Removal is the only way to get at it, so the joint can be treated and resealed. Converted houses in London often have a bathroom above someone else’s living room, and a slow leak from a failed seal can end up in the flat below. Putting it right early is much less trouble.

There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote.

Questions from West Ham

Can you help a landlord with a rental near West Ham station?

Yes, landlords and agents are among the people we work for. Just call 0345 464 0079 or email us with the address and what needs doing, and we will give you a clear quote.

Is parking an issue for remedial sealant in West Ham?

In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly.

Do you guarantee remedial jobs?

Yes. You get our 12-month guarantee, and we’re ARBOMaster approved.

Will it make a mess?

No. We work neatly, protect the area around the joints and tidy up afterwards.

Should I try DIY first?

You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.

Someone sealed over the old bead. Can you fix it?

Yes. It’s slower than a standard reseal, because every layer has to come out cleanly, but it’s what makes the new bead last.

Will there be a smell?

Sometimes, a little. It fades as the sealant cures, and ventilation helps.

What happens if the problem is the tray or the plumbing?

You will hear it from us. A cracked tray, faulty valve or leaking waste needs a different trade, and we will not reseal for the sake of it.

West Ham homes and their sealant

In a London flat, water from a failed bath or shower seal can reach the neighbours below, so tired sealant is best dealt with early. There are hotels and other places to stay in and around West Ham. Hotel bathrooms are part of our work as well as homes, and can be done room by room.

If you look after a building such as West Ham Church Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. In the older streets around Church of All Saints, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

West Ham is about 2 miles west of East Ham, in Greater London. Jobs in West Ham get the same care as everywhere else we work: the old material taken out, joints prepared properly and a 12-month guarantee. Across Greater London, we cover 764 places, and West Ham is one of them.

When it isn’t the sealant

We will always be straight with you, so here’s what new sealant will not do:

  • Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed
  • Water damage behind tiles that needs a tiler
  • A leaking trap, valve or supply pipe

Not sure which it is? You can phone 0345 464 0079 or email us and we will tell you honestly before you book.

What we seal

  • Mouldy bath & shower sealant
  • Failed movement joints
  • Shrunken worktop sealant
  • Expansion joints
  • Leaking tray & enclosure joints
  • Botched or over-sealed joints

DIY sealant or a professional job?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

Different surfaces, different methods

Mouldy bath & shower sealant

Mould can sit behind the silicone, not just in it. Once it’s all removed, the joint is treated so the new sealant starts clean.

Movement & expansion joints

Bonding on three sides is a common reason movement joints tear. Backing rod or bond-breaker tape prevents it, letting the sealant flex between the two faces.

Do you need remedial sealant in West Ham?

Products get mixed up: acrylic caulk in a wet area, a general-purpose sealant on a moving joint, or an acetoxy silicone on natural stone or some metals. Each fails in its own way.

Most people get in touch when they notice something like this:

  • Movement joints that have split or pulled away
  • Thick, messy sealant smeared over tiles
  • Sealant peeling off a dusty or damp surface
  • Sealant applied over old sealant that has lifted

West Ham is in London, so parking needs planning: let us know about parking bays, permits or a driveway.

Questions to ask before you book

  • What product goes in the joint
  • Whether they seal over old material or remove it
  • How the colour is chosen
  • Who does the work, and how experienced they are

How the visit works

Before we leave, we go over the finished joints with you and explain the cure time. The visit itself generally takes a few hours for a typical bath or shower, longer where several layers have been applied, depending on the size of the job. For a job in West Ham, parking and access are the things to plan: tell us about permits, visitor bays or off-street space, which floor we’re working on and whether there’s a lift.

  1. We protect the surfaces around the joint.
  2. Every layer of failed sealant is stripped out.
  3. We clean and degrease the joint and look for signs of movement or water.
  4. New sealant goes in once the joint is dry, and is tooled smooth.
  5. You get the cure time and our view on why the joint failed.

Preparing for the visit

  • Mention any leaks or damp you’ve noticed
  • Plan for the work area to be out of bounds to pets and children
  • Mention any tricky access

Looking after it afterwards

No joint lasts for ever, but care makes a real difference. Our tips:

  • Ask why a joint failed before redoing it
  • Always have old sealant cut out, not covered
  • Air the bathroom so the sealant can dry
  • Use a soft cloth, not a scourer, on silicone

Keep an eye on the joint at first, especially if movement was the problem. If anything changes, just ring 0345 464 0079 or email us.

Leaks through failed sealant grow over time. Every shower or downpour sends more water through, into whatever is behind or below. Early action keeps it to a sealant job.
